Property management in Poole means a tenant who reaches someone local, repairs done by Poole contractors, and certificates, deposits and notices handled to the current law. Flexie Estate Agents manages flats and houses across the town for landlords who live elsewhere or would rather not take the calls. It is the Poole version of our property management service; the town is on our Poole area page.

What managing a Poole tenancy involves

Rent and arrears. We collect monthly, chase the day a payment is missed and keep a written record of every contact. Our guide to rent increases and arrears explains the process under the new rules.

Inspections. At move-in, through the tenancy and at the end. On the Quay and the peninsula we look hard at windows, balconies and external timber; in Lower Parkstone's villas, at roofs, gutters and damp.

Repairs. Reported by the tenant to us, priced and arranged with Poole tradespeople, and approved by you above an agreed limit. Where a block has a managing agent, we push the common-part repairs through them.

Compliance. Gas safety every year, the electrical report every five years, alarms tested at the start of each tenancy, the EPC kept valid and the deposit protected. The gas and electrical safety guide covers the detail.

The Renters' Rights Act in a Poole tenancy

Since 1 May 2026 every assured tenancy is periodic. Rent can rise once a year by section 13 notice, with two months' notice; tenants can leave on two months' notice; and possession needs a legal ground. Poole landlords who may sell in the next few years should know that the selling ground has its own notice and timing rules. We serve notices in the prescribed form and keep the records a tribunal would ask for. This is general information, not legal advice.

Licensing and the council

BCP Council licenses houses shared by five or more people from two or more households, at the time of writing, and sets conditions on room sizes and fire safety. Houses near the university in Talbot Village and Upper Parkstone are where this comes up most. Our guide to HMO and landlord licensing in BCP sets out the schemes.

Furnished lets and other options

A furnished flat near Poole Hospital or the boatyards does not have to be let on a tenancy. Through the Flexiestays platform it can take people on placements and contracts for a month or more: long term lets in Poole and winter lets in Poole explain how. For tenant find only, see letting agents in Poole; for a figure on the property, property valuation in Poole; and if selling is the plan, selling your property in Poole. We manage on the same terms in Bournemouth.

The local market

The Poole property market

Poole is a harbour town with two property markets. The peninsula, the cliffs and the harbour shore carry some of the highest prices in the country; the town centre, Parkstone and the suburbs inland are where most people rent and buy. The hospital, the port, the boatyards and the grammar schools bring tenants and buyers all year, and the beaches add a second-home market on top.

Managing a let in Poole means dealing with a harbour climate, older housing and a council area with its own rules. Salt air on the Quay and the peninsula wears window frames, balconies and external paintwork faster than inland, and the Victorian villas of Lower Parkstone bring roofs, damp and shared drains that need watching. Family houses in Oakdale, Canford Heath and Broadstone are simpler but see heavier everyday use.

Three local points matter to an owner.

Management companies. Most Quay, Parkstone and peninsula flats sit in blocks with a managing agent, a service charge and building rules. Repairs to the structure, the roof and common parts go through them, not the landlord.

Licensing. BCP Council requires a licence for houses shared by five or more people in two or more households, at the time of writing, with conditions on space, fire safety and management.

Council tax. A furnished property that stands empty between tenancies can attract BCP's 100% premium on second homes after the exemptions run out.

Who rents and buys in Poole

  • Hospital and healthcare staff. Poole Hospital recruits doctors, nurses, locums and agency staff on placements of weeks or months. They want a furnished flat with parking within reach of Longfleet Road, and they rent in every month of the year.
  • Marine, port and manufacturing. Sunseeker, the RNLI, the port and the industrial estates bring engineers, fitters and contractors for the length of a build or a project, and head office staff who relocate with a family following on.
  • Grammar school families. Families move into Poole for the two grammar schools and the primaries that feed them, which keeps three and four-bedroom houses in Oakdale, Canford Heath, Broadstone and Lower Parkstone in demand to rent and to buy.
  • The harbour and second homes. Sandbanks, Canford Cliffs and Lilliput sell to buyers from London and the Home Counties who want a harbour view, a mooring or a beach on foot. Prices there set the ceiling for the whole town and give landlords a resale market.
  • Commuters and relocations. The main line puts Bournemouth, Southampton and London within reach, so people moving for a job at Poole's employers or in Bournemouth rent furnished for a few months before they buy.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Poole does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Property management in Poole: questions

What does fully managed cover in Poole?

Rent collection and arrears, routine inspections, repairs through vetted Poole contractors, gas and electrical certificates renewed on time, deposit protection, rent reviews by section 13 notice, and every call from the tenant, day to day. We report to you monthly and ask before any repair above an agreed limit. Fees are confirmed in writing first.

Who carries out repairs on a Poole property you manage?

Local tradespeople we use regularly: gas engineers, electricians, plumbers, roofers and general builders who know Poole's older houses and coastal blocks. Where a block has a managing agent, structural and common-part repairs go to them, and we chase on the tenant's behalf. You can also nominate your own contractors.

How do you handle rent arrears in Poole?

We contact the tenant as soon as a payment is missed, agree a plan where it is realistic, and keep a written record. If arrears reach the level set by the Renters' Rights Act grounds, we explain the options and the notice required. Possession needs a legal ground and a court order; we recommend a solicitor for that stage.

What has the Renters' Rights Act changed for managing a Poole let?

Since 1 May 2026 tenancies are periodic with no fixed end, section 21 has gone, rent rises once a year by section 13 notice, and tenants can leave on two months' notice. Pets must be considered fairly. A landlord database and ombudsman are expected to follow. This is general information, not legal advice.

Do I need a licence for my Poole HMO?

At the time of writing a mandatory licence is needed where five or more people from two or more households share. BCP Council sets conditions on room sizes, fire safety and management, and checks them. We confirm the position for the address on BCP's licensing pages before a shared let starts.

How often do you inspect a managed property in Poole?

At move-in, at set intervals through the tenancy and at the end, with photographs and a written report each time. Properties on the harbour or the peninsula get an extra look at windows, balconies and outside woodwork, because salt air works on them faster.

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
