Winter lets in Bournemouth

Keeping Bournemouth's furnished flats and holiday homes earning from November to March: hospital staff, contractors, relocations, university visitors and BIC audiences, by the week or the month.

  • 4.9/5 786 reviews
  • 130 properties managed
  • Since 2018 letting in Bournemouth

A winter let in Bournemouth keeps a furnished flat or holiday home earning from November to March, when the summer guests have gone but the people who need to be in town have not. We let it by the week or the month through the Flexiestays platform, then hand it back for Easter. This is the Bournemouth detail of our winter lets service.

Who is in Bournemouth between November and March

  • Hospital staff and families. Doctors, nurses and locums on placements at the Royal Bournemouth Hospital on Castle Lane East, and relatives visiting patients.
  • University visitors. Visiting academics and postgraduates at Bournemouth University and Arts University Bournemouth, and parents at November graduations.
  • Event audiences. Concerts, comedy and conferences at the BIC, and the Christmas market in the Square.
  • Contractors and relocations. Engineers and site teams on jobs of weeks or months, and people starting new jobs who want a furnished base.
  • Remote workers and Christmas families, for a quiet month by the sea or a house big enough for everyone.

The group fills 130 properties with these guests every winter, so we know what they ask for.

Which properties work in winter

A sea view sells August; in January guests ask whether the heating works, the Wi-Fi holds a video call, there is a desk, a washing machine and parking. Flats near the station and the Lansdowne suit hospital and university guests. Houses with driveways in Winton and Charminster suit contractor teams. Older cliff-top conversions need a check for condensation and draughts before the first guest.

The 28-night and 140 and 70 night lines

At the time of writing BCP Council charges a 100% council tax premium on furnished second homes. A self-catering property available to let for 140 nights and actually let for 70 in the year is assessed for business rates instead, and only lets of 28 nights or less count towards the 70. A winter of monthly stays keeps a property warm and earning without helping that test on its own, so we plan the year as a whole. The winter lets guide and council tax and second homes in BCP explain both rules.

Handing back to summer

Each winter stay has an end date agreed before arrival, usually mid-March, leaving time for a deep clean, repairs and new photographs before the Easter holidays.

The West Cliff follows the BIC, the East Cliff the station and the Christmas market, Westbourne has the steadiest village trade, and Alum Chine the sharpest drop and the dog walkers.

The local market

The Bournemouth property market

Bournemouth is the largest rental market on the Dorset coast: a resort, a conference town and a university town on the main line to London. Purpose-built and converted flats dominate the centre and the cliffs; family houses sit inland in Winton, Charminster, Southbourne and Boscombe. Demand comes all year, from students and staff at two universities, the hospital, the BIC and the beach.

Bournemouth does not close in winter; its guests change. From November the beach families thin out and bookings come from people with a reason to be in town: staff and relatives at the Royal Bournemouth Hospital, academics and parents at the two universities, delegates and audiences at the BIC, contractors on fixed-length jobs and people relocating. They stay longer, book closer to the date and care more about a warm flat and a desk than a sea view.

December is the busiest winter month in the centre, with the Christmas market in the Square. Mid-January to the end of February is the quietest stretch, and that is where stays of a month or more do the work.

Two lines decide how a winter is planned. At the time of writing BCP Council charges a 100% council tax premium on furnished second homes, and a property available for 140 nights and let for 70 in the year can be rated for business rates instead. Only lets of 28 nights or less count towards the 70, so a good winter mixes short stays with long ones.

Who rents and buys in Bournemouth

  • Students and university staff. Two universities bring students who need houses and flats from September, academics on fixed-term contracts who want a furnished home for a term, and parents who visit for graduation weeks. Winton, Charminster and the Lansdowne let fastest to them.
  • Hospital and healthcare workers. The Royal Bournemouth Hospital and the practices around it recruit nurses, doctors and locums on rotations of weeks or months, who need somewhere furnished with parking and bills included.
  • Relocations and project workers. People moving to the area for a job at the Lansdowne, the airport or the universities often rent furnished for a few months while they look for a permanent home. Contractors on infrastructure and construction projects book by the month.
  • Second homes and downsizers. Buyers from London and the Home Counties take flats on the cliffs for weekends and retirement, which keeps sale prices on the seafront firm and gives landlords a resale market.
  • The beach and the BIC. Seven miles of sand, the Bournemouth International Centre and the Pavilion fill the centre with visitors all year. Flats near the pier let as serviced apartments and holiday lets as well as to long-term tenants.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Bournemouth does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Bournemouth: questions

Who takes winter lets in Bournemouth?

Hospital staff on placements and relatives of patients, contractors and project teams, people relocating to new jobs, visiting academics and parents at the universities, BIC delegates and audiences, remote workers and families visiting at Christmas. Most stay from a week to three months.

Which months does a Bournemouth winter let cover?

November to March. We agree each stay's end date before it starts so the Easter holidays stay free, with time for a deep clean and repairs before summer guests. A guest who asks to extend is quoted against what spring would earn.

Do winter stays help my property qualify for business rates?

Some do. At the time of writing a self-catering property must be available for 140 nights and let for 70 in the year, and only lets of 28 nights or less count towards the 70. BIC and Christmas stays help; month-long stays earn but do not add let nights.

What should a Bournemouth flat have for winter guests?

Heating guests can control, Wi-Fi fit for video calls, a table or desk, a washing machine and a way to dry clothes, good bedding and clear parking instructions. Several central streets are permit zones, so contractors with vans need to know where to park.

How are winter guests found?

Through the Flexiestays platform, Bournemouth's number one for winter and long stays, which charges only 8% on the bookings it brings to managed properties. Owners who want full holiday let management use Sea Breeze Property Services, the group's holiday let arm, at 16% commission and no retainer.

Is a winter guest a tenant?

Usually not, where the guest keeps a main home elsewhere: a contractor, a hospital locum or an insured household. Someone who makes the flat their only home may be a tenant whatever the booking says. We check the purpose of each stay and use the right agreement. This is not legal advice.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
