What we do in Poole

Letting, renting and selling in Poole

Poole is a harbour town with two property markets. The peninsula, the cliffs and the harbour shore carry some of the highest prices in the country; the town centre, Parkstone and the suburbs inland are where most people rent and buy. The hospital, the port, the boatyards and the grammar schools bring tenants and buyers all year, and the beaches add a second-home market on top.

Poole is the second town of the conurbation and the one the Flexiestays group's Bournemouth apartments sit beside: a working harbour with a hospital, a port, boatyards, two grammar schools and a main line station, and a coastline that runs from Sandbanks to Branksome Chine. We let and manage property for landlords across the town, sell and value homes from the Old Town to the peninsula, and place people moving here into furnished long stays while they settle.

Renting in Poole

Most renters take a flat in Lower Parkstone, Longfleet or the town centre, or a house in Oakdale, Canford Heath, Creekmoor or Broadstone. The Quay's converted warehouses and newer blocks let to couples who want the water on the doorstep; Branksome Park, Canford Cliffs, Lilliput and Sandbanks let large flats and houses at the top of the market.

Hospital staff, boatyard contractors and people relocating for work want a furnished home with parking and bills included for a few months, and a landlord's flat in Poole can be let that way through the Flexiestays platform: see long term lets in Poole. The group's apartments are in central Bournemouth and on the West Cliff, a short train ride away, listed under property to rent in Bournemouth. For a tenancy on a landlord's property, our letting agents page explains how we find and reference tenants.

Buying and selling in Poole

The harbour and the sea set the prices. Sandbanks, Canford Cliffs and Lilliput sell to second-home buyers and downsizers who want a view, a mooring or the beach on foot. Lower Parkstone and Branksome Park are the family markets, with period houses and large plots; Upper Parkstone, Longfleet and Oakdale are where first-time buyers and small landlords look; Broadstone and Canford Heath sell to families moving for the grammar schools.

Most flats on the Quay, in Parkstone and on the peninsula are leasehold, so lease length, service charges and the management company shape the price. Selling your property in Poole sets out how we market a home, property valuation in Poole explains what we look at before we give a figure, and our guide to selling a leasehold flat covers the lease.

Letting a property in Poole

A Poole landlord deals with BCP Council's licensing where five or more people share, a 100% council tax premium on a furnished second home, leases that restrict letting in waterfront blocks, and parking that decides who takes a flat near the Quay. Property management in Poole covers the legal checks, inspections and repairs. For a furnished flat near the hospital, the boatyards or the station, winter lets in Poole explains how it earns from November to March, and our guide to council tax and second homes in BCP sets out the premium.

Getting around

Poole station is on the main line to Bournemouth, Southampton and London Waterloo, with Parkstone, Branksome and Hamworthy stations on the same line. The bus station is beside the Dolphin Centre, buses run along the shore road to Sandbanks and the chain ferry, and the Twin Sails Bridge and Poole Bridge carry traffic over to Hamworthy and the port. Permit parking covers streets around the Quay and the Old Town, and the car parks on the peninsula fill by late morning on a warm day, so a tenant or a buyer should ask about a space before committing to a flat without one.

Nearby areas

Sandbanks, Canford Cliffs and Lilliput are the waterfront; Parkstone and Branksome are the suburbs between Poole and Bournemouth; Hamworthy is over the bridges by the port. Bournemouth, where the group's apartments are, is the next town east.

Living here

Living in Poole

The homes.Georgian townhouses in the Old Town, converted warehouses and newer waterfront blocks on the Quay, Victorian and Edwardian villas split into flats in Lower Parkstone, terraces in Upper Parkstone and Longfleet, large detached houses and apartment blocks among the pines in Branksome Park, Canford Cliffs, Lilliput and Sandbanks, and 1930s to 1980s family houses in Oakdale, Canford Heath, Creekmoor and Broadstone. Hamworthy, over the lifting bridges, mixes older terraces with newer harbourside flats.

Transport

Poole station is on the South Western Railway main line to Bournemouth, Southampton and London Waterloo, with Parkstone, Branksome and Hamworthy stations on the same line. The bus station beside the Dolphin Centre serves the suburbs and the coast, the A35 and A350 lead west and north, and ferries to the Channel Islands sail from the port in Hamworthy.

Schools and universities

Poole Grammar School and Parkstone Grammar School are selective and draw families from across the conurbation, with Poole High School and primaries in every suburb. Bournemouth University's Talbot Campus and Arts University Bournemouth sit on the Poole side of the boundary at Fern Barrow and Wallisdown.

Work and hospitals

Poole Hospital on Longfleet Road is becoming the planned care hospital of University Hospitals Dorset. Sunseeker builds yachts on the harbour, the RNLI has its headquarters and college beside Holes Bay, Lush is based here, and the Nuffield, Fleets Corner and Mannings Heath estates and the employers at Creekmoor and Upton add industrial work.

Shops and eating

The Dolphin Centre and Kingland Crescent carry the chains in the town centre, the Quay has the pubs and seafood restaurants, and Lighthouse on Kingland Road is the concert base of the Bournemouth Symphony Orchestra. Ashley Cross in Lower Parkstone, Haven Road in Canford Cliffs and the parades in Lilliput and Broadstone each have an independent high street.

Beaches and parks

Blue Flag beaches at Sandbanks, Shore Road, Canford Cliffs and Branksome Chine; Poole Park with its salt-water lake; Baiter Park on the harbour; Upton Country Park on Holes Bay; and the harbour itself, one of the largest natural harbours in the world, with ferries to Brownsea Island from the Quay.

The market

Who rents and buys in Poole

Hospital and healthcare staff

Poole Hospital recruits doctors, nurses, locums and agency staff on placements of weeks or months. They want a furnished flat with parking within reach of Longfleet Road, and they rent in every month of the year.

Marine, port and manufacturing

Sunseeker, the RNLI, the port and the industrial estates bring engineers, fitters and contractors for the length of a build or a project, and head office staff who relocate with a family following on.

Grammar school families

Families move into Poole for the two grammar schools and the primaries that feed them, which keeps three and four-bedroom houses in Oakdale, Canford Heath, Broadstone and Lower Parkstone in demand to rent and to buy.

The harbour and second homes

Sandbanks, Canford Cliffs and Lilliput sell to buyers from London and the Home Counties who want a harbour view, a mooring or a beach on foot. Prices there set the ceiling for the whole town and give landlords a resale market.

Commuters and relocations

The main line puts Bournemouth, Southampton and London within reach, so people moving for a job at Poole's employers or in Bournemouth rent furnished for a few months before they buy.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

FAQs

Estate agents in Poole: questions

Which parts of Poole are best to rent in?

It depends on why you are here. Hospital staff and people without a car take Longfleet and the town centre. Professionals and couples choose Lower Parkstone for Ashley Cross and the station. Families look at Oakdale, Canford Heath and Broadstone for houses, gardens and the grammar schools. Sailors and anyone who wants the water take Lilliput, Canford Cliffs or Sandbanks.

Can you manage my Poole buy-to-let?

Yes. We offer tenant find, rent collection and fully managed services across Poole, with referencing, Right to Rent checks, deposit protection, the safety certificates, inspections and repairs through local contractors handled by one team. Fees are confirmed in writing for your property before you instruct us.

Is Poole a good place to buy a rental property?

Demand is broad and runs all year: hospital staff, marine and port contractors, relocations, grammar school families and people who want the harbour. The return depends on lease length, service charges, parking, licensing and, for a furnished second home, BCP's council tax premium, which is why we recommend a rental valuation before you buy. This is general information, not financial advice.

Which council covers Poole, and what does it mean for owners?

BCP Council, which covers Bournemouth, Christchurch and Poole. It licenses HMOs of five or more people, charges a 100% council tax premium on furnished second homes at the time of writing, runs the permit parking zones around the Quay and decides planning on the peninsula and in Branksome Park. Check the address before you let, buy or build.

Which schools does Poole have?

Two selective grammar schools, Poole Grammar and Parkstone Grammar, Poole High School and the other secondaries, and primaries in every suburb. Bournemouth University's Talbot Campus and Arts University Bournemouth are on the Poole side of the boundary. Catchments and admissions change, so check with BCP Council before you choose a street for a school.
