The properties that let here

  • Flats in converted houses. The bulk of the market. Back bedrooms and a parking space or forecourt let first.
  • Flats above Charminster Road shops. Busier, cheaper to run, popular with tenants who do not drive and want the restaurants and buses.
  • Shared houses. Let to students from the Lansdowne and the Talbot campus, and to young professionals sharing. Licensing applies to larger shares.
  • Family houses towards Queens Park. Gardens and the nearby primary and grammar schools draw families who stay for years.

The Charminster area page describes the streets.

How we let a Charminster flat

Checks first. We read the lease, confirm consent to let where needed, check the EPC, the gas and electrical certificates and the alarms, and agree a rent range with you after a visit.

Marketing. Photographs that show the rooms honestly, including which way the bedroom faces, a floor plan, the portals and our list of registered tenants.

Referencing. Identity, Right to Rent, credit, income and a landlord reference for every adult, with a guarantor where the affordability test needs one.

Move in. A periodic tenancy written to the Renters' Rights Act, the deposit protected within 30 days with the prescribed information, the How to Rent guide, the certificates and a photographed inventory, including shared hallways and bin stores where the lease makes them the landlord's concern.

Rules in a converted-house district

In a building of four flats, the landlord of one still answers for fire safety inside the flat, the alarms and the gas and electrical installations, while the freeholder deals with the common parts. If you own the whole house and let it as flats, check whether it counts as a section 257 HMO under the licensing rules. Shared houses need a licence at five or more sharers, and at the time of writing a new small shared house needs planning permission. Our landlord legal checklist lists every item, and HMO and landlord licensing in BCP explains the schemes.

The local market

The Charminster property market

Charminster is a district of late Victorian and Edwardian houses north of the town centre, many divided into flats, built along and off Charminster Road. It rents to hospital staff, young professionals, students and families all year, and sells to first-time buyers and landlords who want a short ride to the centre and the station.

Charminster lets all year. The Royal Bournemouth Hospital on Castle Lane East is a short drive away, the station and the Lansdowne are at the southern end, and Charminster Road's restaurants and shops give tenants everything on foot. One and two-bedroom flats in converted houses are the core of the market; shared houses let to students, and the larger houses towards Queens Park let to families.

Three local points affect a Charminster landlord.

Leases. Most flats are leasehold conversions. Some leases require consent to let or restrict who can occupy, so read the lease and tell the freeholder before marketing.

Licensing. Mandatory HMO licensing applies to five or more sharers in two or more households, and additional licensing covers smaller shares in parts of Bournemouth. At the time of writing new small shared houses also need planning permission under the Article 4 Direction.

Noise and parking. Flats facing Charminster Road are busier in the evening, and most roads rely on street parking. Both decide which tenant a flat suits.

Who rents and buys in Charminster

  • Royal Bournemouth Hospital. Nurses, doctors and agency staff working at the hospital on Castle Lane East rent flats here for the short journey, some furnished for a contract, some on tenancies for years.
  • Young professionals and the station. People working in the town centre or commuting by train take one and two-bedroom flats in converted houses, close to Charminster Road's restaurants.
  • Students. Students at the Lansdowne and the Talbot campus share houses in Charminster, a little further from Wallisdown than Winton but closer to the centre.
  • Families and the grammar schools. Families look at the larger houses on the BH8 side and towards Queens Park for gardens and for the grammar and primary schools nearby.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Charminster does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Letting agents in Charminster: questions

Who rents flats in Charminster?

Hospital staff working at the Royal Bournemouth, professionals in the town centre, rail commuters using the station at the southern end, and couples who want the restaurants on Charminster Road. One and two-bedroom flats in converted houses let to them all year, often to tenants who stay for several years.

Does my Charminster lease allow me to let the flat?

Most do, but many conversion leases need the freeholder's consent, require notice of the tenant's name or ban short lets. We read the lease before we market the flat and help you request consent. Letting in breach of the lease can lead to forfeiture proceedings, so it is worth checking first.

How close is your office to my Charminster property?

Very. We are at 557 Charminster Road, so viewings, inventories and inspections in the district are a few minutes away. Landlords and tenants can call 01202 619868 from 9am to 5pm every day, or visit the office.

Do hospital staff make good tenants in Charminster?

They are among the most common applicants, on stable incomes and often wanting to stay. Many work shifts, so a quiet back bedroom and parking count. We reference them like any tenant: identity, Right to Rent, credit, income and a previous landlord.

What are your letting service levels?

Tenant find, rent collection and fully managed. Tenant find covers marketing, viewings, referencing, the agreement and the deposit. Rent collection adds monthly collection and arrears chasing. Fully managed adds inspections, repairs and compliance. Fees are confirmed in writing before you instruct us.

What has changed for Charminster landlords since May 2026?

Under the Renters' Rights Act every new tenancy is periodic, section 21 has gone, rent can rise once a year by section 13 notice and only one month's rent can be taken in advance. Possession needs a legal ground. We write agreements to the current rules; this is not legal advice.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
