What is included

What holiday let management covers

Listings on 20+ channels

Your holiday let listed on Airbnb, Booking.com, Vrbo and 20+ channels, all run from one calendar so a booking on one closes the dates on the rest.

Pricing reviewed daily

Nightly rates and minimum stays set against the season, school holidays, local events and demand, and reviewed every day.

Photography

A professional photo shoot and listing copy written for the property, because the first photograph decides most bookings.

Guest support at any hour

Guests reach the team 24 hours a day, 7 days a week for check-in, lock-outs and emergencies, so the late call does not come to you.

Cleaning and linen arranged

Changeover cleaning and linen arranged through local companies you pay directly, or your own, with an inventory check between stays.

Repairs and upkeep

Regular inspections and repairs arranged with local tradespeople, so small faults are fixed between guests.

Winter and long stays

Every managed property also listed on Flexiestays, Bournemouth's number one platform for winter and long stays, which charges only 8% on the bookings it brings.

Your own weeks

Block the dates you want to use the property yourself, and they close on every channel.

Proven ratings

The highest rated property management company in Bournemouth on Google, a Booking.com Traveller Review Award 2024 and Airbnb Superhost status.

On this page

Holiday let management means one company runs your holiday home as a letting business: it lists the property, sets the price, looks after every guest and arranges the cleaning and repairs. The Flexiestays group does this through Sea Breeze Property Services, which is a trading name of the same company as Flexie Estate Agents. The fee is 16% commission on booking revenue with no retainer, Sea Breeze manages more than 100 properties, and every one of them is also listed on Flexiestays for winter and long stays at 8%.

Who runs it

Sea Breeze Property Services manages holiday lets and Airbnbs from the same office at 557 Charminster Road. It is the highest rated property management company in Bournemouth on Google, and the group holds a Booking.com Traveller Review Award 2024 and Airbnb Superhost status. The full service, the pricing and the owner portal are on the Sea Breeze website, seabreezelettings.com, and our Sea Breeze page explains how the two businesses fit together.

What the service covers

Pricing. Nightly rates and minimum stays are set against the season, the school holidays, local events and demand, and reviewed daily.

Guests. Every message from every channel is answered, check-in is managed, and guests reach the team 24 hours a day, 7 days a week.

Upkeep. Regular inspections, and repairs arranged with local tradespeople.

Your own use. You block the weeks you want, and they close on every channel.

What it costs

Commission is 16% of booking revenue. There is no retainer and no monthly fee, so the fee is earned only when the property is booked. Cleaning, linen and repairs are not part of the commission; you pay them directly to the companies doing the work. Winter and long stays booked through Flexiestays carry an 8% charge on the bookings it brings. Our fees page sets out every service level across the group, and the Sea Breeze site has the detail on onboarding and payment.

Winter and long stays

A holiday let on the Dorset coast earns most of its year between Easter and September. Sea Breeze plans the other months. Every managed property is also listed on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, people relocating, NHS and university staff and households placed by an insurer book for weeks and months. Flexiestays charges only 8% on the bookings it brings, and winter stays are set to end before Easter and the summer so holiday guests and your own weeks are not displaced. Winter lets explains the season in detail.

Holiday let or long let

Not every property should be a holiday let. A flat near the beach with parking and a lease that allows short lets may earn more from guests; a family house inland, or a flat in a block that bars short lets, usually suits a tenancy. The difference is also in the work: a holiday let has changeovers, guests and a calendar; a tenancy has one tenant and a monthly rent. Long let or holiday let sets out the trade-offs side by side, buy-to-let in Bournemouth covers what the local market rewards, and if a tenancy suits better, our letting agents and property management services take it on.

Compliance and tax

Management does not transfer legal responsibility: you remain the owner. Before the first guest the property needs a fire risk assessment, a gas safety check every 12 months where there is gas, an electrical installation inspected at least every five years, insurance written for holiday letting, and consent from your mortgage lender and, for a flat, a lease that permits short lets.

On tax, the furnished holiday lettings regime was abolished from 6 April 2025, and holiday let income is now taxed like other property income. At the time of writing, a property in England is assessed for business rates instead of council tax if it was available to let for 140 nights and actually let for 70 in the previous 12 months, and BCP Council charges a 100% council tax premium on furnished second homes. Council tax and second homes in BCP explains both. Confirm your own position with an accountant; this is not tax advice.

Where

Sea Breeze manages holiday lets across Bournemouth, Poole and Christchurch, from Sandbanks and Canford Cliffs to Southbourne, Mudeford and Highcliffe, and in wider Dorset and Hampshire. If you own a furnished flat and are deciding between a holiday let, a winter let and a tenancy, letting agents in Bournemouth and winter lets in Bournemouth show the local picture.

How to start

Send the property's details through list your property, or call 01202 619868 between 9am and 5pm on any day, and Sea Breeze will visit and tell you what the property needs before it is let. Owners can start at the landlords hub; if you are thinking of selling the holiday home instead, the sellers hub and the buyers hub cover the sale side, and guests looking for a monthly stay can start at the tenants hub.

Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

FAQs

Holiday let management: common questions

Who manages holiday lets for Flexie Estate Agents?

Sea Breeze Property Services, which is a trading name of the same company, Flexie Estate Agents Ltd. It manages holiday lets and Airbnbs across Bournemouth, Poole, Christchurch and wider Dorset and Hampshire, with more than 100 properties under management, from the same office at 557 Charminster Road.

How much does holiday let management cost?

A commission of 16% of booking revenue, with no retainer and no monthly fee, so the fee is earned only when the property is booked. Cleaning, linen and repairs are paid separately, directly to the local companies used or to your own. Winter and long stays booked through Flexiestays carry an 8% charge on those bookings.

Where will my holiday let be listed?

On Airbnb, Booking.com, Vrbo and more than 20 other channels, chosen to suit the property, and on Flexiestays for stays of a month or more. All channels run from one calendar, so a booking on one closes the dates on the others.

How does my holiday let earn in winter?

Every property Sea Breeze manages is also listed on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, NHS and university staff and insurance guests book for weeks and months. Flexiestays charges only 8% on the bookings it brings, and winter stays end before Easter and the summer.

Is a holiday let better than a long let?

It depends on the property, the lease, the mortgage, the council tax position and how much involvement you want. A flat near the beach may earn more as a holiday let; a family house inland usually suits a tenancy. Our comparison of long lets and holiday lets sets out the trade-offs.

Is furnished holiday lettings tax relief still available?

No. The furnished holiday lettings regime was abolished from 6 April 2025, and holiday let income is now taxed like other property income. A holiday let may still be assessed for business rates instead of council tax if it meets the 140 and 70-night test. Speak to an accountant; this is not tax advice.
