Property management in Branksome covers some of Poole's oldest rented houses and some of its most settled blocks, a few hundred metres apart. Flexie Estate Agents manages tenancies on both sides of the railway for landlords who want a local team to take the calls and keep the house in order. It is part of our property management service; the area is on our Branksome area page.

North of the railway: older houses

The Edwardian and interwar houses around Branksome station were built long before modern standards. We inspect roofs, chimneys, gutters and sash windows, look for damp in cellars and against party walls, and book electrical reports early, because older wiring often needs work. Boilers near the end of their life are flagged before they fail in January. Where a house is shared, fire doors, alarms and the licence conditions are checked at every visit.

South of Poole Road: Branksome Park

Most flats here sit in blocks with a managing agent, so we route structural and grounds repairs to them and chase anything that affects the tenant. Houses bring large gardens, pine needles in gutters and mature trees, some protected. Before any tree or exterior work we check the conservation area rules with BCP Council.

Rent, arrears and the tenancy rules

Rent is collected monthly and chased when it is missed, with a written record. Since 1 May 2026 every tenancy is periodic: rent can rise once a year by section 13 notice, tenants can leave on two months' notice and possession needs a legal ground. Our guide to rent increases and arrears explains the process.

Compliance and licensing

Gas safety every year, an electrical report at least every five years, smoke and carbon monoxide alarms, an EPC of E or better, the deposit protected and Right to Rent checks. Shared houses may need a licence: at the time of writing BCP Council requires one where five or more people from two or more households share. The HMO and landlord licensing guide sets out the schemes.

Contractors

Repairs go to Poole and Bournemouth tradespeople who know older housing: roofers, plasterers, electricians and gas engineers, priced and approved by you above an agreed limit, with photographs when the job is done. Branksome's position on the boundary means contractors from either town reach it quickly.

The local market

The Branksome property market

Branksome is the Poole suburb on the Bournemouth boundary, split by the railway. North of it, Edwardian and interwar houses and flats around the station and Poole Road let to commuters, couples and families all year; south of Poole Road, Branksome Park's large houses and apartment blocks among the pines sell to downsizers and family buyers who want the chines.

Branksome's two halves bring two kinds of management. North of the railway, Edwardian and interwar houses and conversions need the attention older buildings do: roofs, sash windows, damp in basements, original wiring and boilers at the end of their life. Some larger houses are let to sharers, which brings licensing and fire safety. South of Poole Road, Branksome Park's purpose-built blocks have managing agents for the structure and the grounds, and the detached houses have large gardens, mature pines and, in places, protected trees.

Three points shape management here.

Older housing. Electrical reports on Edwardian houses often find work to do; damp and condensation need managing with the tenant.

Licensing. At the time of writing BCP Council licenses houses shared by five or more people from two or more households, with conditions on fire safety and room sizes.

Trees and the conservation area. Branksome Park is a conservation area, so work to trees and exteriors may need BCP's consent.

Who rents and buys in Branksome

  • Commuters between two towns. Tenants working in Bournemouth, Poole or Southampton rent near Branksome station for the train and the buses on Poole Road, and pay more for a flat a short walk from the platform.
  • Downsizers in Branksome Park. Owners leaving a family house buy lift-served flats among the pines, a walk from Branksome Chine, and value a garage and a level route to Westbourne's shops.
  • Family buyers. Families buy the large houses on Branksome Park's plots for the space, the gardens and the chines, and the Edwardian houses north of the railway for value close to the station and schools.
  • University and hospital staff. Academics, researchers and hospital staff rent in Branksome because both universities and both hospitals are a short journey away.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Branksome does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

FAQs

Property management in Branksome: questions

What does managing a Branksome house involve?

Rent collection and arrears, regular inspections, repairs through Poole tradespeople, gas and electrical certificates renewed on time, the deposit protected and the tenant's calls answered. In older houses near the station we watch roofs, damp and wiring; in Branksome Park, gardens, gutters and trees.

How do you handle damp in an older Branksome house?

We find the cause first: a leak, a failed gutter, rising damp or condensation from drying washing indoors. Repairs go to the right trade, and where it is condensation we advise the tenant on ventilation. Damp and mould must be dealt with promptly under current rules, and we record each step.

Do you manage licensed shared houses in Branksome?

Yes. We check whether the house needs a licence, help with the application, keep the fire alarms, fire doors and certificates the licence requires, and inspect shared areas more often. BCP Council's licensing pages set out the conditions for each address.

Can you arrange tree work in Branksome Park?

Yes, through tree surgeons we use, after checking whether the tree is protected or the plot is in the conservation area. Work on protected trees needs BCP Council's consent first, which can take weeks, so we plan ahead.

How does the Renters' Rights Act affect a managed let here?

Since 1 May 2026 tenancies are periodic, rent rises once a year by section 13 notice, tenants can leave on two months' notice and possession needs a legal ground. We serve notices in the right form and keep the records. This is general information, not legal advice.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
