Winter lets in Lilliput
Lilliput's harbour shore is quiet from November to March. A furnished house or flat here can take a relocating family, a household between homes or a remote worker with a view, and be back for the sailing season.

A winter let in Lilliput is a furnished home on the harbour side let from November to March to a guest who wants space, quiet and the view, usually for a month or more. For an owner who sails or holidays here in summer, it keeps the house warm, inspected and earning through the slow months. The general service is on our winter lets page; the area is on our Lilliput area page.
Winter on the harbour shore
Fewer kitesurfers on Whitley Lake, boats out of the water, empty car parks towards Sandbanks and a quiet Sandbanks Road. In exchange, the harbour has its winter birds and the view across to Brownsea Island is often sharper than in the summer haze. The parade of shops and the marina's bar keep trading.
The homes that suit a winter guest
- Large detached houses with gardens and drives, for a family to live in rather than visit.
- Harbour-view flats with lifts and parking, for couples and single professionals.
- Anything with a properly heated living space, good Wi-Fi and a place to work.
A big glazed room facing the harbour is a summer asset and a winter test. If it is cold, the review will say so, and we would rather tell you first.
Storm season
Winter gales come up the harbour from the south west, and a waterside house takes them first. Before a long winter stay we check that garden furniture is stored, gutters and drains are clear, any boat or paddleboard store is locked, and the guest knows where the stopcock and fuse board are. Inspections continue through the stay.
How the home keeps earning
We list it on the Flexiestays platform, Bournemouth's number one for winter and long stays, with weekly and monthly rates and utilities included, and Christmas and New Year priced separately. Each stay ends on an agreed date before Easter. Flexiestays charges 8% on the bookings it brings to managed properties.
The 28-night and 140/70-night lines
Nights in stays of 28 or more may not count towards the business rates test of 140 nights available and 70 let, at the time of writing, and a large Lilliput house that falls short pays council tax with BCP's 100% premium on furnished second homes. A months-long stay can also raise tenancy questions, so each booking gets the agreement that fits. Our guides to winter lets and council tax and second homes in BCP explain both.

The Lilliput property market
Lilliput is a small harbourside district between Lower Parkstone and Sandbanks, looking across Poole Harbour to Brownsea Island. Detached houses, some of them art deco from the late 1920s, and modern waterfront apartments sell to downsizers, sailors and families, and the few homes to rent let to tenants who want the harbour and Sandbanks close by.
Lilliput is a summer and sailing market, and its winter is slow. The watersports on Whitley Lake thin out, the sailing calendar winds down, boats come out of the water and weekend breaks in January and February are few. A house here should not be priced for winter as if it were August.
What Lilliput offers a winter guest is space, quiet and the harbour itself. Poole Harbour holds large numbers of wintering waders and wildfowl, and the views from Evening Hill to Brownsea Island and the Purbeck Hills are often clearest on a cold, bright day. Large houses suit families relocating to Poole, households whose own home is being rebuilt and people who can work remotely for a month.
Two lines matter to the owner. A stay of 28 nights or more is a long stay, counted differently from a holiday booking. And at the time of writing a self-catering property needs to be available for 140 nights and let for 70 in a year to be rated as a business; otherwise BCP's 100% council tax premium on furnished second homes may apply, on what is often a large house.
Who rents and buys in Lilliput
- Downsizers. Owners leaving a family house buy harbour-view flats with a lift and a garage, and smaller houses near the Sandbanks Road parade, for the view and an easy life.
- Sailors and yacht owners. Boat owners with berths at Salterns Marina, crews at the clubs along this shore and watersports families buy and rent here for the water.
- Families who want Sandbanks close by. Families buy and rent Lilliput's larger houses for the gardens, the parking and the primary school, with Sandbanks beach a short drive away at a lower price than the peninsula.
- Second-home buyers. Buyers from London and the Home Counties take harbour-view houses and flats here for weekends and later retirement.
Let furnished, from 28 nights, all year round.
A furnished flat in Lilliput does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Winter lets in Lilliput: questions
Can a Lilliput house earn between November and March?
Yes, though less than in summer and in a different way. Christmas and New Year bring family bookings for larger houses. From January the realistic aim is one or two stays of several weeks. Weekend breaks happen, but not often enough to rely on. We give a frank view first.
Who takes a winter let in Lilliput?
Families relocating to Poole who want to settle children into school before buying, owners whose nearby home is being rebuilt, people waiting on a purchase, remote workers who want the harbour, and marine professionals working at the boatyards and marinas.
Will a winter guest affect the sailing season?
No. Each winter stay has a fixed end date agreed before booking, normally before Easter, so spring regattas, the sailing season and the school holidays stay open. If you keep a boat at Salterns, your own spring dates go in first.
What are the 28-night and 140/70-night lines?
A stay of 28 nights or more is a long stay and may not count towards the business rates test in the same way. At the time of writing, a property available for 140 nights and let for 70 in a year is rated as a business; otherwise council tax with BCP's premium applies. Take advice on your own position.
Do birdwatchers book in Lilliput in winter?
Some do. Poole Harbour is an important wintering site for waders and wildfowl, and winter boat trips run from Poole Quay. Birdwatchers usually book short breaks rather than months, so they add the odd weekend rather than fill the calendar.

Great accommodation and location
Ease of booking. Great communication with the team. Moved to the area and stayed while purchasing property. Very flexible regarding duration of stay. 2 months. We stayed in 2 different apartments. Both lovely. Quiet. No hassle. Also location awesome. A few minutes walk to the beach and town. Thanks again everyone at Flexistays Bournemouth. Highly recommend
Lovely and cosy apartment in the centre
Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
