Property valuation in Alum Chine
Free rental and sales valuations for Alum Chine flats: the view, the balcony, the lift, the parking bay and the block's finances weighed one by one, with the reasons in writing.
Property valuationAlum Chine is the cliff top and wooded chine below Westbourne, where purpose-built blocks and converted villas sit a short walk from one of Bournemouth's quieter beaches. Flats here let to couples, older tenants and families who want the sea on foot, and sell to downsizers, second-home owners and buyers who pay for a view.
Alum Chine is the western end of Bournemouth's beach: a wooded ravine running down from Westbourne to the sand, with blocks of flats along the cliff top on either side. It is a small, settled market where the view, the lift and the lease decide almost everything.
Renting in Alum Chine
Homes to rent are flats, most in purpose-built blocks with lifts and some in converted villas on the roads up to the village. Tenants are couples, older people and professionals who want the sea at the end of the road and Westbourne's shops up the hill. A flat with parking is easier to let because public spaces above the chine fill on warm days. Letting agents in Alum Chine covers tenancies, and long term lets in Alum Chine furnished stays of a month or more.
Buying and selling in Alum Chine
Buyers pay most for a sea view, a balcony and a lift, and they read the lease carefully because cliff-top blocks carry real maintenance costs. Downsizers, second-home owners and landlords make up most of the market. Selling your property in Alum Chine explains how we present a flat here, and property valuation in Alum Chine what moves the figure. Our guide to how property valuations work explains the method.

Getting around
The promenade runs flat east to Durley Chine and the pier and west towards Branksome and Sandbanks. Buses run along Poole Road at the top of the chine, and the walk up through the woods takes a while. Most residents keep a car, so parking matters to both tenants and buyers.
Nearby areas
Westbourne is at the top of the chine, the West Cliff to the east, and Branksome and Canford Cliffs to the west. The Bournemouth area page covers the wider town.
Living in Alum Chine
The homes.Purpose-built blocks on the cliff top, many with lifts, balconies and views across Poole Bay, and Victorian villas divided into flats on the wooded roads running up to Westbourne. Almost all of it is leasehold in managed blocks, with service charges that reflect lifts, cliff-top weather and communal grounds.
Transport
Buses run along Poole Road at the top of the chine, and Branksome station is to the west. The promenade is flat all the way east to the pier, so a bike or a walk reaches the town centre. Most residents keep a car.
Schools and universities
Primary and secondary schools are reached through Westbourne and Branksome, with independent schools nearby and grammar schools in Poole. Bournemouth University's Talbot campus is a bus or car journey north.
Work and hospitals
Poole Hospital is a short drive west and the Royal Bournemouth Hospital a drive east. Most residents work in the two town centres or are retired.
Shops and eating
Westbourne's arcade, delis, pharmacies and restaurants are a walk uphill. At beach level there is a kiosk and the cafés along the promenade, busy in summer and quiet in winter.
Beaches and parks
Alum Chine beach has soft sand, a gentle slope, a play park and lifeguards in summer. Argyll Gardens is on the cliff top beside the chine, and the beach west towards Branksome stays open to dogs all year.
Who rents and buys in Alum Chine
A quieter beach
Alum Chine is calmer than the sand by the pier even in August. Couples and older tenants choose it for that, and buyers pay for a view of it.
Dog owners
The beach west of Alum Chine towards Branksome stays open to dogs all year, while the main beaches close to them in summer. Tenants with dogs look here first, where the lease allows pets.
Downsizers and second homes
Flats with a lift, a balcony and a sea view suit people leaving family houses and buyers from further afield who want a coastal base. They keep the sales market firm.
Westbourne up the hill
The village's shops and buses make an Alum Chine flat workable for daily life, so it lets for a year as readily as for a summer.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

Estate agents in Alum Chine: questions
What kind of property is there at Alum Chine?
Mostly flats: purpose-built blocks on the cliff top, many with lifts, balconies and sea views, and divided Victorian villas on the wooded roads towards Westbourne. Almost all are leasehold in managed blocks. Whole houses are rare, which is why families renting a house usually look in Westbourne or Branksome.
Can I keep a dog in a rented flat at Alum Chine?
It depends on the lease and the landlord. Many blocks restrict pets, so check the lease before you ask. Where pets are allowed, Alum Chine is a strong choice: the beach west towards Branksome is open to dogs all year, while the main beaches close to them from 1 May to 30 September.
What raises the value of an Alum Chine flat?
A sea view, a balcony, a lift, an allocated parking space and a long lease with a reasonable service charge. A flat without a view sells on parking, condition and price. We give a figure after a visit, explaining what moved it.
Are the Alum Chine tropical gardens open?
At the time of writing we cannot confirm it. The gardens on the slope above the beach were closed indefinitely in January 2025 because of landslip risk, while the play park at the bottom stayed open. Argyll Gardens on the cliff top is open.
Is Alum Chine part of Bournemouth or Poole?
Bournemouth. It is in the BH4 postcode below Westbourne, with the Poole boundary at Branksome just to the west. BCP Council covers both, so council tax, parking and licensing rules come from the same authority.
