Winter lets in Canford Cliffs

Canford Cliffs is quiet from November to March, but its Haven Road village keeps trading. A furnished flat or house here can take a month-long guest instead of standing empty, with your summer kept free.

A winter let in Canford Cliffs is a furnished flat or house let from November to March to a guest who wants a quiet, walkable village by the sea for a month or more. For a holiday let owner it keeps a summer home earning; for a landlord between tenants it fills the gap. The general service is on our winter lets page; the area is on our Canford Cliffs area page.

The Canford Cliffs winter

The beach huts are shut and the families who book August do not return until Easter. The village is different: Haven Road's restaurants and shops stay open, the clifftop paths and the promenade east to Branksome make a dry afternoon walk, and Compton Acres opens almost every day. Someone can live here comfortably for a month in February.

Who takes a winter let here

  • Downsizers waiting to complete on a smaller home.
  • People relocating from elsewhere in the UK, testing the area before buying.
  • Owners rebuilding a house nearby, who want to stay close to the site.
  • Families at Christmas, near relatives who live locally.
  • Remote workers who want a quiet month with a sea view.

Getting a summer flat ready for February

Canford Cliffs flats are often furnished for summer weekends: light throws, a fan in the bedroom, a beach bag by the door. A month in February needs more. We check every radiator, add a proper duvet and blankets, make sure there is somewhere to dry washing, and confirm parking with the managing agent. Draughty windows or a struggling boiler show up in winter reviews, so we tell you before we list.

How the home keeps earning

The flat or house goes on the Flexiestays platform, Bournemouth's number one for winter and long stays, priced by the week and month with utilities included, and Christmas and New Year priced as short peaks. Each stay ends on an agreed date before Easter. Flexiestays charges 8% on the bookings it brings to managed properties.

The 28-night and 140/70-night lines

A stay of 28 nights or more is a long stay, and nights in it may count differently towards the business rates test of 140 nights available and 70 let, at the time of writing. A property that falls short pays council tax with BCP's 100% premium on furnished second homes. A guest who makes the home their only residence may be a tenant. Our guides to winter lets and council tax and second homes in BCP set out both; this is not tax or legal advice.

The local market

The Canford Cliffs property market

Canford Cliffs is a clifftop suburb developed from the 1880s between Branksome Chine and Sandbanks, with a village on Haven Road and a Blue Flag beach at the foot of a wooded chine. It is one of Poole's prime addresses: large flats and detached houses sell to downsizers and second-home buyers, and let to families and professionals who want the beach and a village on foot.

Canford Cliffs has no winter season. There is no conference trade, no large employer next door and no event to fill the streets, and the beach below the chine is a winter walk rather than a destination. What it keeps is a village: restaurants, cafes and shops on Haven Road that trade through the winter, and Compton Acres open on almost every day of the year.

That makes it a better place for a long winter stay than a pure beach address. Downsizers between a sale and a purchase, people relocating, families visiting relatives at Christmas and remote workers who want a quiet month by the sea all look for somewhere warm and walkable.

Two lines matter to the owner. A stay of 28 nights or more is a long stay, counted differently from a holiday booking. And at the time of writing, a self-catering property must be available for 140 nights and let for 70 in a year to be rated as a business; otherwise BCP's 100% council tax premium on furnished second homes can apply, and Canford Cliffs bands run high.

Who rents and buys in Canford Cliffs

  • Downsizers. Owners selling a large family house in Poole, Bournemouth or further afield buy a lift-served flat with a sea view and a garage here, within a walk of the village and the beach.
  • Second-home and relocating buyers. Buyers who want the Sandbanks beaches without the peninsula's traffic and prices look here first, and families relocating to Poole rent before they buy.
  • Professionals and families renting. Couples and families who work in Poole or Bournemouth rent the larger flats and houses for the beach, the village and the schools, and tend to stay for years.
  • Families between homes. Rebuilding is common on these plots, so households whose own house is being rebuilt rent a furnished flat or house close by for months at a time.
Winter and long stays

Let furnished, from 28 nights, all year round.

A furnished flat in Canford Cliffs does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.

  • Stays of a month to several months
  • Guests looking for somewhere to live, not a holiday
  • Fills the gaps between tenancies and summers

FAQs

Winter lets in Canford Cliffs: questions

How quiet is Canford Cliffs in winter?

Quiet for weekend breaks, especially in January and February. Christmas and New Year still bring family bookings, and the village on Haven Road keeps the place lived in. We plan the winter around stays of a month or more rather than waiting for weekends that may not come.

Which properties let best here in winter?

Flats with two or more bedrooms, a lift, allocated parking and good heating, and houses with gardens and drives. Winter guests live in the home for weeks, so a proper kitchen, laundry and a desk matter more than a balcony. A flat whose lease allows letting is the place to start.

Do downsizers book winter lets in Canford Cliffs?

They are one of the most natural fits. People who have sold a family house and are buying something smaller often need a furnished home for a few months, and they want level shopping on Haven Road, buses to Poole and Bournemouth and a quiet street.

What are the 28-night and 140/70-night lines?

A stay of 28 nights or more is a long stay and may not count as let nights in the same way as holiday bookings. At the time of writing, a property available for 140 nights and let for 70 in a year is rated as a business instead of paying council tax. Check your own position with the council and an accountant.

How does a holiday let owner keep the summer free?

Every winter stay ends on a date agreed before it is confirmed, normally before Easter, and summer weeks stay on sale throughout. Your own dates go in the calendar first.

Lovely and cosy apartment in the centre

Lovely and cosy apartment in the centre of Bournemouth, and managing to still be quiet. Close to the train station (and buses), big Asda superstore, town centre, park and the beach. I have stayed so far in 2 different apartments in the same building on 2 separate occasions. Both, lovely decorated, with everything one may need for a short or longer stay. A kind of apartment you just want to stay in the whole day! I would definitely recommend.
