Property management in Poole Old Town is our fully managed service for landlords who let a quayside apartment, a converted warehouse flat or an Old Town house. We collect the rent, look after the tenant, sort out who should fix what, deal with the block's managing agent and keep everything compliant. It is the local side of our property management service; the area is on our Poole Old Town and Quay area page.
Managing a flat inside a block
Most of the work here is coordination:
- Who repairs what. Inside the flat is usually yours; structure, roofs, lifts and communal areas usually the freeholder's. We read the lease and act on it.
- The managing agent. Contractor rules, access arrangements, key holding, bin stores and parking all come from the block, and we follow them.
- Fire safety. Fire doors, alarms and evacuation arrangements in the building affect the tenant. We make sure the tenant knows them and report any fault in the communal system.
- Weather on the waterfront. Balconies, windows and seals take wind and rain off the harbour; we look at them at every inspection.
Access can be the hardest part of a repair here. Contractors need a parking place near the Quay, permission from the managing agent for some works, and sometimes a lift booked for materials. We arrange those details so a simple job does not take three visits.
Older buildings and listed buildings
Converted warehouses and flats above shops have older wiring and plumbing, and EICRs find more to fix. Several Old Town buildings are listed, and works inside as well as out can need listed building consent from BCP Council. We check before ordering anything, because unauthorised works on a listed building are an offence.
Changeovers, arrears and the Renters' Rights Act
At the time of writing, every assured tenancy is periodic and tenants can leave on two months' notice. Old Town tenants often move for work, so we inspect, repair and re-market quickly when notice comes. Rent rises once a year by section 13 notice, and possession needs a legal ground. We chase arrears from the first missed payment and keep the records a claim would need. Our guide to rent increases and arrears explains the process, and gas and electrical safety for landlords covers the certificates.

The Poole Old Town and Quay property market
Poole Old Town is the historic core behind a working quay: medieval and Georgian buildings, converted warehouses and modern quayside apartment blocks, with Poole station and the town centre a walk away. It rents to professionals and people working on West Quay Road, and sells to downsizers, second-home buyers and investors. Most homes are leasehold flats.
Managing a let in Poole Old Town is managing a flat inside someone else's building. Almost every rented home here is a leasehold apartment, so a repair can be the landlord's, the freeholder's or shared through the service charge, and the managing agent of the block has rules on contractors, keys, bins and fire doors that a landlord's team has to follow.
The buildings themselves vary. Modern quayside blocks bring lifts, door entry systems, communal fire alarms and balconies exposed to the harbour weather. Converted warehouses and flats above shops bring older services and awkward access. Listed buildings bring a further step: works that would be routine elsewhere can need listed building consent from BCP Council.
Tenants are mostly professionals and contract staff who move for work, so changeovers come more often than in the family suburbs. At the time of writing, the Renters' Rights Act makes every tenancy periodic, lets tenants leave on two months' notice and requires a legal ground for possession.
Who rents and buys in Poole Old Town and Quay
- Car-free professionals. People who work in the town centre or commute by train rent and buy here because everything is on foot and parking is not needed.
- Downsizers and second-home buyers. Quayside apartments with a view of the boats sell to buyers from London and the Home Counties and to local downsizers leaving a family house.
- West Quay Road and the port. Staff and course members at the RNLI, engineers at Sunseeker and port contractors rent furnished flats here for the length of a job.
- Heritage and the waterfront. The Custom House, Scaplen's Court, the Town Cellars and Poole Museum give the Old Town a character that buyers pay for, particularly in the Georgian houses.
Let furnished, from 28 nights, all year round.
A furnished flat in Poole Old Town and Quay does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday

Our fees in fullProperty management in Poole Old Town and Quay: questions
Who fixes what in a quayside flat?
The lease decides. Usually the landlord repairs inside the flat, and the freeholder repairs the structure, roof, windows in some blocks, lifts and communal areas through the service charge. We read the lease, fix what is yours and chase the managing agent for the rest.
Do you deal with the block's managing agent?
Yes. We report communal faults, follow the block's rules on contractors and access, pass on notices to the tenant, and keep you informed of service charge works that affect the flat.
Can you carry out works in a listed Old Town building?
Only once we know what consent is needed. Listed building consent from BCP Council can apply to works inside as well as out, including some safety and energy upgrades. We check before ordering any work.
What compliance does a quayside let need?
A gas safety certificate where there is gas, an EICR at least every five years, smoke and carbon monoxide alarms, an EPC of E or better, deposit protection and Right to Rent checks. In a block, the building's fire safety arrangements also apply to the tenant.
How often do tenants change in the Old Town?
More often than in the family suburbs, because many tenants move for work. At the time of writing, a tenant can end a periodic tenancy on two months' notice, so we re-market quickly when notice is given.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
