Winter lets in Mudeford give a holiday home something to do between the October half term and Easter. The house is let furnished for a month or more at a time, to people who need to be near Christchurch in the cold months, and handed back before the families return. Flexiestays, Bournemouth's number one platform for winter and long stays, markets it; this page is the Mudeford detail behind our winter lets service.
The Mudeford winter
Half term at the end of October is the last busy week. Through November the Quay is quiet and the ferry crosses only on fair-weather weekends. Christmas and New Year bring families for a few nights. January and February are the emptiest weeks of the year, and that is where a month-long guest does most for an owner. By March the walkers are back.
The village does not close. The pub and the fish stall on the Quay, the walk along Avon Beach to Friars Cliff and Steamer Point, and the wildfowl on the harbour and Stanpit Marsh keep a winter guest occupied.
Who takes a Mudeford winter let
- Families of older residents in Mudeford, Stanpit and Christchurch, staying near a parent for weeks.
- Contractors working at the airport at Hurn or the estates at Somerford.
- Remote workers who want a month by the harbour.
- People between homes, waiting for a purchase to complete.
Each wants a warm house, parking, a washing machine and fast broadband more than a beach hut key. The village is described on our Mudeford area page.
The rules a Mudeford owner plans around
Two lines matter. The first is 28 nights: a let of 28 nights or more is a long stay rather than a holiday let. The second is 140 and 70: at the time of writing a self-catering home that was available for 140 nights and actually let for 70 in the previous 12 months is assessed for business rates, and only lets of 28 nights or fewer count towards the 70. A home that falls short pays council tax, and BCP Council has charged a 100% premium on furnished second homes since April 2025.
So a Mudeford winter is usually planned in layers: Christmas and New Year as short stays, some walkers' weekends, and longer stays in January and February. Your accountant should confirm your own position; this is not tax advice. Our guides to winter lets and council tax and second homes in BCP explain more.
How we run it
We visit, check the heating, the connection and the parking, set weekly and monthly rates, and list the home. Each guest is checked before arrival and the stay is agreed with an end date, normally before Easter. A guest whose main home is elsewhere is not a tenant; one who makes the house their only home could be, so each stay starts on the right agreement.

The Mudeford property market
Mudeford is a small village at the mouth of Christchurch Harbour, with the Quay on one side and Avon Beach on the other. Stock is limited and mostly freehold houses and bungalows, so homes near the water sell to second-home buyers and downsizers, and the ones that are let go to families, couples and older tenants who want the harbour.
Mudeford is a summer village. From Easter to the October half term the Quay, Avon Beach and the ferry to the Sandbank fill the calendar; after it, the ferry drops to fair-weather weekends and many holiday homes stand empty until spring.
The people who come in winter are quieter and stay longer. Walkers come for the harbour shore and Hengistbury Head, birdwatchers for the wildfowl on Christchurch Harbour and Stanpit Marsh. The steady bookings are longer: relatives of older residents, contractors working at Hurn, and remote workers who want a month by the water.
The rules decide how a Mudeford winter is planned. At the time of writing BCP Council charges a 100% council tax premium on furnished second homes, and a home available to let for 140 nights and let for 70 in the previous 12 months is assessed for business rates instead. Only lets of 28 nights or fewer count towards those 70.
Who rents and buys in Mudeford
- Second-home buyers. Buyers from London and the Home Counties want a house within a walk of the Quay or the beach. They compete for very few homes, which keeps prices near the water firm and means many houses are held as second homes and holiday lets rather than let to tenants.
- Downsizers and retirees. Level bungalows a walk from the beach suit people retiring to the coast. They buy when they sell elsewhere, and some rent a furnished home first while they look.
- Families who want the water. Families rent for the primary schools, the beach and the sailing, and pay more for a house with a garden and a drive. They tend to stay for years once settled.
- Winter and long stays. Holiday homes stand empty from November to March. Contractors working around the airport, relatives of older residents and people between homes take furnished stays of a month or more in those months.
Let furnished, from 28 nights, all year round.
A furnished flat in Mudeford does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Winter lets in Mudeford: questions
Does anyone want a Mudeford house in winter?
Yes, though not for the beach. Relatives staying near a parent, contractors working around the airport, remote workers and people between homes take weeks or months. Walkers and birdwatchers add weekends. A house that is warm, has parking and says so honestly lets in January.
Is the ferry to the Sandbank running in winter?
Only at weekends and in school holidays when the weather allows; the full season is Easter to late October. Winter listings sell the Quay, the harbour walk and the view to Hengistbury Head rather than a day on the Sandbank.
How does the 28-night line affect my Mudeford holiday home?
A stay of 28 nights or more is a long stay and does not count as a let night in the business rates test. At the time of writing a home needs 70 let nights in the previous year to stay on business rates. A winter of month-long stays can therefore move a home back to council tax, so we plan a mix. Ask your accountant.
What does a Mudeford cottage need for winter guests?
Heating that warms quickly and holds when the wind comes off the harbour, a reliable connection, a washing machine and dryer for wet gear, a porch or boot room, and parking that does not rely on the Quay car park. We check these at a visit.
Will a winter let get in the way of my summer?
No. Every winter stay is agreed with an end date before arrival, normally before Easter when the ferry season starts in earnest, and your own weeks stay blocked. An extension is only offered if the summer calendar allows.

Great accommodation and location
Ease of booking. Great communication with the team. Moved to the area and stayed while purchasing property. Very flexible regarding duration of stay. 2 months. We stayed in 2 different apartments. Both lovely. Quiet. No hassle. Also location awesome. A few minutes walk to the beach and town. Thanks again everyone at Flexistays Bournemouth. Highly recommend
Lovely and cosy apartment in the centre
Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
