Winter lets in Sandbanks

Sandbanks empties from November to March. A furnished house or beach flat can take a month-long guest or a Christmas gathering instead of standing cold, with the summer kept free for you and your holiday guests.

A winter let on Sandbanks is a furnished house or flat let between November and March to a guest who wants the peninsula when it is quiet. For an owner it is the answer to the five months when the beach empties and the house would otherwise stand cold. The general service is on our winter lets page, and the peninsula on our Sandbanks area page.

What the peninsula is like in winter

From November the lifeguards have gone, the kitesurf schools on Whitley Lake are quieter and the car parks are empty. The ferry may be out for its refit for a fortnight. Christmas and New Year are the exception: whole-house bookings for family gatherings. January to March is the real test, and a house that waits for weekend breaks can sit empty for weeks. A stay of a month or more is the better plan.

Who comes

  • Christmas and New Year gatherings in the large houses, at short-peak prices.
  • Families rebuilding a house on the peninsula or in Canford Cliffs, who need the same space close by.
  • Relocations, testing the area before buying.
  • Remote workers who want a harbour view and an empty beach for a month.

None of them wants a hotel substitute. They want a home that works in January.

Getting a house ready for January

Before the first long stay we walk the house with you. Does the heating keep a double-height glazed room warm in an easterly? Is there a dryer for wet coats and dog towels? Does the Wi-Fi reach the top floor? Are the outdoor shower and hot tub drained or kept running? Those answers decide the review.

How the house keeps earning

We list it on the Flexiestays platform, Bournemouth's number one for winter and long stays, priced by the week and month with energy included, and Christmas priced separately. Each stay ends on an agreed date before Easter. Flexiestays charges 8% on the bookings it brings to managed properties.

The 28-night and 140/70-night lines

A stay of 28 nights or more is a long stay, not a holiday booking, and may count differently towards the business rates test of 140 nights available and 70 let, at the time of writing. If the house falls short, BCP's 100% council tax premium on furnished second homes may apply. A guest who makes the house their only home may be a tenant. Our guides to winter lets and council tax and second homes in BCP explain both; take advice on your own position.

The local market

The Sandbanks property market

Sandbanks is a narrow spit at the mouth of Poole Harbour, with a Blue Flag beach on Poole Bay and sheltered harbour water on the other side. Supply is fixed, so the few houses and flats that come up to rent or to buy are among the most expensive in the country, and most owners use their home for part of the year.

The peninsula's winter is quiet, and an owner should plan for it honestly. The lifeguards leave, the watersports schools slow down, the car parks empty and the chain ferry is usually taken out for a refit in November every other year. Weekend breaks in January and February are thin.

What remains is a smaller market for large, well-finished homes: families gathering for Christmas and New Year, households whose own house nearby is being rebuilt, people relocating who want to try the coast before buying, and remote workers who want a harbour view for a month. They book fewer nights but stay longer and pay for space, warmth and finish.

Two lines decide how a winter is set up. A stay of 28 nights or more is a long stay and is counted differently from a holiday booking. And at the time of writing, a self-catering property must be available for 140 nights and let for 70 in a year to be rated as a business; otherwise BCP's 100% council tax premium on furnished second homes may apply, on what are often top-band houses.

Who rents and buys in Sandbanks

  • Waterfront buyers. Buyers from London, the Home Counties and abroad want a harbour frontage, a private mooring or a sea view that cannot be built out. They are often cash or high-equity buyers and they shortlist on position before they look at the house.
  • Second homes and owner use. Many owners keep a Sandbanks house for family summers and let it the rest of the year, which shapes what lets: a whole house for a season, or furnished stays of a month or more between the owner's own weeks.
  • Families between homes. Rebuilding is common on the peninsula and in Canford Cliffs, so households whose own house is a building site rent a furnished home nearby for months at a time.
  • Sailing and watersports. Yacht owners, crews and watersports families want to be near the harbour, the clubs and Whitley Lake, and rent or buy for access to the water.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Sandbanks does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Sandbanks: questions

Is it worth letting a Sandbanks house in winter?

Usually, if you accept a different market. A large house can take Christmas and New Year, then one or two long stays from January to March, but not a booking every weekend. A heated, occupied and inspected house also fares better through a salt-air winter than one shut up for months. We show you the likely pattern first.

Who takes a Sandbanks winter let?

Families gathering for Christmas, households whose own house is being rebuilt, people relocating to Poole or Bournemouth, remote workers who want the water, and some insurance placements. They want parking, warmth, fast Wi-Fi and a proper kitchen more than a view of a busy beach.

How does a winter stay affect the 140 and 70-night test?

Nights in stays of 28 nights or more may not count as let nights in the same way as holiday bookings, so a winter of long stays can leave a property short of 70. Heavy owner use in summer has the same effect. Check your letting record with the council and an accountant; this is not tax advice.

What happens when the chain ferry is out for its refit?

The peninsula is still reached by Banks Road; it is Studland and Swanage that become a long drive round through Wareham. The refit usually falls in November every other year. We tell winter guests the dates before they arrive. It matters little to someone staying a month for family or work.

Can dogs come on a Sandbanks winter let?

If you accept them. At the time of writing BCP Council closes the main beach to dogs from 1 May to 30 September only, so winter guests can walk dogs on the sand, and an area towards Haven Point is open all year. Accepting dogs widens the winter market.

Will a winter guest still be there in summer?

No. Every winter stay ends on a date agreed before it is confirmed, well before Easter, and summer weeks stay on sale through the winter. If you use the house yourself in spring, those dates go in first.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
