On this page
Flexie Estate Agents is not listing homes for sale yet, so this page is where buyers register. Tell us what you are looking for and we contact you when a vendor instructs us on a home that matches, before it goes on the portals. The rest of the page covers what buyers in Bournemouth, Poole and Christchurch need to know: stamp duty, leasehold, surveys and the areas.
Register what you are looking for
Send the contact form or call with your budget, the areas, the type and size of home, must-haves, your buying position (first-time buyer, chain, cash, mortgage agreed in principle) and your timescale. You can check property for sale as listings arrive.
How we match buyers with vendors
When a vendor instructs us, we check the register before the home is advertised and contact the buyers it fits. A buyer who is ready to proceed, with a mortgage in principle and no chain or a sold property, is in the strongest position, and we tell vendors so.
Stamp duty in 2026
At the time of writing, stamp duty land tax in England since 1 April 2025 is charged at 0% up to £125,000, 2% from £125,001 to £250,000, 5% to £925,000, 10% to £1.5 million and 12% above that. First-time buyers pay 0% up to £300,000 and 5% from £300,001 to £500,000, with no relief above £500,000. Buying an additional home, such as a second home or a buy-to-let, adds a 5% surcharge to every band where the price is £40,000 or more. Stamp duty explained has worked examples. This is general information, not tax advice; your solicitor confirms the figure.
Buying a leasehold flat
Most flats in central Bournemouth and on the cliffs are leasehold. Before you offer, ask for the lease length, the ground rent, the service charge and any planned major works, and whether the lease allows letting or pets if that matters. A short lease affects the mortgage and the resale price. Buying a leasehold flat explains each point.
Surveys
A mortgage valuation protects the lender. A RICS Level 2 survey suits conventional homes in reasonable condition; a Level 3 suits older, altered or converted buildings. Ask the surveyor about damp and the roof on period conversions near the sea.
The areas
Seafront and cliff flats for downsizers and second homes, Winton and Charminster for first-time buyers and investors, Southbourne, Queens Park and Talbot Woods for families, Poole's harbour villages and Christchurch's quieter streets. Each is described on our areas pages, and the best areas to buy in Bournemouth compares them. While you buy, a long term let in a Flexiestays apartment bridges the gap.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

Buyers: questions
Why are there no homes for sale on the site?
The sales side of the agency is new and we do not list a home until a vendor instructs us. Rather than show nothing, we register buyers now, so that you hear about a matching home before it is advertised.
What details should I give when I register?
Your budget, the areas you would consider, the type of property and number of bedrooms, must-haves such as parking or a garden, whether you have a property to sell, whether you have a mortgage agreement in principle, and when you want to move.
How much stamp duty will I pay?
At the time of writing, in England, 0% up to £125,000, 2% to £250,000, 5% to £925,000, 10% to £1.5 million and 12% above. First-time buyers pay nothing to £300,000 and 5% to £500,000. A second home or buy-to-let adds 5% to each band. Confirm with your solicitor.
Should I get a survey on a flat?
A mortgage valuation is for the lender, not for you. A RICS Level 2 survey suits most flats and newer houses in reasonable condition; a Level 3 suits older or altered buildings, including many converted Victorian villas on the Bournemouth cliffs.
Can you help me rent while I buy?
Yes. A furnished Flexiestays apartment from 28 nights, with bills included and no fixed term, suits buyers who have sold or relocated and are waiting for a purchase to complete.
What is your property worth to let or to sell?
A free, no obligation valuation from a local team that knows what each street lets and sells for. For a quick figure first, the instant rent estimate takes under a minute.
