Property management in Whitecliff is our fully managed service for landlords who let a house or flat on the harbour edge of Lower Parkstone. We collect the rent, look after the tenant, plan and arrange repairs, keep the certificates in date and run the tenancy to current law. It is the Whitecliff side of our property management service; the area is described on our Whitecliff area page.
Looking after a home by the harbour
The view over Parkstone Bay comes with weather. We pay particular attention to:
- Windows and doors on the side facing the water, where wind-driven rain gets in first.
- Gutters, downpipes and render, cleared and checked before winter.
- External paintwork and metalwork, which salt air wears faster than inland.
- Gardens on the slope, where drainage and retaining walls need watching.
- Condensation in flats, especially in winter when windows stay shut.
Repairs are carried out by contractors who work across Poole, with your approval above a limit you set. Our guide to property management explains how that works day to day.
A quiet street and a settled tenant
Most Whitecliff tenants are families and professionals who stay for years. That makes the relationship part of the job: a repair booked quickly, a tenant who knows who to call, and a word early if the garden, the bins or the parking are bothering neighbours. Settled tenants who are looked after tend to look after the home.
Flats in small blocks add a managing agent or a residents' company to the picture. Shared roofs, communal stairs and external decoration usually belong to the block, and we report and chase those repairs while fixing what belongs to you. If the block has planned major works, we tell you early, because they can affect both the tenant and the service charge.
Compliance and the Renters' Rights Act
We keep the gas safety certificate, the EICR, the smoke and carbon monoxide alarms and the EPC in date, protect the deposit within 30 days, and carry out Right to Rent checks on every adult. At the time of writing, tenancies are periodic, rent rises once a year by section 13 notice, and a landlord who wants the home back needs a legal ground and the right notice. Our guide to the Renters' Rights Act for landlords sets out the grounds.

The Whitecliff property market
Whitecliff is the quiet harbour edge of Lower Parkstone: residential roads of houses and flats running down to Whitecliff Harbourside Park, with Poole Park beside it and a flat path along the water to Poole Quay. It rents and sells to families, older buyers and professionals who want green space and a harbour view within reach of the town centre.
Whitecliff's managed homes sit close to the water, and the harbour weather shows. Wind-driven rain off Parkstone Bay finds its way through tired windows, gutters and render, salt air shortens the life of external paintwork and metalwork, and gardens on the slope above the park need their drainage kept clear. A good inspection here looks at the outside of the house as carefully as the inside.
Tenants are mostly families and professionals who stay, which suits steady planned maintenance. The street is quiet and residential, so neighbours notice an overgrown garden, bins left out or a car parked across a drive, and a managing agent who deals with those early keeps the let running smoothly.
Whitecliff is in BCP Council's area, where HMO licensing applies to shared houses. At the time of writing, the Renters' Rights Act means tenancies are periodic and possession needs a legal ground, so good records from the first day matter.
Who rents and buys in Whitecliff
- Families who want parks. Two large parks, flat paths and nearby primary schools bring families who rent and buy for space to play rather than a seafront address.
- Harbour views. Flats and houses that look over Parkstone Bay to Brownsea Island are bought by downsizers and second-home owners, and command a premium when they come up.
- Poole Hospital. Staff and relatives of patients at the hospital across Poole Park rent here, often furnished and for a few months.
- A walk to the Quay. Tenants and buyers who work in Poole town centre value the mile and a half of flat harbourside path through Baiter Park to the Quay.
Let furnished, from 28 nights, all year round.
A furnished flat in Whitecliff does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Our fees in fullProperty management in Whitecliff: questions
What does property management in Whitecliff include?
Rent collection, arrears chasing, regular inspections, repairs through local contractors, gas and electrical certificates, deposit protection, tenant contact and all the notices the law requires. You approve repairs above an agreed limit. Fees are confirmed in writing before you instruct us.
Does the harbour weather add to maintenance in Whitecliff?
It can. Exposed windows, gutters, render and paintwork wear faster close to the water. We look at them at every inspection and suggest planned work before a leak becomes a damp problem inside.
How do you deal with damp and mould?
We find the cause, whether condensation, a leak or a blocked gutter, arrange the repair and follow it up. Landlords have duties to deal with hazards such as damp and mould, so we keep a record of what was found and what was done.
Can I increase the rent on my Whitecliff tenant?
At the time of writing, once a year by section 13 notice with two months' notice, to a market rent the tenant can challenge at the tribunal. We review the rent against local evidence first. This is general information, not legal advice.
What happens if my Whitecliff tenant falls behind with the rent?
We chase from the first missed payment, talk to the tenant early, and keep a written record. If arrears build, we explain the possession grounds that apply and the notice each needs; a solicitor handles any court claim.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
