Lilliput is a small market on the harbour, and letting a home here means finding a tenant who wants exactly what it offers: the view from Evening Hill, the marina below, the parade on Sandbanks Road and Sandbanks a short drive along the shore. Flexie Estate Agents markets, references and moves in tenants for Lilliput flats and houses, and works through the leases and water access questions that come with them. This is the local detail behind our letting agents service; the area is on our Lilliput area page.

What lets in Lilliput

Harbour-view flats. Two and three-bedroom flats on the slopes of Evening Hill and near the marina, with lifts and parking. Couples and older tenants who want the view and a quiet road.

Family houses. Detached houses with gardens and drives in the roads between Sandbanks Road and Parkstone Golf Club. Relocating families, households near the schools and owners rebuilding nearby.

Houses on the shore. A few with gardens to the water. Sailing families, with the tenancy stating clearly what water access is included.

How we let a Lilliput home

We value it against comparable lets in Lilliput, Canford Cliffs and Lower Parkstone; property valuation in Lilliput explains what moves the figure. We market it with photographs that lead with the harbour, accompany every viewing and reference every adult for identity, Right to Rent, credit, income and a previous landlord. The tenancy is periodic, the deposit is protected within 30 days, and the inventory is photographed room by room, including any boat store, garden furniture and outdoor equipment.

Before you let: water, lease and plans

Three questions come first in Lilliput. Does the lease allow letting? What water access, if any, is the tenant getting, and is it insured? Will you want the house back in a few years? Since 1 May 2026 a tenancy has no fixed end, and our guide to the Renters' Rights Act for landlords explains the grounds for getting it back. If the answer to the last question is yes, a furnished stay through long term lets in Lilliput or winter lets in Lilliput keeps the dates in your control.

Parking and getting about

Most Lilliput homes have drives or garages, and tenants expect them. Buses run along Sandbanks Road towards Poole and the peninsula, and Parkstone station is a short drive, which the listing states for tenants who commute.

Gas safety where there is gas, an electrical report no more than five years old, smoke alarms on every storey, carbon monoxide alarms where needed, an EPC of E or better and Right to Rent checks. The landlord legal checklist lists every item.

The local market

The Lilliput property market

Lilliput is a small harbourside district between Lower Parkstone and Sandbanks, looking across Poole Harbour to Brownsea Island. Detached houses, some of them art deco from the late 1920s, and modern waterfront apartments sell to downsizers, sailors and families, and the few homes to rent let to tenants who want the harbour and Sandbanks close by.

Lilliput has few homes to let and keen tenants for each. Harbour-view flats on the slopes of Evening Hill let to couples and older tenants who want the view to Brownsea Island and the parade on Sandbanks Road on foot. Family houses let to households relocating to Poole, families near the primary school and the grammar schools, and owners renting while their own house nearby is rebuilt. Sailing families who keep a boat at Salterns Marina or race from the clubs along this shore rent for the water.

Three points shape a let here.

Leases. Most flats are in blocks with management companies and leases that may restrict subletting or pets.

Water access. A garden to the shore, a slipway or a mooring raises questions of insurance and harbour rules before a tenant can use it. Say clearly in the tenancy what is included.

Owner plans. Since 1 May 2026 a tenancy has no fixed end. An owner who may move back or sell should plan for the legal grounds and their notice.

Who rents and buys in Lilliput

  • Downsizers. Owners leaving a family house buy harbour-view flats with a lift and a garage, and smaller houses near the Sandbanks Road parade, for the view and an easy life.
  • Sailors and yacht owners. Boat owners with berths at Salterns Marina, crews at the clubs along this shore and watersports families buy and rent here for the water.
  • Families who want Sandbanks close by. Families buy and rent Lilliput's larger houses for the gardens, the parking and the primary school, with Sandbanks beach a short drive away at a lower price than the peninsula.
  • Second-home buyers. Buyers from London and the Home Counties take harbour-view houses and flats here for weekends and later retirement.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Lilliput does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday

FAQs

Letting agents in Lilliput: questions

Who rents in Lilliput?

Couples and older tenants in the harbour-view flats, families relocating to Poole or near the schools, owners renting while their own house is rebuilt, and sailing families who want Salterns Marina and the clubs. Homes are few, so good ones let to registered tenants quickly.

Can a tenant use my mooring or slipway?

Only if you decide so and your insurer agrees. Check whether the mooring or slipway is covered for a tenant's use, what harbour or marina rules apply, and write in the tenancy exactly what is and is not included. If it is not available, the listing says so.

Can I let my Lilliput flat?

If the lease allows it. Many blocks require consent to sublet and set rules on pets, parking and moving in. We read the lease, register the tenant with the managing agent and include the block's rules in the welcome pack.

What if I want my Lilliput house back in a few years?

Under the Renters' Rights Act, in force from 1 May 2026, you need a legal ground: there are grounds for an owner or family member moving in and for selling, each with notice periods and conditions. If you may want the house back soon, a furnished long stay may suit better. Take legal advice.

How do you market a Lilliput let?

Photographs led by the harbour view, a floor plan, the portals, our register of tenants and relocation contacts. The listing states parking, the honest drive to Sandbanks beach and what water access, if any, comes with the home.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
