Property management in Parkstone is largely the management of older buildings: Victorian villas turned into flats in Lower Parkstone, and terraces along and off Ashley Road. Flexie Estate Agents manages tenancies here for landlords who want a local team to collect the rent, deal with the freeholder and fix things before they get worse. It is part of our property management service; the suburb is on our Parkstone area page.
Managing a villa conversion
A flat in a converted villa shares a roof, gutters, drains and often a front door with its neighbours. When something fails, the lease decides who pays and who organises it. We read the lease when we take the flat on, keep contacts for the freeholder or the other owners, and organise quotes and access so the tenant is not left waiting. Inside the flat, repairs go to our Poole tradespeople, approved by you above an agreed limit.
Older houses and the winter
Solid walls, bay windows and older boilers mean Parkstone homes are tested in winter. Before the cold months we check gutters, seals and extraction, service the boiler and look for the first signs of condensation. Damp and mould are handled promptly, with the cause found and fixed, and the record kept. Our guide to gas and electrical safety covers the certificates that go with it.
Rent, arrears and the Renters' Rights Act
Rent is collected monthly and chased the day it is missed. Since 1 May 2026 every tenancy is periodic: rent rises once a year by section 13 notice, tenants can leave on two months' notice, and possession needs a legal ground and a court order. Our guide to rent increases and arrears sets out the process. This is general information, not legal advice.
Shared houses and licensing
Larger Upper Parkstone houses near Bournemouth University's Talbot Campus are sometimes let to sharers. At the time of writing BCP Council requires a licence where five or more people from two or more households share, with conditions on fire doors, alarms, room sizes and management. We check the address, help with the application and inspect shared areas more often.
Contractors and parking
Contractors working in Parkstone need to know where to park on streets without driveways, and when the roads around Ashley Cross are busy. We book access with the tenant in advance and use tradespeople who know the area's older houses.

The Parkstone property market
Parkstone is Poole's largest suburb and its most active rental market. Lower Parkstone's Victorian villas, flats and newer blocks around Ashley Cross let to professionals and couples, and Upper Parkstone's terraces along Ashley Road are where first-time buyers and landlords start. Poole Hospital, the station and the grammar schools keep demand steady all year.
Most of Parkstone's rented homes are in older buildings. Lower Parkstone's Victorian and Edwardian villas were split into flats, often with a small freehold company or an absent freeholder, shared roofs and drains, and leases that leave repairs to be agreed between flat owners. Upper Parkstone's terraces are simpler but older still in places, with original chimneys, bay windows and rear extensions. Tenants here stay a year or more and use the homes hard.
Three points shape management here.
Shared structure. In a converted villa, a leak from the roof or a blocked shared drain needs the other owners or the freeholder to act, and someone has to organise it.
Damp and condensation. Solid walls and older windows bring condensation in winter, which must be dealt with promptly and recorded.
Licensing. At the time of writing BCP Council licenses houses shared by five or more people from two or more households, with conditions on fire safety and space.

Our fees in fullProperty management in Parkstone: questions
Who repairs the roof on a Parkstone villa conversion?
It depends on the lease. Some conversions have a freeholder or management company responsible for the roof and structure; in others the flat owners share the cost by agreement. We read the lease, contact the right party and organise quotes, keeping the tenant informed.
How do you deal with damp in an older Parkstone home?
We find the cause first: a leaking gutter, a failed seal, rising damp or condensation. Repairs go to the right trade, and where it is condensation we fit or improve extraction and advise the tenant. Every step is recorded, because damp and mould must be dealt with promptly.
Do you manage shared houses near the university?
Yes. We check whether the house needs a licence, keep the fire alarms, fire doors and certificates the licence requires, inspect the shared areas more often and manage the tenancy for each sharer or the group. BCP Council's licensing pages set out the conditions.
How do you handle arrears in Parkstone?
We contact the tenant the day a payment is missed, agree a realistic plan where possible and keep a written record. If arrears build, we explain the Renters' Rights Act grounds and notice periods. Possession needs a court order; we recommend a solicitor for that stage.
How often do you inspect a Parkstone property?
At move-in, at regular intervals during the tenancy and at check-out, with a written report and photographs. In older homes we look closely at gutters, windows, damp patches and the boiler before winter.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
