What selling your property covers
A free sales valuation
A visit to the property, a read of the lease for a flat, and a figure explained against recent sales nearby, with the reasons it might sell above or below that figure.
Preparing the property
A plain list of what to fix, clear or finish before photographs, and what is not worth spending money on. The legal paperwork is started early so a buyer is not kept waiting.
Photography and floor plans
Professional photographs and a measured floor plan, because most buyers decide whether to view from the listing on their phone.
Marketing
A listing on the property portals and on this site, and an introduction to the group's registered buyers and to tenants and guests who have told us they want to buy locally.
Viewings
Accompanied viewings, with feedback after each one so you hear what buyers say about the price and the presentation.
Offers
Every offer passed on in writing, with what we know about the buyer's position: chain, mortgage agreement in principle, deposit and timing.
Sales progression
From the memorandum of sale to completion: chasing the solicitors, the survey, the mortgage offer and the management pack, and keeping the chain informed.
Leasehold flats
Lease length, ground rent, service charge and the managing agent's pack gathered at the start, because these are what slow most flat sales on the coast.
On this page
Selling with Flexie Estate Agents means a free valuation, a property prepared and photographed for the portals, marketing to buyers searching online and to people already connected to the group, accompanied viewings, and a team that chases the sale from the accepted offer to completion. We sell homes in Bournemouth, Poole, Christchurch and the surrounding coast from an office on Charminster Road. Our sales service is new: there are no homes listed for sale yet, and every figure we give you is explained rather than promised.
The valuation
A sales valuation starts with a visit. We look at the position, the parking, the view, the condition, the size against the rooms, and for a flat the lease, the service charge and the managing agent. We then give you a figure set against recent sales of similar homes nearby, and tell you what would move it up or down. How property valuations work explains the method, and our property valuation page covers rental and sales valuations together. The valuation is free and there is no obligation to instruct us.
Preparing the property
The first weekend on the portals brings the most attention a listing will get, so the property should be ready before it goes live. We give you a short list: what to repair, what to clear, what to finish, and what is not worth spending money on. At the same stage we ask you to instruct a solicitor and gather the paperwork, because a buyer's solicitor will ask for it and a sale that waits on documents can stall. Preparing your home for sale has the full list.
Photography, floor plans and marketing
Professional photographs and a measured floor plan make the listing. Most buyers decide whether to view on their phone, and a floor plan answers the question photographs cannot: how the rooms fit together.
The listing goes on the property portals and on this site. It also goes to people who are already known to us: buyers who have registered their search, tenants renting through us who have said they want to buy, and guests staying in a Flexiestays apartment while they relocate to the area and look for a home. The group has let apartments in Bournemouth since 2018, and many of the people who stay are moving here.
Viewings and offers
Viewings are accompanied, and every enquiry is qualified first: is the buyer in a position to proceed, with a mortgage agreement in principle or the funds, and is there a chain? After each viewing you get the feedback.
Every offer is passed to you in writing with what we know about the buyer's position. A lower offer from a buyer with no chain and a mortgage in principle can be worth more than a higher one from a buyer who has not yet listed their own home. The decision is yours; our job is to make the trade-off clear.
Sales progression to completion
Once you accept an offer we issue a memorandum of sale to both solicitors and the work begins: the searches, the buyer's survey, the mortgage valuation and offer, the enquiries and, for a flat, the leasehold pack. We chase each of them, keep you and the rest of the chain informed, and tell you what is outstanding and who is holding it. Exchange makes the sale binding; completion is the day the money moves and the keys are handed over. How to sell your home sets out every step.
Selling a leasehold flat
Most homes that sell in central Bournemouth and on the cliffs and the harbour are leasehold flats. The lease decides more of the price than buyers expect: the remaining term, the ground rent, the service charge and any major works planned for the block. A lease under about 80 years can make a mortgage harder to get and the flat harder to sell, and extending it takes time. We read the lease at the valuation, ask you to request the managing agent's pack early, and explain the position to buyers before they offer. Selling a leasehold flat covers the detail.
Fees and tax
Our sales fee is confirmed in writing, with any VAT, before you instruct us, and it is payable on completion. It is set out on our fees page. Selling your only or main home is usually free of capital gains tax; a second home or a buy-to-let may not be, and at the time of writing UK residents report and pay any tax due within 60 days of completion. Speak to an accountant; this is general information, not tax advice.
Selling a let property
If the property is let, you can sell with the tenant in place to an investor, or wait for the tenancy to end. Under the Renters' Rights Act 2025, selling is a legal ground for possession, with notice rules that apply at the time of writing. If you would rather keep the property and let it, our letting agents and list your property explain how.
Where we sell
We sell across Bournemouth, Poole and Christchurch, and each town has its own page: selling in Bournemouth, in Poole and in Christchurch. Sellers can start at the sellers hub; buyers can register their search at the buyers hub. Landlords selling a portfolio can also start at the landlords hub.
Let furnished, from 28 nights, all year round.
A furnished flat does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

A free sales valuation
We look at the home, the street, the lease if there is one and what buyers in the area want, and give you a price range with the evidence.
Prepare and market
EPC and paperwork, photographs and a floor plan, then the portals and our registered buyers. We arrange and accompany viewings.
Offers to completion
We qualify every offer, agree the sale and progress it with both solicitors through searches, survey and exchange to completion.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

How much does it cost to sell with Flexie Estate Agents?
Our sales fee is confirmed in writing, with any VAT and what it includes, before you instruct us, and it is payable on completion. The fees page sets it out. You will also pay a solicitor or conveyancer for the legal work, and for an EPC if the property does not have a valid one.
Do you have homes for sale at the moment?
Our sales service is new and there are no homes listed for sale yet. Buyers can register their search on the buyers page so they hear first when a property that matches comes to market, and sellers can book a free valuation now.
How long does it take to sell a home?
It depends on the price, the property, the buyer's position and the chain. The legal work after an offer is accepted usually takes longer than finding the buyer, especially for a leasehold flat where the management pack is needed. We give you a realistic timescale for your property at the valuation, not a general promise.
What do I need to sell a leasehold flat?
A copy of the lease, the remaining term, the ground rent and service charge figures, recent service charge accounts, details of any major works planned, and the managing agent's or freeholder's leasehold pack. A lease under about 80 years can affect mortgage lending and price, so we check it at the valuation.
Who will see my property?
Buyers searching the property portals, buyers registered with us, and people already connected to the group: tenants renting through us and guests staying in a Flexiestays apartment while they look for a home to buy in the area. Every enquiry is qualified before a viewing is booked.
What happens after I accept an offer?
We issue a memorandum of sale to both solicitors, then chase the searches, the survey, the mortgage offer and, for a flat, the leasehold pack, and keep you and the chain informed until exchange and completion. You are told what is outstanding and who is holding it up each time something changes.
Do I pay tax when I sell?
Selling your only or main home is usually free of capital gains tax. Selling a second home or a buy-to-let may not be: at the time of writing UK residents report and pay any tax due within 60 days of completion. Speak to an accountant; this is general information, not tax advice.
What is your property worth to let or to sell?
A free, no obligation valuation from a local team that knows what each street lets and sells for. For a quick figure first, the instant rent estimate takes under a minute.
