Property valuationBroadstone is a self-contained suburb about four miles north of Poole town centre, built through the 20th century around the shops of the Broadway. It is an owner-occupier market of detached houses and bungalows, where families rent and buy for the schools, the heath and the quiet roads, and where houses that come up to let are taken by households who tend to stay.
Broadstone is the suburb on Poole's northern edge where families go for space, schools and a high street they can walk to. Flexie Estate Agents lets, manages, sells and values homes here for owners, and helps tenants and buyers who are new to the area work out which streets suit them.
Renting in Broadstone
Most rented homes in Broadstone are houses: three and four-bedroom detached and semi-detached homes with gardens and drives, plus bungalows that suit older tenants. Tenants are mostly families, often relocating for work and renting for a year while they decide where to buy. Homes come up less often than in central Poole and are usually taken by people who stay. Our letting agents in Broadstone page explains how we let them, and a furnished house for a few months is covered by long term lets in Broadstone.
Buying and selling in Broadstone
Broadstone is an owner-occupier market. Families trade up into four-bedroom detached houses near the schools and the golf course, and downsizers buy bungalows and flats close to the Broadway. The plot, the catchment, a drive and the scope to extend move the price more than anything else. See selling your property in Broadstone for how we market a home here, and property valuation in Broadstone for what we look at.
Letting a property in Broadstone
A Broadstone house lets to a settled tenant, which suits landlords who want a steady, low-turnover let. It is in BCP Council's area, so BCP's licensing and its council tax rules apply. We handle referencing, compliance and inspections through property management in Broadstone, and for owners who want the house back at set dates we explain winter lets in Broadstone. Our guide to the Renters' Rights Act for landlords sets out the current tenancy rules.
Getting around
Most residents drive. Buses from the Broadway reach Poole, Wimborne and Bournemouth, and the YX1 runs to Bournemouth Airport. There is no station; Poole and Hamworthy are the nearest. The Castleman Trailway gives a traffic-free route by bike or on foot towards Upton Country Park.
Nearby areas
Upton and Hamworthy are to the south west, and Wimborne is just to the north. The town as a whole is on our Poole page.
Living in Broadstone
The homes.Detached houses and bungalows from the 1920s to the 1980s on wide, planted roads, larger Edwardian and inter-war houses near the golf course, estates such as Pine Springs with family semis and detached homes, and a smaller number of flats and retirement apartments close to the Broadway. Nearly everything has a garden and a drive.
Transport
There is no railway station: the old line is now the Castleman Trailway. Buses run from the Broadway to Poole and Wimborne, route 18 goes to Bournemouth and the YX1 serves Bournemouth Airport. The nearest stations are Poole and Hamworthy, a short drive south.
Schools and universities
Broadstone's first and middle schools feed Corfe Hills School in the suburb itself, and Poole Grammar School and Parkstone Grammar School are a short drive away. School catchments are a main reason families rent and buy here. Bournemouth University's Talbot campus is about a 15-minute drive.
Work and hospitals
Most residents work in Poole, Bournemouth or Wimborne. The industrial estates of north Poole, the hospital on Longfleet Road and the airport at Hurn are all within a short drive.
Shops and eating
The Broadway is a proper village high street: independent shops, cafes, a library, pubs, restaurants and supermarkets, a walk from most homes. Wimborne's market town centre is a few minutes north.
Beaches and parks
Broadstone Heath, Canford Heath and Upton Heath are close, and the Castleman Trailway runs through the suburb towards Upton Country Park. Sandbanks and the Poole beaches are a drive of around 20 minutes.
Who rents and buys in Broadstone
Families and schools
Families relocating to Poole look at Broadstone first for the schools, and many rent for a year while they learn the catchments before buying.
Downsizers and retirees
Bungalows and flats near the Broadway sell to older buyers who want level living, the shops on foot and a bus stop outside.
People between homes
Local sellers whose sale completes before their purchase, and households out of their homes during repairs, look for a furnished house nearby for a few months.
Golf and the heath
Broadstone Golf Club, a heathland course, and the trailway and heaths draw buyers who want outdoor space without a seaside price.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

Estate agents in Broadstone: questions
Is Broadstone a good place to rent a family home?
It is one of the most sought-after family suburbs in Poole. Houses usually have gardens and drives, the Broadway has shops and cafes a walk away, and the schools are a main draw. Houses come up to let less often than in central Poole, so registering early helps.
Does Broadstone have a railway station?
No. The station closed decades ago and the line is now the Castleman Trailway. Buses run from the Broadway to Poole, Wimborne and Bournemouth, and the YX1 serves Bournemouth Airport. The nearest stations are Poole and Hamworthy, a short drive south.
Is Broadstone in Poole or Wimborne?
Broadstone has its own post town but is in BCP Council's area, part of the former borough of Poole. Council tax, licensing and planning are BCP's. Wimborne, a few minutes north, is in Dorset Council's area.
What sells best in Broadstone?
Detached family houses with four bedrooms and a garden, and bungalows near the Broadway for downsizers. Buyers check the school catchment, the plot, parking and whether a bungalow can be extended. We price each home on its own evidence rather than an average for the suburb.
Do you manage rented homes in Broadstone?
Yes. We offer tenant find, rent collection and fully managed services for Broadstone landlords, including referencing, deposit protection, inspections and repairs. Fees are confirmed in writing before you instruct us.
