What we do in Mudeford

Letting, renting and selling in Mudeford

Mudeford is a small village at the mouth of Christchurch Harbour, with the Quay on one side and Avon Beach on the other. Stock is limited and mostly freehold houses and bungalows, so homes near the water sell to second-home buyers and downsizers, and the ones that are let go to families, couples and older tenants who want the harbour.

Mudeford is the harbour-mouth village of Christchurch: a working quay with a lifeboat station and a fish stall, Avon Beach running east, and the harbour behind it. Homes here are few and sought after, so the village is mostly a market for buyers who want the water, with a smaller rental market for families and older tenants. Flexie Estate Agents lets, manages, sells and values homes in Mudeford, and lets furnished houses for a month or more through the Flexiestays platform when the holiday season ends.

Renting in Mudeford

Long-term rentals in Mudeford are scarce. Many houses near the Quay and the beach are second homes or holiday lets, and the ones that come up for rent are usually bungalows and family houses behind Avon Beach or towards Stanpit. Tenants are families who want the primary schools and the sailing, and older people who want a level home near the sea. Parking matters: the car parks at the Quay and Avon Beach fill in summer, so a house with a drive lets to more people.

Letting agents in Mudeford explains how we find and reference tenants here. For a furnished stay of a month or more, long term lets in Mudeford covers homes let through the Flexiestays platform.

Buying and selling in Mudeford

The walk to the water sets the price. Cottages by the Quay and houses a few minutes from Avon Beach attract second-home buyers and downsizers, and there are never many for sale. Bungalows suit retirees; houses with four bedrooms and a garden suit families who may also let them in summer. Buyers ask about parking, flood risk near the harbour and, for a holiday home, the council tax position.

Selling your property in Mudeford covers how we market a home to those buyers, and property valuation in Mudeford explains what we look at before giving a figure. Our guide to how property valuations work sets out the method.

Letting a property in Mudeford

A Mudeford landlord chooses between a tenancy and furnished lets. A tenancy since 1 May 2026 is periodic under the Renters' Rights Act, with no fixed end, so an owner who wants the summer back should look at furnished stays instead. At the time of writing BCP Council charges a 100% council tax premium on furnished second homes, which a holiday home pays unless it qualifies for business rates. Property management in Mudeford covers the tenancy side, and winter lets in Mudeford explains how a holiday home keeps earning from November to March. Our guide to winter lets has the detail.

Getting around

Christchurch station, on the line to London Waterloo, is a short drive or bus ride away, and Hinton Admiral is the other nearby station. Buses run through Stanpit to Christchurch and Bournemouth. The ferry crosses the Run from the Quay to the Sandbank from Easter to late October, and the coast path runs east along Avon Beach to Friars Cliff and Highcliffe.

Nearby areas

Friars Cliff and Highcliffe continue along the coast to the east; Stanpit is on the marsh side of the harbour; Christchurch town is a few minutes inland; Southbourne is across the harbour on the Bournemouth side.

Living here

Living in Mudeford

The homes.Former fishermen's cottages around Mudeford Quay, bungalows and detached houses on the roads behind Avon Beach and off Mudeford Lane, family houses towards Stanpit and Friars Cliff, and a smaller number of newer flats near the harbour. The beach huts on Mudeford Sandbank across the Run are a separate market, held on council-licensed sites.

Transport

Christchurch station, on the main line to London Waterloo, and Hinton Admiral station are both a short drive away. Buses run along Mudeford Road and Stanpit into Christchurch and on to Bournemouth, and the A35 is a few minutes north. A ferry crosses from the Quay to Mudeford Sandbank in season.

Schools and universities

Mudeford has its own primary schools, with Twynham School in Christchurch and Highcliffe School the nearest secondaries. Bournemouth University and Arts University Bournemouth are across the conurbation, a drive or a train and bus ride away.

Work and hospitals

Christchurch Hospital at Fairmile is a short drive inland, and the Royal Bournemouth Hospital on Castle Lane East is a little further west. The Airfield Way estate at Somerford is next door, and the airport and Aviation Business Park at Hurn are reached via the A35 and A338.

Shops and eating

The Quay has a pub, a fish stall and a cafe, with cafes along Avon Beach and a parade of everyday shops on Mudeford Road. Christchurch High Street, its Monday market and the supermarkets at Somerford are a few minutes by car.

Beaches and parks

Avon Beach runs east from the Quay, with Friars Cliff and Steamer Point woods beyond. Christchurch Harbour is used for sailing and paddleboarding, Stanpit Marsh nature reserve lines its north shore, and the Sandbank and Hengistbury Head are across the Run.

The market

Who rents and buys in Mudeford

Second-home buyers

Buyers from London and the Home Counties want a house within a walk of the Quay or the beach. They compete for very few homes, which keeps prices near the water firm and means many houses are held as second homes and holiday lets rather than let to tenants.

Downsizers and retirees

Level bungalows a walk from the beach suit people retiring to the coast. They buy when they sell elsewhere, and some rent a furnished home first while they look.

Families who want the water

Families rent for the primary schools, the beach and the sailing, and pay more for a house with a garden and a drive. They tend to stay for years once settled.

Winter and long stays

Holiday homes stand empty from November to March. Contractors working around the airport, relatives of older residents and people between homes take furnished stays of a month or more in those months.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

FAQs

Estate agents in Mudeford: questions

Is it easy to find a home to rent in Mudeford?

Not always. The village is small, many houses near the water are second homes or holiday lets, and long-term rentals come up less often than in Christchurch town. Register with us so we can tell you when one comes up, and consider Stanpit, Friars Cliff and Somerford, which are close by and have more family houses.

Do homes near Mudeford Quay sell for more?

Yes, as a rule. Homes within a walk of the Quay, Avon Beach or the harbour attract second-home buyers and downsizers, and there are few of them. We do not quote a premium as a figure, because it depends on the house, the plot and the parking; a sales valuation sets it out for your property.

Can I let my Mudeford holiday home over the winter?

Yes. A furnished house can be let from November to March for stays of a month or more through the Flexiestays platform, to contractors, visiting families and people between homes. The 28-night line and the council tax position decide how the winter is planned, which our winter lets page explains.

Can I buy or sell a beach hut on Mudeford Sandbank through you?

The huts are privately owned but stand on sites licensed by BCP Council, and the licence conditions govern their use, sale and hire. Overnight use is limited to part of the year. We do not handle hut sales at the time of writing; ask us about the house and treat the hut as a separate matter.

Which council covers Mudeford?

BCP Council, as part of Christchurch. It sets council tax, including the premium on furnished second homes, and runs the car parks at Mudeford Quay and Avon Beach and the beach hut licences on the Sandbank. Planning and licensing questions go to BCP as well.
