What is included

What property management covers

Rent collection and arrears

Rent collected on the due date and paid to you by bank transfer. A missed payment is chased the same week, a payment plan is agreed where one will work, and the legal notices follow where it will not.

The owner statement

A statement every month showing the rent received, the management fee, any contractor invoice paid on your behalf and the balance sent to you, with a year-end summary your accountant can work from.

Inspections

An early visit once the tenant has settled, then inspections at intervals agreed with you, each with a photographed report on condition, damp, alarms, the garden and anything the tenant must put right.

Repairs through local contractors

Faults reported by the tenant are triaged, priced and fixed by local tradespeople we use on the group's buildings: Gas Safe engineers, qualified electricians, plumbers and handymen. You approve anything above the limit we agree.

Compliance renewals

The gas safety certificate every 12 months, the electrical condition report every five years, alarm tests at each inspection, the EPC when it expires and any licence renewal, all diarised so nothing lapses mid-tenancy.

Every call from the tenant

The tenant has our number, not yours. A dripping tap, a lost key, a question about the boiler or a neighbour dispute comes to the team, and you hear about it on the statement or when a decision needs you.

Rent reviews and notices

A rent review once a year by section 13 notice with two months' notice, served to the Renters' Rights Act rules, and the correct possession notice if a tenancy has to end on a legal ground.

End of tenancy and re-let

A check-out against the photographed inventory, deposit deductions agreed or referred to the scheme, meter readings taken, the property turned round and marketed again so the empty period is short.

On this page

Property management means the agent runs the tenancy after the tenant has moved in: collects the rent, inspects the property, arranges repairs, renews the certificates, deals with arrears and sends you a statement every month. Flexie Estate Agents manages flats and houses for landlords in Bournemouth, Poole and Christchurch from an office on Charminster Road, with the team that runs 130 of the group's apartments in the town. You see a statement and the decisions only an owner can make; everything else is handled.

What fully managed means month by month

Before move-in. Everything in our letting agents service: valuation, marketing, viewings, referencing, the agreement, the deposit and a photographed inventory. On the day we take meter readings and tell the utility companies and BCP Council who is now responsible.

Every month. Rent is collected on the due date and paid to you by bank transfer, less the fee and any contractor invoice, with a statement showing each line. A missed payment is chased the same week.

In the first months. An early inspection once the tenant has settled, to catch a problem while it is small: a blocked gutter, a sticking window, a tenant who has not registered for council tax.

Through the year. Inspections at the intervals we agree with you. The gas safety certificate is renewed every 12 months where there is gas, the alarms are tested, the electrical report is renewed before its five years are up and the EPC before it expires.

At the anniversary. A rent review, served as a section 13 notice with two months' notice if a rise is justified by the market, and never more than once a year.

At the end. A check-out against the inventory, the deposit settled or referred to the scheme, and the property turned round and marketed again.

Inspections

An inspection is a visit with a camera and a checklist, agreed with the tenant in advance. We look at the condition of each room, damp and ventilation, the smoke and carbon monoxide alarms, the garden and the exterior, and whether the people living there match the agreement. You get a photographed report with anything the tenant has been asked to put right and anything that needs a contractor. A tenant who knows the property is inspected looks after it differently.

Repairs through local contractors

Faults are reported to us, not to you. We ask the questions that sort a loose handle from a failing boiler, send the right trade and agree the price. The contractors are local tradespeople who work on the group's buildings in Bournemouth: Gas Safe registered engineers, qualified electricians, plumbers, locksmiths and handymen who can be on site quickly because they already are. Above a spend limit agreed with you at the start, we send the quote and wait for your approval; below it, or in an emergency, we instruct the work and show it on the statement. Repairs are passed on at cost.

Compliance renewals

A certificate that lapses during a tenancy is a problem the day it lapses, and it can block a possession notice later. We diarise every renewal from the first day: the gas safety certificate (CP12) every 12 months, the electrical installation condition report (EICR) at least every five years, the alarms at every inspection, the EPC when it expires and any HMO or additional licence from BCP Council before its end date. Gas and electrical safety for landlords and EPC rules for landlords explain each certificate and what happens when the rules change; at the time of writing a let needs an EPC of band E or better, and proposals to raise that are something we track for you.

Arrears and rent

Most arrears are a cash-flow problem that a phone call and a plan resolve. We chase from the first missed payment, agree a repayment plan where one will work and monitor it. Where it will not, we serve the correct notice on a legal ground under the Renters' Rights Act 2025, which replaced section 21 with grounds-based possession from 1 May 2026, and we keep you informed at every step. Rent increases follow the same Act: once a year, by section 13 notice, with two months' notice. Rent increases and arrears sets out the rules at the time of writing. None of this is legal advice.

The owner statement

Every month you receive one document: rent received, the management fee, any contractor invoice paid on your behalf, the balance transferred to you and the date it was sent. At the year end you receive a summary of the twelve months for your accountant. The statement is the whole of your involvement in a quiet month.

How it differs from tenant find

Tenant find Fully managed
Ends On move-in day At the end of the tenancy
Rent You collect We collect, chase and report
Repairs You arrange We arrange through local contractors
Inspections You visit We visit and report
Certificates You renew We diarise and renew

Fee One fee per let A percentage of rent collected

Rent collection sits between the two. Our fees page names the three levels, and property management explained sets out what to expect from any managing agent.

Where we manage

We manage property across Bournemouth, Poole and Christchurch, and the three towns each have a page on what managing a tenancy there involves: property management in Bournemouth, in Poole and in Christchurch. Licensing differs between them, leases on the cliffs and the harbour need reading, and parking permits vary by zone.

How to start

  1. Send the property's details through list your property, or call 01202 619868 between 9am and 5pm on any day.
  2. We visit, read the lease and the certificates, and confirm the fee in writing.
  3. If the property is empty we start with tenant find; if a tenant is already in place we take over the tenancy from the next rent date.

The landlords hub collects the guides and checklists, and for a furnished flat that would suit shorter stays, winter lets explains the alternative.

Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

FAQs

Property management: common questions

What does fully managed property management include?

Everything in tenant find, then the tenancy itself: rent collection and arrears, a monthly owner statement, inspections with photographed reports, repairs through local contractors, renewal of the gas, electrical and EPC certificates, rent reviews, legal notices, and every call from the tenant. At the end, the check-out, the deposit and the re-let.

How is property management different from tenant find?

Tenant find ends on move-in day: the tenant is referenced, the agreement is signed, the deposit is protected and the keys are handed over, and from then on the landlord runs the tenancy. Fully managed carries on for the life of the tenancy. Rent collection sits between the two: we collect and report, but you handle repairs and inspections.

Who does the repairs and who pays for them?

Local contractors who work on the group's buildings: Gas Safe registered engineers, qualified electricians, plumbers and general tradespeople. You pay for the work, usually deducted from the rent and shown on your statement. We agree a spend limit with you; above it we send the quote and wait for your approval unless the repair is an emergency.

How often do you inspect the property?

An early inspection once the tenant has settled in, then at regular intervals agreed with you when you instruct us, and sooner if a repair or a neighbour's report gives a reason. Each visit produces a photographed report covering condition, damp, alarms, the garden and anything the tenant has been asked to put right.

What happens if my tenant falls into arrears?

The missed payment is chased the same week, by phone and in writing, and we find out why. Where a short delay or a payment plan will resolve it we agree one and monitor it. Where it will not, we serve the correct notice on a legal ground under the Renters' Rights Act rules and keep you informed at every step. This is not legal advice.

What do you charge for property management?

A management percentage of the rent collected, confirmed in writing with any VAT before you instruct us, on top of the tenant find fee at the start of each tenancy. Our fees page sets out the three service levels. Contractor invoices are passed on at cost and shown on the statement; there is no mark-up on repairs.

Do I still need landlord insurance with a managed property?

Yes. Management does not transfer the risk of the building, its contents or lost rent, and a standard home policy is unlikely to cover a let property. A landlord policy covering buildings, landlord's contents, liability and, if you want it, rent protection is for you and your broker to arrange. This is general information, not financial advice.

Can you take over a tenancy that is already running?

Yes. We collect the agreement, the deposit certificate, the inventory and the safety certificates, check what is missing, meet the tenant and take over rent collection from the next due date. If a certificate has lapsed or the deposit was never protected, we tell you what has to be fixed and in what order.
