How the estimate is made
Three inputs, and every step of the sum is shown with the result:
- Postcode. The district places the property in an area band: prime waterfront, seafront and town centre, suburb, or market towns and villages.

- Property type. A house usually lets for a little more than a flat of the same size.

Marketing and referencing
Photographs, a floor plan and the listing go out to the portals and our registered tenants. We show the property and reference every adult before you accept anyone.
Move in, then managed
Tenancy agreement, deposit protection, certificates and a photographed inventory on the day. With management, we collect the rent, inspect and arrange repairs.

Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.

How is the rent estimate worked out?
The postcode places the property in an area band. The band and the number of bedrooms give a monthly rent range for an unfurnished let on a tenancy, the property type adjusts it, and a furnished uplift gives the furnished range. Every step is shown with the result.
Is this a valuation?
No. It is an indicative range from a table, not a figure for your property. Condition, parking, outside space, a sea view, the lease and the time of year all move the rent. A free valuation visit gives you a confirmed figure with the reasons.
Why give my email for the breakdown?
The range on screen is yours without giving any details. If you want a figure for your actual property, a member of the team looks at it and emails you within one working day. Marketing emails are only sent if you tick the box.
My postcode is not recognised. Why?
The estimate covers the postcode districts we let in across Bournemouth, Poole, Christchurch and the surrounding towns. If yours is not listed, book a free valuation and we will work out the rent by hand.
What about furnished stays of a month or more?
