A property valuation in Poole Old Town tells you what your quayside apartment, converted flat or Old Town house would sell for, what it would let for, or both. It is free and without obligation, and it is the local side of our property valuation service. The area is on our Poole Old Town and Quay area page.
What we look at on the Quay
The flat. The view from the main rooms, the balcony, the floor, the room sizes, the kitchen and bathroom, and which way the bedrooms face onto a Quay that is lively on summer evenings.
The building. Its age and condition, the lift, the door entry, the fire safety information and the managing agent.
The lease. Years remaining, ground rent, service charge and budget, planned works, and any restrictions on letting.
Parking. An allocated space, a garage, or none.
Listing. For older houses and some converted buildings, what the listing covers and what consents exist.
Rental value against sale value
A rental valuation tells a landlord what a professional, a commuter or a contract worker would pay on a tenancy, or what the flat would earn furnished by the month where the lease allows it. A sales valuation tells an owner what a buyer would pay now, and whether the flat is aimed at downsizers, second-home buyers, first-time buyers or investors. On the Quay the answer to "let or sell" often depends on the lease and the service charge, so we show both. Our guide to how property valuations work explains the evidence we use.
An instant figure first
The instant rent estimate gives a first rent range from the postcode, bedrooms and property type in under a minute. It cannot see the view or read the lease, so we confirm it at a visit.
Summer evenings on the Quay
The Quay is busy on summer evenings, and some buyers and tenants weigh the noise against the view. A flat with bedrooms on the quieter side of the block can be worth more to them than one that faces the water in every room. We note which way each room faces.
How the visit works
We arrange a time and walk through the flat, look at the view from each room, the building's common parts and the parking, and read the lease and the latest service charge statement. You receive a figure or range in writing with the comparable evidence and, where relevant, our view on a lease extension.

The Poole Old Town and Quay property market
Poole Old Town is the historic core behind a working quay: medieval and Georgian buildings, converted warehouses and modern quayside apartment blocks, with Poole station and the town centre a walk away. It rents to professionals and people working on West Quay Road, and sells to downsizers, second-home buyers and investors. Most homes are leasehold flats.
On the Quay, the lease and the view do most of the work.
The view. A balcony or living room over the harbour and the boats sets one flat apart from the next in the same block. A view of the car park or the back of the building is a different market.
The floor and the lift. Higher floors with a lift and a view usually lead; a top floor without a lift narrows the buyers.
Parking. An allocated space is rare and valuable; many flats have none.
Lease length. Years remaining matter to every buyer with a mortgage, and a short lease can halve the pool of buyers.
Service charge and ground rent. Buyers compare running costs between blocks, and planned major works in the budget can affect a price.
The building. Its age, its fire safety information, the managing agent's record and, for older buildings, any listing.
Rental values follow the view, the parking and the walk to the station, and for monthly stays whether the lease allows them.
Who rents and buys in Poole Old Town and Quay
- Car-free professionals. People who work in the town centre or commute by train rent and buy here because everything is on foot and parking is not needed.
- Downsizers and second-home buyers. Quayside apartments with a view of the boats sell to buyers from London and the Home Counties and to local downsizers leaving a family house.
- West Quay Road and the port. Staff and course members at the RNLI, engineers at Sunseeker and port contractors rent furnished flats here for the length of a job.
- Heritage and the waterfront. The Custom House, Scaplen's Court, the Town Cellars and Poole Museum give the Old Town a character that buyers pay for, particularly in the Georgian houses.

Property valuation in Poole Old Town and Quay: questions
Is a valuation on Poole Quay free?
Yes. Rental and sales valuations are free and carry no obligation. We visit, look at the flat and the building, read the lease and give a figure or range in writing with the reasons.
How much does the service charge affect my flat's value?
Buyers compare running costs across blocks, so a high service charge or large planned works can hold a price back. Bring the latest service charge statement and budget to the valuation.
Does my lease length matter for a valuation?
Yes. Lenders and buyers look at the years remaining. A shorter lease reduces the pool of buyers and the price. We will tell you if a lease extension is worth discussing with a solicitor before you sell or let.
Can I get an instant rent figure?
Yes. The instant rent estimate gives a first range from the postcode, bedrooms and property type. It cannot see the view or the lease, so a visit confirms the figure.
How do you value a listed Old Town house?
On comparable sales of period houses, adjusted for condition, the work needed, the consents in place and the restrictions the listing brings. Fewer of these houses sell, so we explain the evidence behind the figure in more detail.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
