We sell homes in Charminster from an office on the same road, at 557 Charminster Road. Most of what sells here is a leasehold flat in a converted Victorian or Edwardian house, and the sale often succeeds or stalls on the paperwork rather than the rooms. This page explains how we approach a Charminster sale; the full service is on sell your property.

How Charminster homes sell

Converted flats. Sold to first-time buyers and landlords. The lease, the service charge history and the state of the common parts are read by every buyer's solicitor, so we gather them before the listing goes live.

Flats above Charminster Road shops. Often cheaper and popular with investors; noise and access are the questions buyers ask.

Family houses. On the BH8 avenues towards Queens Park and the BH9 roads towards Charminster Avenue, sold to families on gardens, space and schools.

Shared houses. Sold to landlords on the rent, the licence and evidence of established use.

Presenting the property

A flat in a converted house is judged from the front door of the building, not just the flat. Ask the freeholder or your neighbours about a tidy hall, and clear bikes and post. Inside, light and storage sell: fewer pieces of furniture, clean windows, a decluttered kitchen. For a house, the garden and the parking are worth an afternoon's work before the photographs.

How we market it

Professional photographs and a floor plan, the portals, and direct contact with registered buyers, including landlords who already let through us and know which Charminster flats rent well. The listing gives the facts buyers here ask for: lease length, service charge, parking, which way the rooms face, and the walk to the station or the bus. We have no homes for sale listed yet, so every buyer we contact has registered for a reason.

Timing and tenancies

A tenanted flat sells to a landlord without a void. If you want vacant possession, the tenancy must end on a legal ground with the right notice under the Renters' Rights Act, which adds months. A short lease can be extended before a sale, which usually takes time too. Our guides to selling a leasehold flat and preparing your home for sale set out the steps.

Before you decide

A property valuation in Charminster gives you a sale and a rental figure so you can compare selling with keeping the flat as a let through letting agents in Charminster or property management in Charminster. A furnished flat can earn in the meantime as a long term let or a winter let. The Charminster area page describes the district, and sell your property in Bournemouth covers the town.

The local market

The Charminster property market

Charminster is a district of late Victorian and Edwardian houses north of the town centre, many divided into flats, built along and off Charminster Road. It rents to hospital staff, young professionals, students and families all year, and sells to first-time buyers and landlords who want a short ride to the centre and the station.

Charminster's sales market is mostly leasehold flats in converted houses, with family houses on the avenues towards Queens Park and on the BH9 side towards Charminster Avenue.

First-time buyers take one and two-bedroom flats close to Charminster Road's restaurants and the buses, and their mortgage lender reads the lease closely: length, ground rent, service charges and any restrictions.

Landlords buy flats that let well to hospital staff and professionals, and shared houses with a licence and an established use. At the time of writing a new small shared house in Bournemouth needs planning permission under the Article 4 Direction, which makes existing ones easier to sell to investors.

Families look at the larger houses for gardens, the nearby grammar schools and primaries, and the short drive to Castlepoint.

Where a flat's lease is short or its management is unclear, the sale slows down. That is the first thing we check.

Who rents and buys in Charminster

  • Royal Bournemouth Hospital. Nurses, doctors and agency staff working at the hospital on Castle Lane East rent flats here for the short journey, some furnished for a contract, some on tenancies for years.
  • Young professionals and the station. People working in the town centre or commuting by train take one and two-bedroom flats in converted houses, close to Charminster Road's restaurants.
  • Students. Students at the Lansdowne and the Talbot campus share houses in Charminster, a little further from Wallisdown than Winton but closer to the centre.
  • Families and the grammar schools. Families look at the larger houses on the BH8 side and towards Queens Park for gardens and for the grammar and primary schools nearby.
How it works

Selling your home in Charminster, step by step

  1. A free sales valuation

We look at the home, the street, the lease if there is one and what buyers in the area want, and give you a price range with the evidence.

  2. Prepare and market

EPC and paperwork, photographs and a floor plan, then the portals and our registered buyers. We arrange and accompany viewings.

  3. Offers to completion

We qualify every offer, agree the sale and progress it with both solicitors through searches, survey and exchange to completion.

How selling works

FAQs

Selling your property in Charminster: questions

Why does the lease matter so much when selling a Charminster flat?

Because most flats here are conversions sold on leases, and the buyer's lender will not lend on a lease that is too short or has onerous terms. Lease length, ground rent, service charges, the freeholder's details and any letting restrictions all come up early. We check them at the valuation so problems are solved before an offer.

Can I sell my Charminster flat with a tenant in it?

Yes, to a landlord, who will want the tenancy agreement, deposit details, certificates and rent history. Selling empty reaches first-time buyers as well, but ending a tenancy now needs a legal ground and notice under the Renters' Rights Act, so plan the timing.

Who buys family houses in Charminster?

Families who want a garden within reach of the town centre, the station and the schools, including Bournemouth School and Bournemouth School for Girls near Castle Lane. Houses on the quieter avenues towards Queens Park draw the widest interest.

Is your office near my Charminster property?

Almost certainly. We are at 557 Charminster Road, so valuations, viewings and keys are a few minutes away. Buyers can register with us, and vendors can call 01202 619868 from 9am to 5pm every day.

Do you have homes for sale in Charminster now?

No homes are listed for sale with us yet. We are taking instructions and registering buyers, so when you instruct us we contact people who have already told us what they want, alongside the portals.

What should I fix before selling a converted flat?

The things a survey will find: damp, tired windows, an old boiler or consumer unit, and missing building regulation sign-off for past work. Then present it: fresh paint, clear surfaces, the bins and bikes out of the shared hall. Gather the lease and service charge papers early.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
