Winter lets in Westbourne
Westbourne's high street keeps trading after the summer, so its furnished flats can earn from November to March: wintering couples, relocations, renovators and Christmas family visits, with the summer kept clear.

- Since 2018 letting in Bournemouth
A winter let in Westbourne keeps a furnished flat occupied and earning from November to March, when the village is still trading and the people who need a home for a season are looking. We let it by the week and the month through the Flexiestays platform, Bournemouth's number one for winter and long stays, then hand it back for the summer. This is the Westbourne detail of our winter lets service.
Who takes Westbourne winter lets
- Wintering couples, often retired, who want a few months of sea air with the arcade and the delis a walk away.
- People relocating to Bournemouth or Poole, who want a furnished base while they look for a home.
- Renovating owners, whose Victorian house in Westbourne or Branksome Park has no kitchen while the builders are in.
- Remote workers, who want a quiet village with good cafés and trains from Branksome.
- Christmas families, visiting relatives on either side of the boundary.
How an owner's flat keeps earning
Because demand holds up here, winter pricing does not need deep discounts. December and the Christmas weeks carry weekly rates; January to March is let mainly by the month, with heating and electricity built into the price. A monthly guest means fewer changeovers, less cleaning and a flat that stays warm. At the time of writing Flexiestays charges 8% on the bookings it brings to managed properties.
The 28-night line and the 140 and 70 test
At the time of writing BCP Council charges a 100% premium on furnished second homes. A self-catering property available to let for 140 nights and actually let for 70 in the year is rated for business rates instead, and only lets of 28 nights or less count towards the 70. A winter of monthly stays does not help that number, so we plan the year as a whole: summer weeks and short Christmas stays count, monthly stays earn. A guest who moves in as their only home may be a tenant, so we use the right agreement for each stay; this is not legal advice. The winter lets guide and council tax and second homes in BCP explain both rules.
Preparing the flat
Read the lease, then check the heating, draughts round sash windows, condensation in north-facing rooms and the parking arrangements. Add a desk, an airer and storage. Repairs go to local contractors before the first winter guest arrives.

The Westbourne property market
Westbourne is a village quarter on the boundary with Poole: Victorian villas, many divided into flats, mansion blocks and a working high street. It lets steadily all year to couples, professionals and older tenants who want shops on foot, and sells to downsizers and families who want the village without the seafront crowds.
Westbourne has the flattest year of any Bournemouth neighbourhood. The arcade, the delis, the restaurants and the small cinema trade in February much as in August, so the guest who comes for the village still comes when the beach is empty. The gap between summer and winter demand is narrower here than on the seafront.
Winter guests are older couples spending a few months near the sea and near family, people relocating who need a furnished base, owners renovating nearby Victorian houses, remote workers, and families visiting relatives in Bournemouth and Poole at Christmas. They stay for weeks or months rather than nights, and they want a warm flat, parking and the shops on foot.
The rules that shape the season: at the time of writing BCP Council charges a 100% council tax premium on furnished second homes, a property available for 140 nights and let for 70 can be rated for business rates instead, and only lets of 28 nights or less count towards the 70. Leases in villa conversions often restrict letting, so read yours first.
Who rents and buys in Westbourne
- A village that works without a car. Tenants can shop, see a GP, post a parcel and eat out on foot. That brings couples, professionals and older tenants who stay for years, and keeps demand flat across the seasons.
- Between Bournemouth and Poole. People working in either town, at Poole Hospital or across the boundary choose Westbourne because it shortens both journeys. Branksome station adds a rail commute.
- Relocations and renovations. Families moving to the area rent here while they decide where to buy, and owners modernising large Victorian houses nearby need a furnished flat close to the work.
- Downsizers and family buyers. Buyers selling larger houses take flats near the arcade, and families look for the few whole houses on the side roads, which keeps the sales market active.
Let furnished, from 28 nights, all year round.
A furnished flat in Westbourne does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Winter lets in Westbourne: questions
Is there winter demand in Westbourne?
Yes, steadier than on the seafront. The village trades all year, so wintering couples, relocations, renovators and remote workers book furnished flats for weeks or months, and families visiting relatives book around Christmas. A warm flat with parking and a quiet bedroom lets best.
Which months does a Westbourne winter let cover?
November to March. Stays end before Easter unless an extension earns more than the spring would, leaving time for a deep clean and any decorating before summer guests. Returning winter guests often book next year's months before they leave.
How do winter stays affect business rates?
At the time of writing, a property must be available for 140 nights and let for 70 in the year for business rates, and only lets of 28 nights or less count towards the 70. A winter of monthly stays adds income but not let nights, so summer and short winter stays carry the test.
What should a Westbourne flat have for winter guests?
Heating that is simple to control, Wi-Fi fit for video calls, a desk, a washing machine and somewhere to dry clothes, good bedding, storage and a parking space or clear instructions. A bedroom away from Poole Road traffic helps reviews.
Can my lease stop a winter let?
Yes. Many villa conversions and blocks in BH4 restrict short or business lettings or need consent, and some treat a stay of months differently from a holiday let. Have the lease read before you furnish, and tell your lender and insurer.

Great accommodation and location
Ease of booking. Great communication with the team. Moved to the area and stayed while purchasing property. Very flexible regarding duration of stay. 2 months. We stayed in 2 different apartments. Both lovely. Quiet. No hassle. Also location awesome. A few minutes walk to the beach and town. Thanks again everyone at Flexistays Bournemouth. Highly recommend
Lovely and cosy apartment in the centre
Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
