Property management in Highcliffe is mostly the long, quiet work of keeping a good tenant in a good home. Flexie Estate Agents collects the rent, inspects, arranges repairs, deals with block management companies and keeps the certificates current for Highcliffe landlords. This page is the Highcliffe side of our property management service; the village is on our Highcliffe area page.

A Highcliffe tenancy, year by year

Rent. Collected monthly and paid over with a statement. Older tenants often pay by standing order without fail; when a payment does slip, we find out why before anything else.

Inspections. Scheduled visits at times that suit the tenant, with a photographed report. We look at the windows and gutters on homes near the cliff, the boiler and electrics in older bungalows, and whether the home still suits the person living in it.

Repairs. Local trades for heating, plumbing, electrics and roofs. Heating and hot water failures are treated as urgent.

Compliance. Gas safety every year, the electrical report every five years, smoke and carbon monoxide alarms, the EPC, deposit protection and Right to Rent checks, each renewed before it lapses.

Flats, blocks and management companies

Many Highcliffe flats sit in clifftop or retirement blocks. Each has a management company, a service charge and rules about pets, parking, bins and letting. We ask for consent where the lease needs it, pass on service charge and major works notices, report communal repairs and make sure the tenant knows the block rules. A retirement flat can only be let to a tenant who meets its age rule, which we check before marketing. Our guide to buying a leasehold flat explains the terms a landlord inherits.

The rules since 1 May 2026

The Renters' Rights Act made every assured tenancy periodic. There is no section 21; rent rises once a year by section 13 notice with two months' warning; tenants may leave on two months' notice; possession needs a statutory ground. A landlord database and an ombudsman are to follow. A Highcliffe owner who may want the bungalow back for their own retirement should know the moving-in ground before letting. Our Renters' Rights Act guide covers the detail.

When something goes wrong

Arrears are rare here but are dealt with early and in writing. A dispute over the deposit at the end goes to the protection scheme with our inventory as evidence. If a tenant becomes unable to manage, we tell you promptly so the right help can be found.

The local market

The Highcliffe property market

Highcliffe is a clifftop village on the Hampshire border, part of Christchurch and the BCP Council area. Bungalows and detached houses make up most of the stock, with clifftop flats and retirement blocks, and the market is led by retirees, downsizers and families who want the beach, the New Forest and a station on the Waterloo line.

A managed let in Highcliffe is often a bungalow or a clifftop flat, and the tenant is often older and staying for years. That makes the work steady and personal: tenants who prefer a phone call to an app, repairs that need doing promptly because a broken boiler matters more at eighty, and inspections that notice when a home is becoming hard to manage.

Two local features add to the job.

Blocks and management companies. Clifftop and retirement flats sit under a management company with its own rules, service charges and major works. The managing agent of the block and the managing agent of the flat need to talk.

Weather on the cliff. Homes near the cliff edge take the wind and salt off the sea. Windows, roofs and gutters need regular attention.

Who rents and buys in Highcliffe

  • Retirees and downsizers. Highcliffe is one of the main retirement markets on the coast. Buyers want a level bungalow or a flat with a lift near the cliff and the shops, and retirement blocks serve that demand with age-restricted leases.
  • Families who want space. Larger houses with gardens towards Walkford and Hinton, Highcliffe School and the New Forest on the doorstep bring families who rent first and then buy.
  • Commuters and remote workers. Hinton Admiral station on the Waterloo line lets people work in London part of the week and live by the sea, and remote workers take furnished homes for a few months to try the area.
  • Visiting families and long stays. Relatives of older residents need a furnished home near a parent for weeks at a time, and contractors working around the airport take houses with parking by the month.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Highcliffe does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Property management in Highcliffe: questions

Do you look after older tenants differently?

We follow the same rules for every tenant, but we pay attention. Repairs to heating and hot water are treated as urgent, we arrange inspections at times that suit, and we speak by phone if that is what the tenant prefers. If a tenant seems to be struggling, we tell the landlord and, with consent, the family.

Can you deal with my block's management company?

Yes. We pass on service charge demands and major works notices, ask for consent where the lease requires it, report communal repairs, and make sure the tenant follows the block's rules. You stay the leaseholder and pay the charges unless you ask us to pay them from the rent.

What maintenance do Highcliffe homes need?

Clifftop homes take wind and salt, so windows, roofs and gutters are checked at each inspection. Bungalows often have older boilers and electrics. We recommend small repairs before winter rather than larger ones after it.

What does the Renters' Rights Act mean for my Highcliffe let?

Since 1 May 2026 tenancies are periodic, section 21 is gone, rent can rise once a year by section 13 notice and the tenant can leave on two months' notice. Taking the home back needs a legal ground. We manage to these rules; this is general information, not legal advice.

I live outside Dorset. How will I know what is happening?

You receive a monthly statement, a written report with photographs after each inspection, and a call or email whenever a decision is needed. Every invoice is copied to you.

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
