What lets in Boscombe
- Flats between Christchurch Road and the Overcliff. One and two-bedroom conversions a few minutes from the pier. They let fastest when they have a separate kitchen, a bedroom at the back and a parking answer.
- Purpose-built blocks near the seafront. Lifts, allocated spaces and sometimes a sea view. Older professionals and couples take them and stay.
- Flats on Christchurch Road. Above the precinct and the Royal Arcade. Tenants without a car value the buses and Pokesdown station; others mind the traffic.
- Terraces north of the main road. Three and four-bedroom houses towards Kings Park, let to families and to sharers, where licensing needs checking.
How we let a Boscombe property
Valuation. We visit, read the lease and the EPC, and give a rent range with the reasons. The instant rent estimate gives a first figure online before we come.
Marketing. Photographs that show the street as well as the rooms, a floor plan, the portals, flexiestays.com and our list of registered tenants, which includes hospital staff and people relocating to Bournemouth.
Referencing. Identity, Right to Rent, credit, income and a landlord reference for every adult, with a guarantor where needed. Holding deposits stay within one week's rent.
Move in. A tenancy written to the Renters' Rights Act, the deposit protected within 30 days with the prescribed information served, the How to Rent guide, the certificates and a photographed inventory.
After. Rent collection, or full management with inspections and repairs, set out in property management in Boscombe.
The checks a Boscombe let needs
Before a tenant moves in, the flat needs a gas safety certificate where there is gas, an electrical report no more than five years old, a smoke alarm on every storey, a carbon monoxide alarm by any fixed combustion appliance, and an EPC of E or better at the time of writing. Many Boscombe conversions have old wiring and shared meters, so we check both before the listing goes live. Our landlord legal checklist lists every item, and HMO and landlord licensing in BCP covers the council schemes.
Tenancy, furnished stay or winter let
A furnished flat near the pier does not have to go on a tenancy. Through the Flexiestays platform it can be let to contractors and hospital staff for a month or more, as set out in long term lets in Boscombe, or let from November to March around a summer of holiday guests, as in winter lets in Boscombe. If you are weighing up a sale instead, selling your property in Boscombe and property valuation in Boscombe give the other side.
We let across the town on the same terms: see letting agents in Bournemouth and our fees.
The Boscombe property market
Boscombe is Bournemouth's value seafront: the same sand as the town centre, a restored pier and a precinct on Christchurch Road, at rents and prices that sit below the central cliffs. Converted Victorian villas and newer blocks near the pier let to couples, hospital staff and sharers; the family streets run north towards Kings Park.
Boscombe lets on value. Tenants get the same beach as the town centre, a precinct with supermarkets, a station at Pokesdown and buses all day on Christchurch Road, for a rent that tends to sit below the West Cliff. That brings hospital staff from the Royal Bournemouth, young professionals working at the Lansdowne, couples who want the sea, and groups of sharers in the terraces north of the main road.
Three local rules shape a Boscombe let.
Licensing. BCP Council requires a mandatory HMO licence for five or more sharers in two or more households, and at the time of writing parts of Bournemouth also sit inside an additional licensing scheme for smaller shares. Several Boscombe terraces let to three or four sharers, so check the address first.
Leases. Converted villas often have leases that require consent to let, set a minimum term or ban furnished short stays. Read the lease before the listing goes live.
Parking. Streets near the precinct are permit zones, and a flat without a space or a permit appeals to a narrower set of tenants.
Who rents and buys in Boscombe
- Hospital and healthcare staff. The Royal Bournemouth Hospital is a short bus ride north, and nurses, doctors and locums on placements want a furnished one-bedroom flat with the bills included and a bus or a train to work. They rent all year and move on a rota, not a season.
- Couples and sharers who want the beach at a lower rent. Boscombe gives the same sand as the town centre at a rent below the West Cliff, so couples, young professionals and groups of sharers take the converted flats and the terraces, and stay for the pier, the cafes and the gig venue.
- Contractors, relocations and rail arrivals. Pokesdown station and the Christchurch Road buses make Boscombe practical without a car, so contractors on local projects and people starting a job in Bournemouth take furnished flats by the month while they settle.
- Investors and first-time buyers. One and two-bedroom leasehold flats in converted villas are among the lower-priced ways into the Bournemouth market, which brings buy-to-let investors who want a letting return and first-time buyers who want to live near the seafront.
- Events and the seafront. The O2 Academy on Christchurch Road, home fixtures at the Vitality Stadium and the beach keep short stays and winter lets moving after the holiday trade stops, which matters to an owner with a furnished flat to fill between November and March.
Let furnished, from 28 nights, all year round.
A furnished flat in Boscombe does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Our fees in fullLetting agents in Boscombe: questions
What sort of tenant rents a flat in Boscombe?
Mostly working tenants on a budget who want the sea: nurses and junior doctors from the Royal Bournemouth Hospital, staff from the Lansdowne offices, couples, and people who have just moved to the town. Terraced houses north of Christchurch Road let to sharers and families. We describe the street honestly in the listing, which keeps the right tenant viewing.
Does my Boscombe flat need a licence?
A flat let to one household does not. A house or large flat shared by five or more people in two or more households needs a mandatory HMO licence, and smaller shares of three or four may need one where BCP Council's additional licensing applies at the time of writing. We check the address on the council's pages before marketing.
Will a flat above a shop on Christchurch Road let?
Yes, to the right tenant and at the right rent. Flats on the main road are close to the buses, the shops and Pokesdown station, which suits tenants without a car. Traffic noise and the state of the street matter to others. We photograph the approach and say which rooms face the road, so viewings turn into applications.
How do you reference tenants in Boscombe?
Every adult is referenced through a referencing provider: identity, Right to Rent, credit history, income or employment, and a previous landlord reference, with a guarantor where affordability needs one. Sharers are referenced individually. You see the report before you accept anyone, and the holding deposit is capped at one week's rent under the Tenant Fees Act.
Can you let my Boscombe flat furnished to hospital staff?
Yes, on a tenancy if they want a year or more, or as a furnished stay of a month or more through the Flexiestays platform if their placement is shorter. The two are different agreements with different rules, so we explain both and the figures for each before you decide.
What has the Renters' Rights Act changed for a Boscombe landlord?
At the time of writing, assured tenancies in England are periodic, section 21 has gone, rent can rise once a year by section 13 notice, and no more than one month's rent can be taken in advance. Possession needs a legal ground. We draft agreements and notices to the current rules; this is general information, not legal advice.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
