Cookie policy
What this website stores on your device, why, for how long, and how to change your choice. Analytics storage is used only if you allow it.
On this page
This website stores very little on your device. Without your consent it stores only your answer to the cookie banner, fs_consent, so that the banner does not keep reappearing. If you allow analytics, it also sets one first-party visitor cookie and uses session storage for the length of a visit, and Google Analytics runs if it is enabled. If you say no, the site works in exactly the same way.
What cookies and browser storage are
A cookie is a small text file a website saves in your browser and reads back later. Local storage keeps a value until it is cleared; session storage is deleted when you close the tab. The law treats them the same way, so this page covers all three.
The consent banner
On your first visit a banner asks whether you allow analytics, with "Allow analytics" and "No thanks" given equal weight. Nothing optional is stored until you choose. Your answer is saved in local storage as fs_consent, set to granted or denied.

Analytics without storage
Whatever you choose, the site keeps its own count of page views on our server. Without consent it stores nothing on your device: each visit is counted against an anonymous identifier made from a one-way hash of the IP address and browser type that changes every day. The IP address itself is not kept. Google Analytics starts with its storage switched off and is only switched on if you allow analytics.
If you decline, or change your mind
Declining changes nothing about how the site works: every page, the rent estimate and the forms behave the same. If you had allowed analytics and then decline, the visitor cookie and the session storage are deleted and Google Analytics storage is switched off.
To change your choice, use the Cookie settings link in the footer of any page to reopen the banner, or clear this site's data in your browser settings and the banner will appear on your next visit.
