What lets in Poole

  • The Quay and the Old Town (BH15). Converted warehouses, newer waterfront blocks and Georgian townhouses. Couples and professionals who want the water; leases need checking.
  • Longfleet and the town centre (BH15). Flats a walk from Poole Hospital, the station and the Dolphin Centre. Hospital staff and tenants without a car.
  • Parkstone (BH12, BH14). Villa flats near Ashley Cross and terraces off Ashley Road. Professionals, couples and young families; see letting agents in Parkstone.
  • Oakdale, Canford Heath, Creekmoor and Broadstone (BH15 to BH18). Family houses with drives near the schools and the industrial estates. Long tenancies.
  • Hamworthy (BH15, BH16). Terraces and harbourside flats over the bridges, near the port and Sunseeker's yard.
  • The peninsula and the cliffs (BH13, BH14). Sandbanks, Canford Cliffs and Lilliput, a small top-end market; see letting agents in Sandbanks.

How we let a Poole property

Valuation. We visit, read the lease and the EPC, and give a rent range with the reasons: position, parking, condition and the likely tenant. Property valuation in Poole explains what we look at.

Marketing. Photographs, a floor plan, the portals, flexiestays.com and our list of registered tenants, which includes hospital and relocating staff who asked before the flat was ready.

Referencing. Identity, Right to Rent, credit, income and a previous landlord, with a guarantor where the affordability test needs one. Our guide to tenant referencing sets out each step.

Move in. A periodic tenancy agreement written to the Renters' Rights Act, the deposit protected within 30 days, the prescribed information and How to Rent guide served, and a photographed inventory.

A gas safety certificate where there is gas, an electrical report no more than five years old, smoke alarms on every storey, a carbon monoxide alarm by any fixed combustion appliance, an EPC of E or better, and Right to Rent checks on every adult. A shared house may need a licence from BCP Council. The landlord legal checklist lists every item.

Management, furnished stays and selling

With full management we inspect, arrange repairs with Poole contractors and renew the certificates: property management in Poole covers it. A furnished flat near the hospital or the boatyards can instead let for a month or more at a time: see long term lets in Poole and winter lets in Poole. If you are weighing a sale, selling your property in Poole sets out the other route. We let on the same terms in Bournemouth.

The local market

The Poole property market

Poole is a harbour town with two property markets. The peninsula, the cliffs and the harbour shore carry some of the highest prices in the country; the town centre, Parkstone and the suburbs inland are where most people rent and buy. The hospital, the port, the boatyards and the grammar schools bring tenants and buyers all year, and the beaches add a second-home market on top.

Poole lets on its employers as much as its harbour. Poole Hospital, Sunseeker, the RNLI, the port and the industrial estates at Nuffield and Fleets Corner bring tenants who move for work, and the two grammar schools bring families who move for a place. One and two-bedroom flats in Lower Parkstone, Longfleet and the town centre let to professionals and hospital staff; three-bedroom houses in Oakdale, Canford Heath, Creekmoor and Broadstone let to families who stay for years.

Three local points shape a Poole let.

Leases on the water. Many Quay and peninsula blocks restrict subletting or require consent from the freeholder. Read the lease before you market the flat.

Licensing. BCP Council licenses houses shared by five or more people from two or more households. A house let to sharers near the university in Talbot Village or Upper Parkstone may need one.

Parking. Streets around the Quay and the Old Town are permit zones, and many conversion flats in Parkstone have no space. Parking decides which tenant takes the flat.

Who rents and buys in Poole

  • Hospital and healthcare staff. Poole Hospital recruits doctors, nurses, locums and agency staff on placements of weeks or months. They want a furnished flat with parking within reach of Longfleet Road, and they rent in every month of the year.
  • Marine, port and manufacturing. Sunseeker, the RNLI, the port and the industrial estates bring engineers, fitters and contractors for the length of a build or a project, and head office staff who relocate with a family following on.
  • Grammar school families. Families move into Poole for the two grammar schools and the primaries that feed them, which keeps three and four-bedroom houses in Oakdale, Canford Heath, Broadstone and Lower Parkstone in demand to rent and to buy.
  • The harbour and second homes. Sandbanks, Canford Cliffs and Lilliput sell to buyers from London and the Home Counties who want a harbour view, a mooring or a beach on foot. Prices there set the ceiling for the whole town and give landlords a resale market.
  • Commuters and relocations. The main line puts Bournemouth, Southampton and London within reach, so people moving for a job at Poole's employers or in Bournemouth rent furnished for a few months before they buy.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Poole does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Letting agents in Poole: questions

Which parts of Poole let fastest?

Flats within reach of Poole Hospital, Poole station and Parkstone station, because hospital staff, commuters and people relocating for work rent all year. Family houses near the grammar schools in Oakdale, Canford Heath and Broadstone take a little longer to find the right tenant but tend to stay let. We give a realistic view for your property after a visit.

Do you let flats on Poole Quay?

Yes, where the lease allows it. Many waterfront blocks require residential use, restrict subletting or need the freeholder's consent, and some limit parking to owners. We read the lease and the block's rules before we market a Quay flat, and tell the managing agent who the tenant is.

What do your Poole letting services include?

Three levels. Tenant find covers marketing, viewings, referencing, Right to Rent checks, the tenancy agreement and the deposit. Rent collection adds monthly collection, arrears chasing and statements. Fully managed adds inspections, repairs through Poole contractors and compliance renewals. Fees are confirmed in writing before you instruct us.

Do I need a licence to let my Poole house to sharers?

If five or more people from two or more households share it, at the time of writing BCP Council requires a mandatory HMO licence. Smaller shares may fall under other schemes depending on the address and on any change the council makes. We check BCP's licensing pages for the address before we market a house to sharers.

What has the Renters' Rights Act changed for Poole landlords?

Since 1 May 2026 assured tenancies in England are periodic, section 21 has gone, rent can rise once a year by section 13 notice, no more than one month's rent can be taken in advance and tenants can leave on two months' notice. A landlord who plans to sell must use a legal ground. This is general information, not legal advice.

Who rents in Poole?

Hospital doctors, nurses and agency staff; engineers and office staff at Sunseeker, the RNLI, Lush and the port; families moving for the grammar schools; couples who want the harbour; and people relocating from elsewhere who rent before they buy. Each wants something different, so we write the listing for the tenant your property suits.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
