What we do in Highcliffe

Letting, renting and selling in Highcliffe

Highcliffe is a clifftop village on the Hampshire border, part of Christchurch and the BCP Council area. Bungalows and detached houses make up most of the stock, with clifftop flats and retirement blocks, and the market is led by retirees, downsizers and families who want the beach, the New Forest and a station on the Waterloo line.

Highcliffe sits on the cliff at the eastern edge of Christchurch, the last village in Dorset before the Hampshire border. The beach lies below wooded slopes, Highcliffe Castle stands in its grounds above it, and the Needles are visible across the water. It is a settled place of bungalows, family houses and clifftop flats, popular with people retiring to the coast. Flexie Estate Agents lets, manages, sells and values homes here, and lets furnished homes for a month or more through the Flexiestays platform.

Renting in Highcliffe

Most homes to rent in Highcliffe are bungalows and detached houses on the roads behind Lymington Road, with a smaller number of clifftop flats. Tenants are older couples who want level living near the shops and the cliff, families who come for Highcliffe School and the New Forest, and commuters who use Hinton Admiral station. Many flats are in retirement blocks, where the lease limits who may live there, so a younger tenant has a narrower choice than the listings suggest.

Letting agents in Highcliffe explains how we let homes here. For a furnished stay of a month or more, long term lets in Highcliffe covers landlords' homes let through the Flexiestays platform.

Buying and selling in Highcliffe

Highcliffe is a downsizers' market. Bungalows near the shops and the cliff sell to retirees, clifftop flats with a sea view sell to second-home buyers and downsizers, and larger houses towards Walkford sell to families. Retirement flats resell to a smaller pool of buyers, and the lease, the service charge and any exit fee shape the price as much as the view does.

Selling your property in Highcliffe covers how we market each type of home, and property valuation in Highcliffe explains what moves the figure. Our guide to selling a leasehold flat covers the questions a retirement or clifftop flat raises.

Letting a property in Highcliffe

Highcliffe landlords work under BCP Council's rules and the Renters' Rights Act, in force since 1 May 2026, which made every new tenancy periodic. Before a flat is let, the lease decides whether it can be let at all and to whom. A furnished second home pays, at the time of writing, BCP's 100% council tax premium unless it qualifies for business rates. Property management in Highcliffe covers the tenancy side, and winter lets in Highcliffe explains how a furnished home earns from November to March.

The market

Who rents and buys in Highcliffe

Retirees and downsizers

Highcliffe is one of the main retirement markets on the coast. Buyers want a level bungalow or a flat with a lift near the cliff and the shops, and retirement blocks serve that demand with age-restricted leases.

Families who want space

Larger houses with gardens towards Walkford and Hinton, Highcliffe School and the New Forest on the doorstep bring families who rent first and then buy.

Commuters and remote workers

Hinton Admiral station on the Waterloo line lets people work in London part of the week and live by the sea, and remote workers take furnished homes for a few months to try the area.

Visiting families and long stays

Relatives of older residents need a furnished home near a parent for weeks at a time, and contractors working around the airport take houses with parking by the month.

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

FAQs

Estate agents in Highcliffe: questions

Can I rent a flat in a Highcliffe retirement block?

Only if you meet the block's age rule, which is set in the lease, and sometimes only with the management company's approval. Many clifftop flats are in retirement developments. We check the lease before we market a flat, so every advert says who may live there.

Is Highcliffe in Dorset or Hampshire?

Highcliffe is in Dorset and in the BCP Council area, as part of Christchurch, in the Highcliffe and Walkford parish. The Hampshire border and the New Forest district run just to the east and north, and Hinton Admiral station itself is over the line in Hampshire.

Do sea views add to the value of a Highcliffe home?

Yes. A flat or house with a real view towards the Needles and the Isle of Wight sells and lets above a similar home without one, and the walk to the clifftop and the beach steps matters too. We do not quote a figure for it; a valuation sets out the effect for your property.

Can I commute to London from Highcliffe?

Hinton Admiral station, just north of the village, has South Western Railway trains to London Waterloo as well as Bournemouth and Southampton. Many residents drive or take the bus to it. Check the current timetable for journey times before you commit.

Can my Highcliffe home be let furnished for a few months?

Yes, if the lease and your lender allow it. Bungalows and houses with parking suit relatives of older residents, remote workers and contractors for stays of 28 nights or more through the Flexiestays platform. A retirement flat usually cannot take these guests because of the age rule.
