What letting agents covers
Rental valuation
A visit, a read of the lease and the EPC, and a rent range with the reasons behind it: position, parking, condition, furnished or not, and who the likely tenant is. The instant rent estimate gives a first figure online before we come out.
Marketing
Professional photographs, a floor plan and a listing on the property portals and on flexiestays.com, sent first to our registered tenants: hospital staff, university staff and households relocating to the coast who contacted us before your property was ready.
Viewings
Accompanied viewings arranged around the property and the people living in it, with feedback after each one so you know what the market is saying about the rent and the presentation.
Referencing
Identity, Right to Rent, credit history, income or employment and a previous landlord reference on every adult, with a guarantor where the affordability test needs one. You see the report before you accept a tenant.
The tenancy agreement
An agreement written to the Renters' Rights Act 2025, the deposit protected in a government-approved scheme within 30 days, the prescribed information served, and the How to Rent guide and the certificates handed over at the start.
Deposits
A holding deposit of no more than one week's rent and a tenancy deposit of no more than five weeks' rent, both within the Tenant Fees Act 2019, and a photographed inventory on move-in day so the deposit can be settled fairly at the end.
The legal checks
Gas safety, the electrical installation condition report, smoke and carbon monoxide alarms, the EPC and any licence the address needs, all checked before marketing starts and renewed on time if we manage the property.
Rent collection
Rent collected on the due date, arrears chased from the first missed payment, and a monthly statement showing what came in, what went out and what was paid to you.
Fully managed
Inspections, repairs through local contractors, compliance renewals, rent reviews and every call from the tenant handled by the team, so what reaches you is the statement and the decisions only you can make.
On this page
A letting agent finds a tenant for your property, checks them, puts the tenancy on a legal footing and, if you want, collects the rent and looks after the property for as long as the tenant lives there. Flexie Estate Agents does this for landlords in Bournemouth, Poole, Christchurch and the surrounding coast at three levels: tenant find, rent collection and fully managed. The same group lets 130 properties in Bournemouth, so marketing, referencing and compliance are the team's daily work rather than an occasional job.
Three levels of service
Every level starts the same way: a visit, a rental valuation with the reasons behind it, professional photographs and a listing. What happens after the tenant moves in is what separates them.
| What is done | Tenant find | Rent collection | Fully managed |
|---|---|---|---|
| Valuation, photographs, listing and viewings | Yes | Yes | Yes |
| Referencing and Right to Rent checks | Yes | Yes | Yes |
| Tenancy agreement, deposit protection and inventory | Yes | Yes | Yes |
| Rent collected and arrears chased | No | Yes | Yes |
| Monthly statement | No | Yes | Yes |
| Inspections and repairs through local contractors | No | No | Yes |
| Gas, electrical and alarm renewals | No | No | Yes |
| Every call from the tenant | No | No | Yes |
Each level has its own fee: a tenant find fee, a rent collection percentage and a management percentage. They are set out on our fees page and confirmed in writing before you instruct us. Property management describes the fully managed service month by month.
The legal checks before a let
A property in England cannot be let until a short list of things is in place, and a tenancy that starts without them is harder to end. We check every item before marketing begins:
- a gas safety certificate (CP12), renewed every 12 months where there is gas;
- an electrical installation condition report (EICR) no more than five years old;
- a smoke alarm on every storey and a carbon monoxide alarm in any room with a fixed combustion appliance;
- an EPC of band E or better, at the time of writing;
- Right to Rent checks on every adult occupier before the tenancy starts;
- an HMO licence from BCP Council where five or more people in two or more households share, and an additional licence in the parts of Bournemouth where smaller shared houses need one;
- the lease, where the property is a flat, read for any restriction on letting.
The full list is in our landlord legal checklist, and the printable version is on the resources page.
Referencing and the registered tenant list
Every adult who will live at the property is referenced: identity, Right to Rent, credit history, employment or income, and a reference from the previous landlord. Where income does not meet the affordability test we ask for a guarantor and reference them too. You see the report before you accept anyone, and tenant referencing explained shows what the report contains and what a failed reference means for the let.
Before a listing reaches the portals it goes to our registered tenants. These are people who asked us for a home before yours was ready: nurses and doctors on rotation at the Royal Bournemouth and Poole hospitals, academics and staff at Bournemouth University and Arts University Bournemouth, households relocating for a job at the Lansdowne or the airport, and people leaving a Flexiestays apartment at the end of a stay who now want a tenancy. A match from that list means a tenant who is already known to us and ready to move.
Deposits and the Tenant Fees Act
A holding deposit is capped at one week's rent and a tenancy deposit at five weeks' rent where the annual rent is under £50,000, under the Tenant Fees Act 2019. No other charge can be made to a tenant beyond the permitted payments, so the tenant pays no referencing, inventory or renewal fee. The tenancy deposit is protected in a government-approved scheme within 30 days, the prescribed information is served, and a photographed inventory on move-in day is what the check-out is compared with at the end.
The Renters' Rights Act
At the time of writing the first phase of the Renters' Rights Act 2025 has been in force since 1 May 2026. Assured tenancies in England are periodic, with no fixed term; section 21 possession has gone and a landlord needs a legal ground to recover the property; rent can rise once a year by a section 13 notice with two months' notice; no more than one month's rent can be taken in advance; rental bidding is banned; and a tenant can end the tenancy on two months' notice. A landlord database and a landlord ombudsman follow later. Our agreements and notices are written to the current rules, and the Renters' Rights Act for landlords sets out what each change means in practice. This is general information, not legal advice.
Where we let
Our office is at 557 Charminster Road in Bournemouth. We let flats and houses across Bournemouth, from the town centre and the cliffs to Winton, Charminster and Southbourne; across Poole, from Sandbanks and Canford Cliffs to Parkstone and Broadstone; and across Christchurch, Mudeford and Highcliffe. Each town has its own page: letting agents in Bournemouth, letting agents in Poole and letting agents in Christchurch. We also let in Wimborne, Ferndown, Ringwood and the New Forest.
A furnished flat near the beach, a hospital or the BIC has a second route to income: furnished lets of 28 nights or more to contractors, relocations and visiting staff through the Flexiestays platform. Winter lets explains how that works alongside a tenancy.
How to start
- Get a first figure from the instant rent estimate, then book a free rental valuation.
- Send the property's details through list your property, or call 01202 619868 between 9am and 5pm on any day.
- Choose tenant find, rent collection or fully managed once you have the fee in writing.
Our landlords hub collects the guides, the checklist and the comparison of using a letting agent against self-managing, and letting agent fees explained shows how to compare one agent's quote with another's.
Let furnished, from 28 nights, all year round.
A furnished flat does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

What is the difference between tenant find, rent collection and fully managed?
Tenant find covers the valuation, marketing, viewings, referencing, the agreement, the deposit and the inventory, then hands the tenancy to you. Rent collection adds monthly collection, arrears chasing and a statement. Fully managed adds inspections, repairs through local contractors, compliance renewals and every call from the tenant. You can move up a level at any time.
How much do your letting fees cost?
Each level has its own fee: a tenant find fee, a rent collection percentage and a management percentage. We confirm the figure, with any VAT, in writing before you instruct us. The fees page sets out the three levels and what each covers, and the tenant pays nothing beyond the permitted payments under the Tenant Fees Act.
How do you reference tenants?
Through a referencing provider, on every adult who will live at the property: identity, Right to Rent, credit history, employment or income, and a reference from the previous landlord. Where the affordability test is not met we ask for a guarantor, who is referenced too. You see the report and decide before anyone signs.
Who is on your registered tenant list?
People who asked us for a home before yours was ready: staff at the Royal Bournemouth and Poole hospitals, staff at the two universities, households relocating for work at the Lansdowne or the airport, and people leaving a Flexiestays apartment who now want a tenancy. A new listing goes to the matching registrations before it goes on the portals.
What has the Renters' Rights Act changed for landlords?
At the time of writing, since 1 May 2026 assured tenancies in England are periodic, section 21 has gone, rent can rise once a year by a section 13 notice with two months' notice, no more than one month's rent can be taken in advance and a tenant can leave on two months' notice. Possession needs a legal ground. This is general information, not legal advice.
What does my property need before it can be let?
A gas safety certificate if there is gas, an electrical installation condition report no more than five years old, a smoke alarm on every storey, a carbon monoxide alarm where there is a fixed combustion appliance, an EPC of band E or better, Right to Rent checks on every adult and, for larger shared houses, an HMO licence from BCP Council.
Which areas do you let in?
Bournemouth, Poole and Christchurch and the neighbourhoods between them, from Sandbanks and Canford Cliffs to Southbourne, Highcliffe and Mudeford, plus Wimborne, Ferndown, Ringwood, the New Forest and the Purbeck towns. The office is at 557 Charminster Road in Bournemouth and enquiries are answered from 9am to 5pm every day.
How is the tenant's deposit protected?
The tenancy deposit is registered with a government-approved scheme within 30 days of receipt and the prescribed information is served on the tenant. At the end of the tenancy the check-out is compared with the photographed inventory, any deductions are agreed or referred to the scheme's dispute service, and the balance is returned.
