A property valuation in Lilliput starts at the window: what can be seen of the harbour, Brownsea Island and the Purbeck Hills, and from which rooms. Then the water access, the plot, the parking and the lease. We give free sales and rental valuations here after a visit, with Lilliput evidence and our reasons in writing. The general service is on our property valuation page; the area is on our Lilliput area page.
What moves value in Lilliput
The view. Wide harbour views from the main rooms set the top of the market. We note whether a neighbouring rebuild could block them.
Water access. A garden to the shore, a slipway, a jetty or a mooring, with the rights and any licence behind it.
The plot. On older houses, buyers often price the land and what could be built, so plot size, slope and planning history go into the figure.
The flat. Lease length, service charge, reserve fund and planned works, then the lift, the balcony and the garage. Our guide to selling a leasehold flat explains why the pack matters.
Condition and character. Salt air on windows and balconies; flat roofs, render and metal windows on art deco houses; heating and the EPC everywhere.
Sales against rental valuation
The sales figure is the price a buyer would pay now. The rental figure is a tenancy rent for a settled tenant, from comparable lets on the harbour side. For a furnished home the owner uses in summer, a monthly figure for stays of 28 nights or more can be given too; long term lets in Lilliput and winter lets in Lilliput explain how those work.
The instant rent estimate
The instant rent estimate gives a first rental range from the postcode, bedrooms and type. BH14 covers Lilliput and much of Parkstone, so the estimate cannot see the harbour view; a visit settles the figure.
Costs a buyer weighs
A second-home buyer pays the stamp duty surcharge at the time of writing, and a furnished home nobody lives in may attract BCP Council's 100% council tax premium. On a flat, a large service charge or reserve fund demand has the same effect. We set these out alongside the figure.
How a visit works
We arrange a time, walk every room and the outside, look at the view, the plot, the parking and any water access, and read the title, lease, planning and mooring papers you have. You receive the figure and the evidence in writing. Our guide to how property valuations work explains the method. The Lilliput property market
Lilliput is a small harbourside district between Lower Parkstone and Sandbanks, looking across Poole Harbour to Brownsea Island. Detached houses, some of them art deco from the late 1920s, and modern waterfront apartments sell to downsizers, sailors and families, and the few homes to rent let to tenants who want the harbour and Sandbanks close by.
On the Lilliput shore, two houses on the same road can be valued far apart because one looks across the harbour to Brownsea Island and the other looks at its neighbour. Water access, plot size and what could be built on it separate them further. Flats on Evening Hill are valued on the view, the lift, the garage and the lease.
What we weigh:
The harbour view. From which rooms, how wide, and whether it could be built out.
Water access. A garden to the shore, a slipway, jetty or mooring, and the rights and licences behind them.
Plot. Size, shape, slope and planning potential, which often sets the value of an older house.
The lease and block. Length, service charge, reserve fund and planned works.
Parking. Drives and garages are expected; space for a trailer adds to a sailing buyer.
Character. Art deco houses in good repair carry their own premium.
Who rents and buys in Lilliput
- Downsizers. Owners leaving a family house buy harbour-view flats with a lift and a garage, and smaller houses near the Sandbanks Road parade, for the view and an easy life.
- Sailors and yacht owners. Boat owners with berths at Salterns Marina, crews at the clubs along this shore and watersports families buy and rent here for the water.
- Families who want Sandbanks close by. Families buy and rent Lilliput's larger houses for the gardens, the parking and the primary school, with Sandbanks beach a short drive away at a lower price than the peninsula.
- Second-home buyers. Buyers from London and the Home Counties take harbour-view houses and flats here for weekends and later retirement.

Property valuation in Lilliput: questions
How do you value a Lilliput home?
Against recent Lilliput sales, adjusted for the view, water access, plot, parking, lease and condition. Where Lilliput evidence is thin we look at comparable positions in Canford Cliffs or Lower Parkstone, and explain the adjustments in writing.
Does a slipway or mooring add value?
Often, for a sailing buyer. What matters is the legal right, any licence from the harbour authority and the condition of the structure. Bring whatever paperwork you have to the visit and we take it into account.
Can you give a rental figure for a Lilliput home?
Yes: a tenancy rent for a settled tenant, and where it suits, a monthly figure for furnished stays of 28 nights or more, which owners who use the house in summer often prefer. The instant rent estimate gives a first range online.
Does an art deco house value differently?
It can carry a premium when original features are kept and the flat roof, render and metal windows are in good order, because buyers seek them out. Poor condition in those elements has the opposite effect, so service records help.
Is the valuation free?
Yes, with no obligation. We visit, look at the home, the view, the plot and any water access, read the paperwork you have, and send the figure with the evidence.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
