Winter lets in Poole Old Town keep a quayside holiday flat earning from November to March, when the boats to Brownsea Island stop and the working town carries on. They are the Old Town side of our winter lets service; the area is on our Poole Old Town and Quay area page.

Start with the lease

Before planning a winter, we need to know what the lease says about holiday lets, about longer stays and about consent. Some quayside flats can do both; some can do neither. The buildings insurer and the lender need telling either way.

Why the Old Town works in winter

Almost everything a winter guest needs is on foot. Poole station is at the top of the High Street, with trains to Bournemouth, Southampton and London Waterloo. The Lighthouse arts centre and the Dolphin Centre are beside it. West Quay Road, with the RNLI headquarters and college and Sunseeker's original yard, runs off the end of the Quay. A guest can work, shop and eat without a car, which matters when the flat has no parking.

Who books between November and March

December. Couples and families visiting for Christmas, the concerts at the Lighthouse and evenings on the Quay.

RNLI courses. Crew and staff on courses at the college, and families visiting them.

Marine and port work. Engineers and contractors at Sunseeker and around the harbour.

Hospital and relocations. Clinicians on placements at Poole Hospital and people starting jobs in Poole.

Listed on Flexiestays

Every winter let goes on Flexiestays, Bournemouth's number one platform for winter and long stays. Flexiestays charges only 8% on the bookings it brings to managed properties. December weekends are priced as a short peak; from January we lead with weekly and monthly rates with bills included, and each stay ends on an agreed date so Easter and the Brownsea season stay free. Our guide to winter lets explains how a winter is planned.

Council tax and the 28-night line

At the time of writing, BCP Council charges a 100% premium on furnished second homes. A flat available to let for 140 nights and actually let for 70 in a year is assessed for business rates instead. Winter stays by course members and contractors often run past four weeks, and stays of 28 nights or more may count differently towards that test and can raise tenancy questions, so the agreement is chosen for each stay. Our guide to council tax and second homes in BCP sets out the rules.

The local market

The Poole Old Town and Quay property market

Poole Old Town is the historic core behind a working quay: medieval and Georgian buildings, converted warehouses and modern quayside apartment blocks, with Poole station and the town centre a walk away. It rents to professionals and people working on West Quay Road, and sells to downsizers, second-home buyers and investors. Most homes are leasehold flats.

The Quay's holiday season builds from Easter, with the boats to Brownsea Island, the harbour cruises and the Tuesday bike nights, and fades at the end of September. A holiday flat on the Quay that closes for winter stands empty for five months in one of the most accessible parts of Poole.

The winter guests are different people. December brings couples and families visiting for Christmas and the concerts at the Lighthouse. From January, working guests take over: RNLI course members on West Quay Road, engineers at Sunseeker and the port, clinicians at Poole Hospital, and people starting jobs in Poole who arrive by train.

The lease decides everything. A lease that bars holiday lets may treat a month-long stay differently, or not. At the time of writing BCP Council charges a 100% council tax premium on furnished second homes, and a property available for 140 nights and let for 70 in a year is assessed for business rates instead. Stays of 28 nights or more may count differently towards that test.

Who rents and buys in Poole Old Town and Quay

  • Car-free professionals. People who work in the town centre or commute by train rent and buy here because everything is on foot and parking is not needed.
  • Downsizers and second-home buyers. Quayside apartments with a view of the boats sell to buyers from London and the Home Counties and to local downsizers leaving a family house.
  • West Quay Road and the port. Staff and course members at the RNLI, engineers at Sunseeker and port contractors rent furnished flats here for the length of a job.
  • Heritage and the waterfront. The Custom House, Scaplen's Court, the Town Cellars and Poole Museum give the Old Town a character that buyers pay for, particularly in the Georgian houses.
Winter and long stays

FAQs

Winter lets in Poole Old Town and Quay: questions

Who stays on Poole Quay in winter?

Fewer holidaymakers and more working guests: RNLI course members, engineers at Sunseeker and the port, hospital clinicians and people starting jobs in Poole. December adds couples and families visiting for Christmas and the Lighthouse concerts.

Does my lease allow winter stays?

Read it, with a solicitor if unsure. Many quayside leases require private residential use or need consent, and the answer can differ for a three-night break and a two-month stay. Tell the insurer and lender how the flat will be used.

Do ferry passengers book Old Town flats in winter?

Some do, for a night before an early Channel Islands sailing, but ferry timetables are changing and we do not plan a winter around them. Working guests and longer stays are the basis of a winter let here.

Does a winter let affect council tax on my Quay flat?

It can. At the time of writing BCP charges a 100% premium on furnished second homes. A flat available for 140 nights and let for 70 can move to business rates, but stays of 28 nights or more may count differently. Check with the council and an accountant.

Where are Old Town winter lets listed?

On Flexiestays, Bournemouth's number one platform for winter and long stays, where employers and relocating households look for a furnished month. Flexiestays charges only 8% on the bookings it brings to managed properties.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
