Property management in Lilliput is the care of homes on one of the most exposed and most valuable stretches of the harbour. Flexie Estate Agents manages tenancies here for owners who live elsewhere or want the work taken off them: the tenant, the repairs, the storms and the paperwork. It is part of our property management service; the area is on our Lilliput area page.

A house by the water

The harbour gives Lilliput its views and its maintenance list. We check windows, seals and balconies for salt damage, clear gutters and drains before winter, and look at garden walls, steps and any structures at the shore after a high tide. Boat stores and outdoor equipment are locked and listed in the inventory. After a gale we visit and report with photographs, so a loose panel is fixed before it becomes a leak.

Contractors who know these houses

Art deco houses with flat roofs, render and metal-framed windows need specialists, and modern rebuilds with heat pumps and large glazed walls need others. We use Poole tradespeople who work on both, price each job and ask your approval above an agreed limit. In Evening Hill blocks, structural and common-part repairs go to the managing agent, and we chase them for the tenant. Our guide to property management sets out who does what.

Rent and the tenancy rules

Rent is collected monthly and chased when it is missed. Since 1 May 2026 the tenancy is periodic: rent rises once a year by section 13 notice, the tenant can leave on two months' notice, and possession needs a legal ground, including the grounds for an owner moving back in or selling. This is general information, not legal advice.

Compliance

Gas safety every year where there is gas, an electrical report at least every five years, smoke alarms on every storey and carbon monoxide alarms where needed, an EPC of E or better, the deposit protected within 30 days and Right to Rent checks. Heat pumps, hot tubs and any mooring or slipway equipment have their own servicing, kept on the same calendar. The gas and electrical safety guide covers the certificates.

Reporting to the owner

Monthly statements, an inspection report with photographs after each visit, and a call when a decision is needed. Emergencies are dealt with first and reported straight after.

The local market

The Lilliput property market

Lilliput is a small harbourside district between Lower Parkstone and Sandbanks, looking across Poole Harbour to Brownsea Island. Detached houses, some of them art deco from the late 1920s, and modern waterfront apartments sell to downsizers, sailors and families, and the few homes to rent let to tenants who want the harbour and Sandbanks close by.

A house on Lilliput's harbour shore takes the weather first. South-westerly gales come up the harbour, salt air works on windows, balconies and metalwork, and gardens running to the water can be affected by high tides and storms. Many houses are modern rebuilds with large glazed walls, heat pumps and outdoor kitchens; older ones include art deco houses with flat roofs and metal windows that need specialist care. Flats on Evening Hill sit in blocks with managing agents.

Three points shape management here.

Storm season. Inspections after severe weather, gutters and drains kept clear, garden furniture and boat stores secured.

Specialist work. Flat roofs, metal-framed windows and seawalls or shore defences in a garden need tradespeople who know them.

Water access. If a tenant may use a mooring, slipway or jetty, its condition and insurance are part of management.

Who rents and buys in Lilliput

  • Downsizers. Owners leaving a family house buy harbour-view flats with a lift and a garage, and smaller houses near the Sandbanks Road parade, for the view and an easy life.
  • Sailors and yacht owners. Boat owners with berths at Salterns Marina, crews at the clubs along this shore and watersports families buy and rent here for the water.
  • Families who want Sandbanks close by. Families buy and rent Lilliput's larger houses for the gardens, the parking and the primary school, with Sandbanks beach a short drive away at a lower price than the peninsula.
  • Second-home buyers. Buyers from London and the Home Counties take harbour-view houses and flats here for weekends and later retirement.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Lilliput does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday

FAQs

Property management in Lilliput: questions

Do you check a Lilliput property after a storm?

Yes. After severe weather we check windows, roofs, gutters, garden structures and anything at the water's edge, and report to you with photographs. Before winter we make sure drains are clear, furniture is stored and the tenant knows where the stopcock and fuse board are.

Who maintains an art deco house in Lilliput?

We use tradespeople who work on flat roofs, rendered walls and metal-framed windows, which these houses often have. Like-for-like repairs keep both the character and the value, and we ask for your approval on anything above an agreed limit.

Do you deal with the block's managing agent?

Yes. For Evening Hill and harbourside flats, structural, roof and common-part repairs go through the managing agent. We report, chase and keep the tenant informed, and pass on service charge and major works notices to you.

What compliance does a Lilliput let need?

Gas safety every year where there is gas, an electrical report at least every five years, smoke and carbon monoxide alarms, an EPC of E or better, the deposit protected and Right to Rent checks. Heat pumps, hot tubs and any mooring equipment get their own servicing.

How does the Renters' Rights Act affect a managed let here?

Since 1 May 2026 the tenancy is periodic, rent rises once a year by section 13 notice, the tenant can leave on two months' notice and possession needs a legal ground. We keep records and serve notices in the right form. This is general information, not legal advice.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
