Property management in Mudeford is looking after a house by the harbour for someone who is not there to see it. Flexie Estate Agents collects the rent, inspects, arranges repairs with local trades and keeps the compliance current for Mudeford landlords, many of whom live elsewhere in the country or abroad. This page is the Mudeford side of our property management service.

What we do through a Mudeford tenancy

Rent. Collected each month and paid over with a statement. A late payment is followed up in writing the same week.

Inspections. Regular visits with photographs, and an extra look after a winter storm. We check window seals, doors, gutters, paintwork and the garden, because the harbour weather wears them faster than inland.

Repairs. Plumbers, electricians, gas engineers, roofers and decorators who work around Christchurch. Emergencies are dealt with at once; planned work is quoted and approved by you.

Compliance. The annual gas safety check, the five-yearly electrical report, alarms, the EPC, deposit protection and Right to Rent, each diarised before it falls due.

Communication. The tenant calls us, not you. You hear about anything that needs a decision.

The village itself is described on our Mudeford area page.

The tenancy rules since May 2026

The Renters' Rights Act made every assured tenancy periodic from 1 May 2026. There is no section 21. Rent can rise once a year by section 13 notice, the tenant may leave on two months' notice, and taking the house back to sell or live in needs a statutory ground. A landlord database and an ombudsman are still to come. For a Mudeford owner who may want the house for retirement, it is worth knowing the grounds before letting. Our guide to rent increases and arrears covers the notices.

Arrears, deposits and the end of a tenancy

Most Mudeford tenancies run for years without trouble. Where rent falls behind, we contact the tenant early, agree a realistic plan and keep you informed; possession is a last step with the right notice and, usually, a solicitor. At the end we check out against the inventory, agree any deductions or refer a dispute to the deposit scheme, and re-let or hand the house back as you choose. Our tenancy deposits guide sets out the rules.

If a tenancy is not the right fit

Owners who want summer weeks in the house should not let it on a tenancy. A furnished home can be let for 28 nights or more to contractors and visiting families, through long term lets in Mudeford, or just from November to March through winter lets in Mudeford. For tenant find only, see letting agents in Mudeford. If you are thinking of selling, start with a property valuation in Mudeford or read selling your property in Mudeford.

The local market

The Mudeford property market

Mudeford is a small village at the mouth of Christchurch Harbour, with the Quay on one side and Avon Beach on the other. Stock is limited and mostly freehold houses and bungalows, so homes near the water sell to second-home buyers and downsizers, and the ones that are let go to families, couples and older tenants who want the harbour.

Mudeford lets are few and long. A family or a retired couple who find a house here tend to stay, and many landlords are owners who moved away, inherited a parent's bungalow or bought for later retirement. Managing these homes is mostly about the building and the paperwork, not turnover.

The harbour position brings its own work.

Weather. Salt air and winter storms off the harbour are hard on windows, doors, gutters and paintwork. Inspections look for it before it becomes a repair bill.

Flood and insurance. Homes on the lower roads near the harbour need insurance that reflects their position, and a plan for what happens if water comes in.

Gardens and outbuildings. Sheds and garages hold boats, boards and bikes. The inventory records them and the tenancy says who looks after what.

Who rents and buys in Mudeford

  • Second-home buyers. Buyers from London and the Home Counties want a house within a walk of the Quay or the beach. They compete for very few homes, which keeps prices near the water firm and means many houses are held as second homes and holiday lets rather than let to tenants.
  • Downsizers and retirees. Level bungalows a walk from the beach suit people retiring to the coast. They buy when they sell elsewhere, and some rent a furnished home first while they look.
  • Families who want the water. Families rent for the primary schools, the beach and the sailing, and pay more for a house with a garden and a drive. They tend to stay for years once settled.
  • Winter and long stays. Holiday homes stand empty from November to March. Contractors working around the airport, relatives of older residents and people between homes take furnished stays of a month or more in those months.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Mudeford does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Property management in Mudeford: questions

Can you manage my Mudeford house if I live abroad?

Yes. We collect the rent, inspect, arrange repairs and handle the tenant, and send you a monthly statement with photographs after each inspection. Non-resident landlords also need to deal with HMRC's non-resident landlord scheme, which your accountant can set up; this is not tax advice.

What maintenance do Mudeford homes need most?

Weather-related work. Salt and wind from the harbour wear paint, window seals, doors and gutters faster than inland. We check them at each inspection and suggest small repairs before winter rather than larger ones after it.

What happens if a Mudeford home floods during a tenancy?

We make the property safe, contact your insurer and the tenant's, arrange drying and repairs through contractors, and keep you informed. If the home cannot be lived in, the tenancy agreement and the insurance decide what happens to the rent. Ask your insurer how cover works before you let.

How often do you inspect?

On a regular schedule agreed with you, with a written report and photographs, and after any storm or reported problem. Inspections are arranged with the tenant on proper notice.

Do the Renters' Rights Act changes apply in Mudeford?

Yes, as everywhere in England. Since 1 May 2026 tenancies are periodic, section 21 is gone, rent rises once a year by section 13 notice and tenants can leave on two months' notice. We manage every Mudeford tenancy to those rules; this is general information, not legal advice.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
