Parkstone lets all year to people who work in Poole: hospital staff a walk across Poole Park from Longfleet Road, professionals who take the train from Parkstone station, families near the grammar schools. Flexie Estate Agents finds, references and moves in tenants across both halves of the suburb, and manages the lets landlords hand over. This is the Parkstone detail behind our letting agents service; the suburb is on our Parkstone area page.
What lets in Parkstone
- Villa flats near Ashley Cross (BH14). One and two-bedroom conversions and newer blocks. Professionals, couples and hospital staff; the walk to the station and the green is the selling point.
- Family houses towards Poole Park and Whitecliff (BH14). Three and four bedrooms with gardens. Families for the schools and the park.
- Terraces off Ashley Road (BH12, BH14). Two and three bedrooms near the supermarkets and buses. Young families and staff on a budget.
- Larger Upper Parkstone houses near the university. Sometimes let to sharers, subject to licensing.
How we let a Parkstone property
Valuation. A rent range with the reasons: the walk to Ashley Cross or the station, parking, condition and the likely tenant. See property valuation in Parkstone.
Marketing. Photographs, a floor plan, the portals, flexiestays.com and our register of tenants, which includes hospital staff and relocating households. The listing states parking honestly.
Viewings and referencing. Accompanied viewings, a holding deposit within the one-week cap, and full referencing for every adult. Rental bidding is banned, so we take offers at the advertised rent.
Move in. A periodic tenancy agreement, the deposit protected within 30 days, the prescribed information and How to Rent guide served, and a photographed inventory.
Hospital staff as tenants
Poole Hospital staff are among Parkstone's steadiest tenants. Many work shifts, so a quiet bedroom, blackout blinds and a parking space count for more than a view. Agency and newly appointed staff often need to move in within weeks of accepting a post, so a ready, referenced let suits them well.
The legal checks
Gas safety where there is gas, an electrical report no more than five years old, smoke alarms on every storey, carbon monoxide alarms where needed, an EPC of E or better and Right to Rent checks. Older villas often need electrical work at the first report, so we book it early. Our guide to EPC rules for landlords covers the energy rating, and the landlord legal checklist lists every item.
Management, furnished stays and selling
With full management we also inspect, arrange repairs and renew certificates: property management in Parkstone. A furnished flat near the station or the hospital can instead take people on placements and contracts for a month or more: long term lets in Parkstone and winter lets in Parkstone. If selling is the plan, see selling your property in Parkstone. Across the town, letting agents in Poole.
The Parkstone property market
Parkstone is Poole's largest suburb and its most active rental market. Lower Parkstone's Victorian villas, flats and newer blocks around Ashley Cross let to professionals and couples, and Upper Parkstone's terraces along Ashley Road are where first-time buyers and landlords start. Poole Hospital, the station and the grammar schools keep demand steady all year.
Parkstone is Poole's busiest rental suburb. Lower Parkstone's flats in converted Victorian villas and newer blocks near Ashley Cross let to professionals, couples and hospital staff who want the station, the restaurants and Poole Park. Upper Parkstone's terraces off Ashley Road let to young families, staff on a budget and, in some larger houses, sharers close to Bournemouth University's Talbot Campus. Family houses towards Poole Park and Whitecliff let to households near the grammar schools.
Three local points shape a let.
Conversion leases. Many Lower Parkstone flats are leasehold conversions whose leases vary block by block on subletting, pets and parking. Read the lease first.
Shared houses. At the time of writing BCP Council requires a licence where five or more people from two or more households share; Upper Parkstone's larger houses near the university are where this arises.
Parking. Many villa conversions have no off-road space, and streets near Ashley Cross are busy in the evening. A space changes the tenant and the rent.

Let furnished, from 28 nights, all year round.

Our fees in fullLetting agents in Parkstone: questions
Who rents in Parkstone?
Poole Hospital staff, young professionals and couples who want Ashley Cross and the station, families near Parkstone Grammar and Poole Park, and in Upper Parkstone staff and sharers connected with the university. Demand runs all year rather than by season.
Does a Parkstone flat let better near Ashley Cross?
Usually. A flat within a walk of Ashley Cross and Parkstone station appeals to professionals and tenants without a car. If it sits above or beside the bars, the listing says so, so tenants who want quiet are steered elsewhere and the ones who take it are happy.
Do I need a licence for a shared house in Upper Parkstone?
At the time of writing a mandatory licence is needed where five or more people from two or more households share. BCP Council may run other schemes in parts of the area. We check the address on BCP's licensing pages before marketing a house to sharers.
Can I let my conversion flat in Lower Parkstone?
Check the lease. Conversion leases differ: some need the freeholder's consent to sublet, some set rules on pets, flooring or parking. We read it before marketing and tell the freeholder or managing agent who the tenant is.
What are your fee tiers?
Tenant find, rent collection and fully managed. Each tier includes referencing, Right to Rent checks, the agreement and deposit protection; collection and management add the monthly work. Fees are confirmed in writing before you instruct us.
What has the Renters' Rights Act changed for Parkstone landlords?
Since 1 May 2026 tenancies are periodic, section 21 has gone, rent rises once a year by section 13 notice, rental bidding is banned and no more than one month's rent can be taken in advance. This is general information, not legal advice.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
