Flexie Estate Agents lets and manages flats and houses for landlords across Bournemouth from an office on Charminster Road. The same group runs 130 properties in the town, so the people marketing your property, referencing the tenant and checking the inventory do this every day. You choose tenant find, rent collection or fully managed, and the fee is agreed in writing before anything goes live.

This page is the Bournemouth detail behind our letting agents service: what lets, who rents it and what the town asks of a landlord.

What lets in Bournemouth

The town is seven miles long and each part has its own tenant.

  • Town centre and the Lansdowne. Purpose-built flats a walk from the station, the shops and the BIC. Professionals, hospital staff and people relocating take them, often furnished.
  • West Cliff and East Cliff. Converted villas and mansion blocks on quiet avenues above the beach. Couples and older tenants stay for years; many leases need checking before a let.
  • Westbourne and Alum Chine. Flats around the Victorian arcade and the chine. Tenants want the independent shops and the walk to the sand, and pay for a parking space.
  • Winton and Charminster. Terraced and semi-detached houses near the Talbot campus. Students in groups from September, young professionals and families the rest of the year. Licensing applies to larger shares.
  • Boscombe and Southbourne. Flats near Boscombe pier and family houses towards Southbourne Grove. Southbourne lets to families and dog owners who want the beach and the schools.
  • Moordown, Kinson and Queens Park. Houses with gardens and driveways, a bus ride from the centre. Families and longer tenancies.

There is more on each area in our pages for Winton, Southbourne and Westbourne.

How we let your property

Valuation. We visit, read the lease and the EPC, and give you a rent range with the reasons: position, parking, condition, furnished or not, and who the likely tenant is. The instant rent estimate gives a first figure online.

Marketing. Professional photographs, a floor plan and a listing on the portals, on flexiestays.com and to our list of registered tenants, which includes hospital staff, university staff and relocating households who contacted us before the property was ready.

Viewings and referencing. We show the property, take holding deposits within the Tenant Fees Act limit of one week's rent, and reference every adult: identity, Right to Rent, credit, income and a landlord reference, with a guarantor where needed.

Move in. A tenancy agreement written to the Renters' Rights Act, the deposit protected within 30 days, the prescribed information served, the How to Rent guide and the certificates handed over, and a photographed inventory on the day.

After that. With rent collection we collect, chase and report monthly. With full management we also inspect, arrange repairs with local contractors, renew the gas and electrical certificates and handle every call from the tenant. Property management in Bournemouth covers that service.

The checks every Bournemouth let needs

Before a tenant moves in the property needs a gas safety certificate if it has gas, an electrical installation condition report no more than five years old, smoke alarms on every floor, a carbon monoxide alarm where there is a fixed combustion appliance, an EPC of band E or better, and Right to Rent checks on every adult. A house let to sharers may need an HMO licence from BCP Council. We organise all of it, and the landlord legal checklist lists every item.

Furnished lets, winter lets and management

A furnished flat near the beach, the hospital or the BIC does not have to be let on a twelve-month tenancy. Through the Flexiestays platform, Bournemouth's number one for winter and long stays, it can be let to contractors, relocations and visiting staff for a month or more at a time. Winter lets in Bournemouth explains how a landlord's flat earns from November to March, and long term lets shows what a furnished stay with bills included looks like to the person renting it.

We let on the same terms in Poole and Christchurch, and our fees page sets out the three service levels.

The local market

The Bournemouth property market

Bournemouth is the largest rental market on the Dorset coast: a resort, a conference town and a university town on the main line to London. Purpose-built and converted flats dominate the centre and the cliffs; family houses sit inland in Winton, Charminster, Southbourne and Boscombe. Demand comes all year, from students and staff at two universities, the hospital, the BIC and the beach.

Bournemouth lets all year round. Two universities and the Royal Bournemouth Hospital bring tenants who move on an academic or a rota calendar rather than a holiday one, the Lansdowne and the airport bring professionals, and the beach brings people who want to live by the sea for a year or two before they buy. One and two-bedroom flats in the centre and on the cliffs let fastest; family houses in Southbourne and Queens Park take longer to find the right tenant but stay let for years.

Three local rules affect what a landlord can do.

Licensing. BCP Council runs mandatory HMO licensing for five or more people in two or more households, and additional licensing for smaller HMOs in parts of Bournemouth. A house let to three students in Winton may need a licence; a flat let to a couple does not. Check the address before you advertise.

Leases. Many East Cliff and West Cliff blocks have leases that require residential use, bar subletting without consent, or set a minimum term. Read the lease before you let, and tell the freeholder.

Parking. Several central streets are residents' permit zones, and not every zone issues a permit to a tenant. A flat without a space or a permit lets to a different tenant than one with both.

The rules are summarised in our landlord legal checklist.

Who rents and buys in Bournemouth

  • Students and university staff. Two universities bring students who need houses and flats from September, academics on fixed-term contracts who want a furnished home for a term, and parents who visit for graduation weeks. Winton, Charminster and the Lansdowne let fastest to them.
  • Hospital and healthcare workers. The Royal Bournemouth Hospital and the practices around it recruit nurses, doctors and locums on rotations of weeks or months, who need somewhere furnished with parking and bills included.
  • Relocations and project workers. People moving to the area for a job at the Lansdowne, the airport or the universities often rent furnished for a few months while they look for a permanent home. Contractors on infrastructure and construction projects book by the month.
  • Second homes and downsizers. Buyers from London and the Home Counties take flats on the cliffs for weekends and retirement, which keeps sale prices on the seafront firm and gives landlords a resale market.
  • The beach and the BIC. Seven miles of sand, the Bournemouth International Centre and the Pavilion fill the centre with visitors all year. Flats near the pier let as serviced apartments and holiday lets as well as to long-term tenants.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Bournemouth does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Letting agents in Bournemouth: questions

What do your letting services in Bournemouth include?

Three levels. Tenant find covers marketing, viewings, referencing, Right to Rent checks, the tenancy agreement and the deposit. Rent collection adds monthly collection, arrears chasing and statements. Fully managed adds inspections, repairs through local contractors, compliance renewals and the day-to-day contact with the tenant. Fees are confirmed in writing before you instruct us.

How quickly can you let a flat in Bournemouth?

A well-presented one or two-bedroom flat in the centre or on the cliffs usually finds a referenced tenant quickly, because demand from professionals, hospital staff and relocations runs all year. Houses aimed at families take longer. We give a realistic timescale for your property after a visit rather than a general promise.

Do I need an HMO licence to let my Bournemouth house to students?

You need a mandatory licence if five or more people in two or more households share it. Parts of Bournemouth also have additional licensing for smaller HMOs of three or four sharers. BCP Council's licensing pages show whether an address falls inside a scheme, and we check before we market a house to sharers.

What has the Renters' Rights Act changed for Bournemouth landlords?

Since 1 May 2026 new and existing assured tenancies in England are periodic, section 21 no longer exists, rent can rise once a year by a section 13 notice, and no more than one month's rent can be taken in advance. Possession needs a legal ground. We draw up agreements and notices to the current rules; this is general information, not legal advice.

Can my flat be let furnished for shorter stays instead?

Possibly. Flats near the beach, the BIC and the hospital suit furnished lets of a month or more to contractors, relocations and visiting staff, which the Flexiestays platform specialises in. Whether that beats a tenancy depends on the lease, the mortgage, the council tax position and how much work you want. Our winter lets page explains how it works.

Which parts of Bournemouth do you cover?

All of it: the town centre, the East and West Cliffs, Westbourne and Alum Chine, Boscombe and Southbourne, Winton, Charminster, Moordown, Kinson, Queens Park and Talbot Woods. Our office is on Charminster Road, and we also let in Poole and Christchurch.

How do you reference tenants?

Through a referencing provider: identity, Right to Rent, credit history, employment or income, and a previous landlord reference, with a guarantor where the affordability test needs one. Students are usually referenced with a guarantor. We show you the report before you accept a tenant.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
