Property valuation in Poole Old Town and Quay

A free rental or sales valuation for your quayside apartment, Old Town flat or Georgian house, based on what moves value on the waterfront: the view, the floor, parking, the lease, the service charge and the building.

Property valuation

Poole Old Town is the historic core behind a working quay: medieval and Georgian buildings, converted warehouses and modern quayside apartment blocks, with Poole station and the town centre a walk away. It rents to professionals and people working on West Quay Road, and sells to downsizers, second-home buyers and investors. Most homes are leasehold flats.

Poole Old Town and the Quay are the oldest part of Poole and one of its busiest: pubs and restaurants on the waterfront, boats to Brownsea Island from the pontoons, and Georgian streets behind with Poole station at the top. Flexie Estate Agents lets, manages, sells and values homes here, nearly all of them flats, and the first thing we look at is always the lease.

Renting in Poole Old Town

Most rented homes are one and two-bedroom flats in quayside blocks and converted buildings. Tenants are people who want to walk to work, to the station and to the Quay: town centre professionals, RNLI staff from West Quay Road, contractors and people relocating. Many flats have no parking. Letting agents in Poole Old Town covers how we let them, and long term lets in Poole Old Town furnished stays of 28 nights or more.

Buying and selling in Poole Old Town

Downsizers, second-home buyers and investors buy the quayside apartments; a small number of buyers look for a Georgian house. The view of the boats, the floor, a parking space, the lease length and the service charge decide most prices. See selling your property in Poole Old Town, property valuation in Poole Old Town, and our guide to selling a leasehold flat.

Letting a property in Poole Old Town

For a landlord, the lease decides what is possible: some quayside leases bar sublets without consent or set a minimum term. The block's managing agent, the fire strategy and the parking arrangements all affect a let. We take on referencing, compliance and inspections through property management in Poole Old Town, and furnished flats can earn from November to March through winter lets in Poole Old Town, where the lease allows it.

Getting around

Everything is on foot: the station, the bus station, the Dolphin Centre, the Lighthouse and the Quay. The lifting bridges lead to Hamworthy and the ferry terminal, and the harbourside path runs east through Baiter Park to Whitecliff.

Nearby areas

Hamworthy is across the bridges, Whitecliff is along the harbour path and Parkstone is to the east. The whole town is on our Poole page.

Living here

Living in Poole Old Town and Quay

The homes.Modern apartment blocks on and near the Quay, many with balconies and harbour views; converted warehouses and flats above shops in the streets behind; and a small number of Georgian and older houses, some listed. Allocated parking is scarce, leases vary widely, and listed buildings need consent for alterations inside and out.

Transport

Poole station is at the top of the High Street, with trains to Bournemouth, Southampton and London Waterloo. The bus station is beside the Dolphin Centre. The ferry terminal for the Channel Islands is across the lifting bridges in Hamworthy, and boats leave the Quay for Brownsea Island and Swanage.

Schools and universities

Primary schools in central Poole serve the Old Town, with Poole's secondary and grammar schools a bus ride away. Bournemouth University is about 20 minutes by car or bus.

Work and hospitals

The RNLI headquarters and college and Sunseeker's original yard are on West Quay Road, the port is across the bridges and Poole Hospital is a short trip up Longfleet Road. The town centre's offices, shops and the Lighthouse arts centre are on foot.

Shops and eating

Pubs and restaurants along the Quay, independent shops in the Old Town streets and the Dolphin Centre at the top of the High Street.

Beaches and parks

Baiter Park and the harbourside path to Whitecliff are a walk east, Poole Park is beyond them, and the beaches at Sandbanks are a short drive or bus ride. Brownsea Island is a boat trip from the Quay in season.

The market

Who rents and buys in Poole Old Town and Quay

Car-free professionals

People who work in the town centre or commute by train rent and buy here because everything is on foot and parking is not needed.

Downsizers and second-home buyers

Quayside apartments with a view of the boats sell to buyers from London and the Home Counties and to local downsizers leaving a family house.

West Quay Road and the port

Staff and course members at the RNLI, engineers at Sunseeker and port contractors rent furnished flats here for the length of a job.

Heritage and the waterfront

The Custom House, Scaplen's Court, the Town Cellars and Poole Museum give the Old Town a character that buyers pay for, particularly in the Georgian houses.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

FAQs

Estate agents in Poole Old Town and Quay: questions

Are Poole Quay flats leasehold?

Almost all of them. The lease sets the term, the service charge, the ground rent and whether the flat can be let, sublet or used for short stays. Leases on the Quay vary from block to block, so we read the lease before we value, let or market a flat.

Is there parking in Poole Old Town?

Often not. Many flats have no allocated space and the Old Town streets are tight. Residents use permits where available or the town's car parks, and many tenants and buyers here choose the area precisely because they do not need a car. A flat with a space is worth saying so loudly.

Who rents flats on Poole Quay?

Professionals working in the town centre, rail commuters, staff and course members at the RNLI on West Quay Road, contractors at Sunseeker and the port, and people relocating to Poole who want to be on foot. Furnished flats suit the shorter contracts.

Can I alter a listed building in the Old Town?

Only with listed building consent from BCP Council, which covers works inside as well as out. Several Old Town buildings are listed, including the Grade I Scaplen's Court and Town Cellars. Check the listing before you buy, renovate or market an older house.

Do you sell homes on Poole Quay?

We take on sales instructions on the Quay and in the Old Town, and value homes free of charge. At the time of writing we have no homes listed for sale here; buyers can register with us to hear about new instructions first.
