A Bournemouth valuation starts with where the home is and who will want it, then looks at everything that moves the figure up or down. We visit, read the paperwork, and give a rent figure, a sale figure or both, with the reasons in writing so you can test them. This is the Bournemouth detail of our property valuation service.

What moves value in Bournemouth

  • Position. The cliffs and the seafront at the top; the station, the Lansdowne and the universities for tenants; schools and parks for families.
  • Sea view. A view across Poole Bay from the living room carries a clear premium for flats on the cliffs and at Alum Chine.
  • Parking. Many central streets are permit zones, so an allocated space or a driveway adds value for tenants and buyers.
  • The lease. For flats: years remaining, ground rent, service charge, reserve fund, planned works and any restriction on letting.
  • Condition and EPC. Kitchens, bathrooms, windows and heating, and an EPC that meets the rules for letting.
  • Licensing. For houses let to sharers, whether an HMO licence applies and is in place.

Rental valuation against sales valuation

A rental valuation tells a landlord what the home will let for, how quickly and to whom. A sales valuation tells an owner what the market will pay now. Side by side, with the costs of each, they show whether keeping or selling suits you. The answer differs across the town: a terrace near the Talbot campus may earn well as a let to sharers if it is licensed, while a cliff-top flat with a short lease may be worth more sold to a buyer who will extend it. Our guide to how property valuations work explains both methods, and buy-to-let in Bournemouth the investor's view.

The instant rent estimate

The instant rent estimate asks for the postcode, the number of bedrooms and the type of property and gives a first rent range immediately. It is a starting point; the visit adds what a database cannot see.

How a visit works

We agree a time, look round the home and any shared parts, note the parking and the view, and ask for the lease or title, the EPC and, for a flat, the latest service charge accounts. If the home is let, we arrange the visit with the tenant on proper notice. The figure follows in writing with our reasons and, if you want them, our suggestions on what to improve first.

The local market

The Bournemouth property market

Bournemouth is the largest rental market on the Dorset coast: a resort, a conference town and a university town on the main line to London. Purpose-built and converted flats dominate the centre and the cliffs; family houses sit inland in Winton, Charminster, Southbourne and Boscombe. Demand comes all year, from students and staff at two universities, the hospital, the BIC and the beach.

In Bournemouth, position moves value more than size. A two-bedroom flat with a view across Poole Bay on the West Cliff, a two-bedroom flat by the station at the Lansdowne and a two-bedroom terrace in Winton serve different markets and are valued against different comparisons. Within each area, the same few things decide the figure: parking, a sea view, the lease, the condition and the walk to whatever the buyer or tenant wants most.

For flats, the lease is often decisive. Years remaining, ground rent, the service charge, planned major works and any restriction on letting all affect the price and the pool of buyers. For houses, it is gardens, driveways, schools and the state of the roof and boiler.

A rental valuation and a sales valuation answer different questions. The rent depends on who will live there: students near the Talbot campus, professionals in the centre, families inland, or guests on furnished stays of 28 nights or more. The sale price depends on who will buy. Landlords deciding whether to keep or sell need both.

Who rents and buys in Bournemouth

  • Students and university staff. Two universities bring students who need houses and flats from September, academics on fixed-term contracts who want a furnished home for a term, and parents who visit for graduation weeks. Winton, Charminster and the Lansdowne let fastest to them.
  • Hospital and healthcare workers. The Royal Bournemouth Hospital and the practices around it recruit nurses, doctors and locums on rotations of weeks or months, who need somewhere furnished with parking and bills included.
  • Relocations and project workers. People moving to the area for a job at the Lansdowne, the airport or the universities often rent furnished for a few months while they look for a permanent home. Contractors on infrastructure and construction projects book by the month.
  • Second homes and downsizers. Buyers from London and the Home Counties take flats on the cliffs for weekends and retirement, which keeps sale prices on the seafront firm and gives landlords a resale market.
  • The beach and the BIC. Seven miles of sand, the Bournemouth International Centre and the Pavilion fill the centre with visitors all year. Flats near the pier let as serviced apartments and holiday lets as well as to long-term tenants.
How it works

Letting your property in Bournemouth, step by step

  1. A free valuation

We visit, read the lease and the certificates, and give you a rent range for the property in Bournemouth with the reasons, plus our fees in writing.

  2. Marketing and referencing

Photographs, a floor plan and the listing go out to the portals and our registered tenants. We show the property and reference every adult before you accept anyone.

  3. Move in, then managed

FAQs

Property valuation in Bournemouth: questions

What moves a property's value in Bournemouth?

Position first: sea views, the cliffs, the walk to the station or the universities. Then parking, the lease on a flat, the garden and driveway on a house, condition and the EPC. We explain which of these moved your figure.

What is the difference between a rental and a sales valuation?

A rental valuation estimates the rent a home will achieve and who will pay it. A sales valuation estimates what a buyer will pay. Landlords weighing whether to sell or keep often want both, and we give both after one visit.

How does the instant rent estimate work?

You enter the postcode, the number of bedrooms and the property type, and it returns a rent range straight away. It does not know the view, the parking or the condition, so we confirm a figure after a visit.

Is a valuation free?

Yes. Rental and sales valuations are free and carry no obligation to instruct us. We visit, look at the home and its paperwork, and send the figure and our reasons in writing, usually with suggestions on what would improve it.

Can you value a flat for furnished stays as well as a tenancy?

Yes. For a furnished flat near the beach, the BIC or the hospital, we can set what it would earn on stays of 28 nights or more, after bills and furnishing, beside a tenancy rent. This is general information, not financial advice.
