A winter let in Moordown is a furnished house or bungalow let between November and March to people who need to be in north Bournemouth for weeks. Most Bournemouth holiday homes go quiet after the October half term; a well-set-up Moordown house usually does not, because its guests are not on holiday. This page covers who books, what the house needs and the rules for owners. The full service is on winter lets.

Why winter works in BH9

Position does most of the work. The hospital is a direct drive east along Castle Lane, with bus routes along Wimborne Road towards it. The airport at Hurn is a short drive north-east, and the town centre is a bus ride south. Winter guests here include:

  • Hospital staff on placements that start in winter.
  • Relatives of patients and of Moordown families, needing a base for a week or a month.
  • Households between homes, selling in north Bournemouth and not yet able to move.
  • Contractors on projects around the town and towards Ferndown.
  • University visitors for the spring term at the Talbot campus, a short drive west.

The house a winter guest chooses

Moordown's interwar semis, Mayfield Park houses and bungalows suit winter letting because they are ordinary homes. In January a guest checks warmth, a drive, a washing machine and somewhere indoors to dry clothes, a proper kitchen and broadband for video calls. We photograph the house as it is in winter, heating on and curtains drawn, not only the garden in July. A bungalow is worth naming in the listing title: few step-free homes are available for a winter stay.

Pricing and the platform

Winter guests compare totals, not nightly rates. We set a weekly price, a monthly price and a minimum stay for each part of the season, with bills included for stays of a month or more. The house is listed on the Flexiestays platform, Bournemouth's number one for winter and long stays, which charges 8% on the bookings it brings to managed properties. A long stay is given an end date before Easter, when visiting relatives and spring families start to book.

The 28-night line and the 140/70 test

A stay of 28 nights or more is set up as a serviced stay, and a guest who makes the house their only home may become a tenant, so we confirm the purpose of each long booking. A furnished second home in BCP pays a 100% council tax premium at the time of writing, unless it is available for 140 nights and let for 70 in the year, when it moves to business rates; only lets of 28 nights or less count towards the 70. Winter lets explained and council tax and second homes in BCP cover the detail.

Other options for a Moordown house

A family tenancy is often the simpler choice here: see letting agents in Moordown and property management in Moordown. Furnished stays outside the winter are on long term lets in Moordown. The local market

The Moordown property market

Moordown is a settled northern suburb on Wimborne Road, part of Bournemouth since 1901, with Victorian cottages, interwar semis and a large number of bungalows. It lets mainly to families and longer-term tenants, and sells to first-time buyers, families and downsizers who want a bungalow close to shops and buses.

Moordown is one of the Bournemouth suburbs where winter is not the weak season. Castle Lane West starts at the top of the district and leads past Castlepoint to the Royal Bournemouth Hospital, and the people who need a furnished house here in January need it for the same reasons as in June: a placement, a patient, a move or a contract.

What changes in winter is the length of stay. Fewer guests book three nights; more book three weeks or three months. A two or three-bedroom house with a drive and heating that copes with a cold snap can carry the season on a handful of bookings. A bungalow suits relatives visiting a patient or recovering after a hospital stay.

The owner's lines are the BCP ones. A stay of 28 nights or more is let as a serviced stay with its own agreement. A furnished second home pays council tax with BCP Council's 100% premium unless it is available for 140 nights and let for 70 in the year, with only lets of 28 nights or less counting.

Who rents and buys in Moordown

  • Families on longer tenancies. Three-bedroom semis with gardens and drives let to families who want to stay for years near primary schools and parks.
  • Bungalow buyers and downsizers. Moordown's bungalows sell to older buyers and downsizers who want step-free living close to shops, buses and the hospital.
  • Hospital and airport workers. Staff at the Royal Bournemouth Hospital and around Bournemouth Airport rent here for the direct routes along Castle Lane and north to Hurn.
  • First-time buyers. Cottages, terraces and smaller semis give first-time buyers a house with a garden at prices below the coast and the larger suburbs.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Moordown does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Moordown: questions

Who books a Moordown house in winter?

People with a reason to be in north Bournemouth: agency nurses and doctors at the Royal Bournemouth Hospital, relatives supporting a patient, families waiting to complete on a purchase, and contractors on projects north of the town. Most stay a week or longer, so gaps between bookings matter more than the nightly rate.

Should bills be included in a monthly winter price?

Usually yes. Guests compare a Moordown house with serviced apartments that include everything, and a separate bill in February puts them off. We set the monthly figure from your real winter energy costs, so a cold month does not erode your return.

Can I keep Christmas for my own family?

Yes. Block the dates before winter bookings open and we let November and the new year around them. If you would rather earn from Christmas, relatives coming home to Moordown book houses for that week too.

Does a month-long stay count for business rates?

No. Only lets of 28 nights or less count towards the 70 let nights a year, alongside 140 nights available. A winter of long stays earns but does not help the test, so a furnished second home may pay council tax with BCP Council's premium. Confirm with the council and your accountant.

Is a family staying the winter a tenant?

Not if they keep their main home elsewhere, for example a family with a purchase arranged. A household with nowhere else to live may become tenants under the Renters' Rights Act whatever the booking says. We check each stay's purpose and use the right agreement. This is not legal advice.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
