Letting agents in Sandbanks

Letting a Sandbanks house or beach apartment to a referenced tenant: a small, high-value market where the lease, the owner's own plans and the tenant's references need more care than usual.

Letting a home on Sandbanks is a decision about the next few years of its use as much as about the rent. Flexie Estate Agents finds and references tenants for houses and beach apartments on the peninsula, prepares every legal document, and talks through the owner's plans before anything is signed. This is the Sandbanks detail behind our letting agents service; the peninsula is described on our Sandbanks area page.

What lets on the peninsula

Harbour-side and Banks Road houses. Let to families relocating to Poole, households whose own house nearby is being rebuilt, and executives on assignment. They want the house, the garden, the garage and the beach, and they stay.

Beach apartments. Two and three-bedroom flats in the blocks behind the sand and at Shore Road, let to couples and older tenants. A lift, a balcony and an allocated space decide the rent.

The pool of tenants is small and the homes are few, so each let is marketed individually: to our register, to relocation contacts and on the portals, with photographs that show the view and the route to the water.

Before you let: the owner's plans

A tenancy now runs with no fixed end date. If you might want the house for family summers, or to sell in the next few years, a tenancy may not be the right choice: a furnished stay of a month or more through the Flexiestays platform keeps the dates in your control. Long term lets in Sandbanks and winter lets in Sandbanks explain that route. Our guide to the Renters' Rights Act for landlords explains the tenancy side.

How we let a Sandbanks home

We value it with comparable lets and the likely tenant in mind; property valuation in Sandbanks explains what moves the figure. We market it, accompany every viewing, reference every adult and any guarantor or employer, take the holding deposit within the one-week cap and draw up a periodic tenancy agreement. The deposit is protected within 30 days and a detailed photographed inventory is taken on the day, which matters in a furnished or high-specification home.

The checks and the paperwork

Gas safety where there is gas, an electrical report no more than five years old, smoke alarms on every storey, carbon monoxide alarms by fixed combustion appliances, an EPC of E or better and Right to Rent checks. Large houses often have more than one boiler, a pool or a hot tub, each with its own servicing. The landlord legal checklist lists every item.

Management and the wider area

For an owner overseas or in London, property management in Sandbanks covers inspections, contractors and the tenant's calls. If a sale is more likely than a let, see selling your property in Sandbanks. We let across the town on the same terms: letting agents in Poole.

The local market

The Sandbanks property market

Sandbanks is a narrow spit at the mouth of Poole Harbour, with a Blue Flag beach on Poole Bay and sheltered harbour water on the other side. Supply is fixed, so the few houses and flats that come up to rent or to buy are among the most expensive in the country, and most owners use their home for part of the year.

Few Sandbanks homes are let on tenancies, because most owners want their summer weeks or may sell. Those that are let tend to be large houses let to families relocating to Poole, households rebuilding a house nearby, or executives on assignment, and two and three-bedroom flats behind the beach let to couples and older tenants who want the sand on foot. Tenants here usually stay for years once they find the right home, and they expect the standard the rent implies.

Three points shape a Sandbanks let.

Owner plans. Since 1 May 2026 a tenancy has no fixed end. An owner who wants the house back for the family or to sell must use a legal ground with its own notice. Decide before you let.

Leases. Most apartment blocks on the peninsula have a management company and a lease that may restrict subletting or require consent.

Access and parking. Banks Road is the only road on and off the spit and queues in summer. A garage or driveway is part of what the tenant is renting.

Who rents and buys in Sandbanks

  • Waterfront buyers. Buyers from London, the Home Counties and abroad want a harbour frontage, a private mooring or a sea view that cannot be built out. They are often cash or high-equity buyers and they shortlist on position before they look at the house.
  • Second homes and owner use. Many owners keep a Sandbanks house for family summers and let it the rest of the year, which shapes what lets: a whole house for a season, or furnished stays of a month or more between the owner's own weeks.
  • Families between homes. Rebuilding is common on the peninsula and in Canford Cliffs, so households whose own house is a building site rent a furnished home nearby for months at a time.
  • Sailing and watersports. Yacht owners, crews and watersports families want to be near the harbour, the clubs and Whitley Lake, and rent or buy for access to the water.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Sandbanks does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Letting agents in Sandbanks: questions

Is it common to let a Sandbanks home on a tenancy?

Less common than elsewhere in Poole, because owners often want their summer weeks or plan to sell. Those who do let usually have a family house or a flat they will not use for some years. Tenants tend to be relocating families, executives and people rebuilding nearby, and they stay long once settled.

Can I get my Sandbanks house back if I want to use it or sell?

Only through a legal ground. Since 1 May 2026 tenancies in England are periodic and section 21 has gone. There are grounds for a landlord or family member moving in and for selling, each with notice periods and conditions. If you may want the house within a few years, consider a furnished stay instead. Take legal advice.

How do you reference a tenant for a high-value home?

The same checks as anywhere, done thoroughly: identity, Right to Rent, credit, income or company backing, and a previous landlord. For executives on assignment, a company letter or guarantee. We show you the full report before you accept anyone, and take the deposit within the Tenant Fees Act cap.

Is the deposit capped on an expensive Sandbanks let?

At the time of writing, five weeks' rent where the annual rent is under £50,000 and six weeks' where it is £50,000 or more, under the Tenant Fees Act 2019. The deposit is protected in a government-approved scheme within 30 days, with the prescribed information served.

Can I let my Sandbanks apartment?

If the lease allows it. Many peninsula blocks require consent from the freeholder or management company to sublet, and some set rules on parking, pets and moving in. We read the lease and the block's rules before we market the flat, and notify the managing agent of the tenant.

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
