Selling a home in Bournemouth starts with knowing which buyer it suits. A sea-view flat on the West Cliff, a terrace in Winton and a family house in Southbourne sell to different people at different speeds, and each needs different paperwork ready. We value it, prepare it and market it to the right buyers. This is the Bournemouth detail of our sell your property service.

How homes sell in Bournemouth

  • Seafront and cliff-top flats. Downsizers, retired couples and second-home owners. They pay for a view, a lift and parking, and read the lease closely.
  • Town centre and Lansdowne flats. Professionals, first-time buyers and landlords, who value the walk to the station and work.
  • Winton and Charminster. Terraces, semis and converted flats bought by first-time buyers and landlords near the universities.
  • Southbourne, Queens Park and Talbot Woods. Family houses with gardens, bought for schools, space and the beach or the parks.
  • Westbourne. Villa flats and a few houses bought for the village.

Leasehold and management companies

Most flats here are leasehold. Before we list one, we ask for the lease, the accounts, the insurance and any notice of major works, and we tell you what the buyer's solicitor will ask. A lease that needs extending is better planned before the price is set. Our guides to selling a leasehold flat and stamp duty cover the points buyers raise.

Presenting the home

Clear, light rooms, honest photographs of any view, the parking and the garden shown plainly, and small repairs done before the photographer arrives. Our guide to preparing your home for sale has the list.

Our marketing

Professional photographs and floor plans, a listing on the portals, the home on our property for sale page, and introductions to registered buyers. The Flexiestays group's 130 apartments host people relocating to Bournemouth every month, and some go on to buy; landlords who let through us are another source of buyers.

The sales valuation comes first. We visit, look at the home and its paperwork, and give a price with the reasons in writing. Set beside a rental figure, it shows whether selling or letting suits you better: see property valuation in Bournemouth.

Timing follows the buyer. Second-home buyers look most in spring and early summer, when the seafront photographs well. Families plan around the school year and like to complete in the summer holidays. First-time buyers and landlords near the universities are active most of the year, and downsizers move when their own house sells.

See selling in West Cliff, East Cliff, Westbourne and Alum Chine. To keep the home instead, see letting agents in Bournemouth, property management in Bournemouth, long term lets in Bournemouth and winter lets in Bournemouth. The Bournemouth area page covers the town.

The local market

The Bournemouth property market

Bournemouth is the largest rental market on the Dorset coast: a resort, a conference town and a university town on the main line to London. Purpose-built and converted flats dominate the centre and the cliffs; family houses sit inland in Winton, Charminster, Southbourne and Boscombe. Demand comes all year, from students and staff at two universities, the hospital, the BIC and the beach.

Bournemouth is several sales markets in one town. Cliff-top and seafront flats on the East and West Cliffs sell to downsizers, retired couples and second-home owners from London and the Home Counties. Terraced houses and converted flats in Winton and Charminster sell to first-time buyers and landlords, close to the universities. Family houses in Southbourne, Queens Park and Talbot Woods sell to families who want gardens and schools. Westbourne and Boscombe each have their own buyers.

Most flats in the centre and on the cliffs are leasehold, and the lease moves the price as much as the flat: years remaining, the service charge, the reserve fund and whether letting is allowed. Sales stall when the block is slow to supply the management pack or a buyer finds major works nobody mentioned.

At the time of writing, buyers of a second home or a buy-to-let pay a 5% stamp duty surcharge on every band, and first-time buyers pay nothing up to £300,000. Both shape who can afford what, and so the pool of buyers for each home.

Who rents and buys in Bournemouth

  • Students and university staff. Two universities bring students who need houses and flats from September, academics on fixed-term contracts who want a furnished home for a term, and parents who visit for graduation weeks. Winton, Charminster and the Lansdowne let fastest to them.
  • Hospital and healthcare workers. The Royal Bournemouth Hospital and the practices around it recruit nurses, doctors and locums on rotations of weeks or months, who need somewhere furnished with parking and bills included.
  • Relocations and project workers. People moving to the area for a job at the Lansdowne, the airport or the universities often rent furnished for a few months while they look for a permanent home. Contractors on infrastructure and construction projects book by the month.
  • Second homes and downsizers. Buyers from London and the Home Counties take flats on the cliffs for weekends and retirement, which keeps sale prices on the seafront firm and gives landlords a resale market.
  • The beach and the BIC. Seven miles of sand, the Bournemouth International Centre and the Pavilion fill the centre with visitors all year. Flats near the pier let as serviced apartments and holiday lets as well as to long-term tenants.
How it works

Selling your home in Bournemouth, step by step

  1. A free sales valuation

We look at the home, the street, the lease if there is one and what buyers in the area want, and give you a price range with the evidence.

  2. Prepare and market

EPC and paperwork, photographs and a floor plan, then the portals and our registered buyers. We arrange and accompany viewings.

  3. Offers to completion

We qualify every offer, agree the sale and progress it with both solicitors through searches, survey and exchange to completion.

FAQs

Selling your property in Bournemouth: questions

Who buys homes in Bournemouth?

Downsizers and second-home owners for flats on the cliffs and the seafront, first-time buyers and landlords for terraces and flats in Winton and Charminster, families for houses in Southbourne, Queens Park and Talbot Woods, and buyers relocating for work at the Lansdowne, the hospital or the universities.

How long does it take to sell in Bournemouth?

It depends on the home, the price and the paperwork, so we do not quote a general figure. Leasehold flats sell faster when the lease, accounts and management pack are ready; houses when the chain behind the buyer is short. We give a realistic view after a valuation.

What do I need to sell a leasehold flat?

The lease, the latest service charge accounts and budget, the buildings insurance schedule, ground rent details, any notice of major works and the managing agent's contact. Order the management pack early, because blocks can take weeks to supply it.

Do you have homes for sale in Bournemouth now?

Our sales listings are new, so we have none to show yet. Buyers can register on our property for sale page and hear first. Sellers can book a free sales valuation now and see how we would market their home before instructing us.

Can I sell my buy-to-let with the tenant in place?

Yes, to a landlord buyer. Vacant possession widens the market but, since 1 May 2026, needs a legal ground and notice under the Renters' Rights Act. Capital gains tax on a residential sale is reported and paid within 60 days of completion where due. Take legal and tax advice.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
