- Since 2018 letting in Bournemouth
A winter let on the East Cliff fills a furnished flat from November to March with people who want the station, the town and the sea within a walk, then returns it to summer guests by Easter. This is the East Cliff detail of our winter lets service, run through the Flexiestays platform, Bournemouth's number one for winter and long stays.
Who takes East Cliff winter lets
- Train arrivals for a few nights in the Christmas market weeks and for concerts at the BIC across the pier.
- People relocating to jobs in the town centre, who want a furnished flat for a month or two near work and the station.
- University staff and visitors at the Lansdowne buildings behind the cliff top.
- Remote workers, who want a sea view and a direct train to London.
- Wintering couples, often older, who book a month in a block with a lift and walk to the shops and the Russell-Cotes.
How the owner's flat keeps earning
From November the flat is offered by the week and the month, with heating and electricity built into the price, and December weekends at nightly rates. Monthly stays mean fewer changeovers and a flat that stays warm and aired, which matters in older blocks with big sea-facing windows. At the time of writing Flexiestays charges 8% on the bookings it brings to managed properties.
The 28-night line and the 140 and 70 test
At the time of writing a self-catering property needs to be available to let for 140 nights and actually let for 70 in the year to be assessed for business rates rather than council tax, and BCP Council charges a 100% premium on furnished second homes that do not qualify. Only lets of 28 nights or less count towards the 70. A winter of monthly stays earns, but the short breaks in summer and December carry the test. A guest who makes the flat their only home may be a tenant whatever the booking says, so we use the right agreement for each stay; this is not legal advice. The winter lets guide explains the detail.
The cliff works and the spring handover
BCP Council's stabilisation of the cliff below the former East Cliff Lift was due to start in September 2026 for about eight months. That may mean closed paths, contractors' traffic and noise near the old lift site through the winter. We check before each season and say so in the listing, because a guest who was told does not mark the flat down.
Winter stays are agreed with an end date that leaves Easter free, with time for a deep clean and any repairs. The East Cliff season is long, so summer pricing is set before the last winter guest leaves.

The East Cliff property market
The East Cliff is a residential flat market between the Lansdowne and the sea, east of the pier: mansion blocks, purpose-built blocks with lifts and converted villas on long avenues. Tenants are professionals working in the town centre, couples and older residents; buyers are downsizers, second-home owners and investors who want the station on foot.
The East Cliff holds more of its winter than most seafront districts because its guests do not come for the sand. The station is a walk inland, the town centre and the Christmas market in the Square are a few streets west, and the Russell-Cotes Art Gallery and Museum is on the cliff edge. Short breaks carry on into December, then stays of a month or more take over from January.
Winter guests here are people relocating to central jobs, staff and visitors at the Lansdowne, remote workers who want a sea view and a train line, and older couples who winter by the sea in a block with a lift. Mansion-block and purpose-built flats with central heating suit them.
Two local factors shape the season. BCP Council's stabilisation of the cliff below the former East Cliff Lift was due to start in September 2026 and take about eight months, so paths and parts of the promenade may be closed. And at the time of writing, only lets of 28 nights or less count towards the 70 let nights in the business rates test.
Who rents and buys in East Cliff
- The station and the Lansdowne. Tenants who commute by train or work in the Lansdowne offices choose the East Cliff because both are a walk. That keeps demand steady through the year rather than with the seasons.
- Downsizers and older residents. Mansion blocks with lifts, porters in some, and level walks to the shops suit people moving out of family houses. They buy, and they rent for long periods while they decide.
- University staff and relocations. Academics and staff at the Lansdowne buildings and people starting jobs in the town centre take furnished and unfurnished flats near work, often for a year at a time.
- Second homes and investors. Buyers from London and the Home Counties take sea-view flats for weekends and later retirement, which gives landlords a resale market for a well-kept flat with a long lease.
Let furnished, from 28 nights, all year round.
A furnished flat in East Cliff does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Winter lets in East Cliff: questions
Do East Cliff flats let in winter?
Yes, more than most seafront flats. The station, the Lansdowne and the town centre are on foot, so short breaks continue through the Christmas market weeks, and from January people relocating, remote workers and wintering couples take stays of a month or more.
Will the cliff works put winter guests off?
They may affect the walk to the beach. The stabilisation works below the old East Cliff Lift were due to start in September 2026 and run for about eight months, subject to consents and weather. We describe the current position in every listing; long-stay guests are rarely here for the beach.
How does a winter let affect council tax and business rates?
At the time of writing BCP Council charges a 100% premium on furnished second homes. A property available for 140 nights and let for 70 can be rated for business rates instead, and only lets of 28 nights or less count towards the 70. Christmas breaks help that test; monthly stays do not.
What does an East Cliff flat need for winter?
Heating the guest can control, Wi-Fi that copes with a working day, a desk by a window, a washing machine and a way to dry clothes, and a clear answer on parking. Large Victorian windows lose heat, so seals and draughts are checked before the first guest.
My lease bans short lets. Can I still do a winter let?
Perhaps, if it allows longer lets on the right agreement; some East Cliff leases bar short stays but treat a stay of several months differently. Others restrict any letting without consent. Have a solicitor read it before you furnish, and tell your lender and insurer.

They're always approachable, responsive, and willing to go the extra mile to help resolve any issues or answer questions. Their attitude makes a real difference and creates a welcoming experience for residents and guests. A special mention has to go to Natalie, who has been exceptionally helpful. She is consistently kind, attentive, and proactive, and always makes sure things are dealt with properly. Her dedication and willingness to help really stand out and are very much appreciated. Thank you to the whole team for all your hard work, it definitely doesn't go unnoticed!
Great accommodation and location
Ease of booking. Great communication with the team. Moved to the area and stayed while purchasing property. Very flexible regarding duration of stay. 2 months. We stayed in 2 different apartments. Both lovely. Quiet. No hassle. Also location awesome. A few minutes walk to the beach and town. Thanks again everyone at Flexistays Bournemouth. Highly recommend
Lovely and cosy apartment in the centre
Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
