A winter let in Stanpit is a furnished house or holiday home let from November to March to someone who needs it for 28 nights or more, through the Flexiestays platform. The house earns in the months when summer families have gone, and is back with you in time for Easter.

The Stanpit year
Summer is families, sailors and paddleboarders using the harbour, Avon Beach and Mudeford Quay. Spring and autumn bring walkers and the bird migration on the marsh. Winter is quieter on the water, but the village is a mile from Christchurch town centre and close to the A35, so the people who need to be in Christchurch in January can stay here.
Who takes the house from November
- Families visiting relatives. Christchurch has many older residents, and winter is when sons and daughters come to help for a few weeks.
- Contractors. Engineers on projects at the airport and the Aviation Park at Hurn, booking by the month and needing a drive.
- People between homes. Couples who have sold and are searching for a bungalow on the Christchurch side.
- Remote workers. A quiet house, good broadband and the station a mile away.
Birdwatchers want short breaks rather than a month, so they fit around a winter let rather than replacing it.
What these guests have in common is that they live in the house rather than visit it. They cook every night, work at the table, wash and dry clothes, and come back muddy from the marsh path with a dog. A house set up for summer weeks, with beach towels and a barbecue, needs a winter check: heating in every room, a boot rack, a dryer or airer, and a desk.
How a winter let works
You choose the dates. We prepare the listing, check the house for winter living, reference each guest and agree a monthly price that includes the bills. We arrange the clean and linen before arrival, answer the guest during the stay and inspect when they leave. Flexiestays charges 8% on bookings it brings to a managed property; management is quoted after a visit.

The Stanpit property market
Stanpit is a residential village on the north shore of Christchurch Harbour, about a mile east of Christchurch town centre between Purewell and Mudeford. Its bungalows and family houses rent to families and couples who want the harbour and the marsh close by, and sell for less than homes at Mudeford Quay.
Stanpit has a winter reason to visit that most of this coast lacks. Stanpit Marsh, the 65-hectare reserve on the north shore of Christchurch Harbour, a Local Nature Reserve since 1964 and an SSSI since 1986, is at its best for birds from late autumn to early spring, when brent geese, wigeon and teal are on the harbour. That brings birdwatchers, usually couples, for short breaks.
A winter let through Flexiestays is for the other winter guest: the one who needs the house for a month or more. Relatives of older Christchurch residents, contractors at the airport and the Aviation Park, people between homes, and remote workers who want a quiet house a mile from a main line station all book Stanpit bungalows and houses by the month.
Two lines to watch. Winter stays on the platform start at 28 nights. At the time of writing a property available to let for 140 nights and actually let for 70 in the previous 12 months is assessed for business rates rather than council tax, and long stays may not count towards the 70. BCP Council's 100% second homes premium applies to furnished homes that are nobody's main home.
Who rents and buys in Stanpit
- Families priced out of Mudeford. Stanpit gives families the harbour, the beach and Mudeford Quay within about a mile, at lower prices and rents than homes on the Quay itself. That makes it a first choice for people who want the area without the premium.
- Sailors and harbour users. Christchurch Harbour has three sailing clubs, including Mudeford Sailing Club on the north shore. Members and paddleboarders rent and buy close to the water, and value a garage or a drive for a dinghy.
- Retirees and downsizers. Bungalows on level ground, a mile from the town centre and close to the marsh walks, suit people retiring to Christchurch. They buy, and they rent while a sale elsewhere completes.
- People working in Christchurch and at Hurn. The village is close to the A35, the town centre and the station. Hospital staff, airport contractors and people relocating for work rent here for the short drive and the quiet.

Will a long winter booking affect my business rates?
Possibly. At the time of writing a holiday let qualifies for business rates when it was available for 140 nights and let for 70 in the previous 12 months, and long stays may not count towards the 70. Falling short brings the property back to council tax and the second homes premium. Check with the Valuation Office Agency.
What does the winter guest pay for?
One monthly price covering the furnished house and the bills: electricity, gas, water, broadband and council tax. Cleaning before arrival and fresh linen are included, and further cleans can be booked.
Is my house ready for a winter let?
It needs heating that keeps every room warm, good broadband, a washing machine and somewhere to dry clothes, as well as the gas, electrical and alarm checks. Houses near the marsh should be checked for damp before the season. We walk through it with you before the house is listed.

Lovely and cosy apartment in the centre
Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
