Selling a home on Sandbanks means reaching a small number of buyers who already know what they want: the water, the view and a home that cannot be repeated. Flexie Estate Agents values, markets and sells houses and apartments on the peninsula, openly or privately. The general service is on our selling your property page; the peninsula is on our Sandbanks area page.
How homes sell on the peninsula
The harbour-side houses off Panorama Road sell on frontage, moorings and sunsets over Brownsea Island. The houses off Banks Road sell on the walk to the Blue Flag beach. The apartments behind the beach and at Shore Road sell on the view, the lift and the parking. Buyers who plan to rebuild look past the house to the plot. Each is a different listing, and the evidence for the price comes from the peninsula alone.
Preparing the sale
Paperwork. Title, EPC, planning history, building regulations for any work, and for a flat the lease and management pack. For a harbour-side house, any rights or licences for a mooring or slipway.
Presentation. Photographs in good light with the view first, a floor plan, and aerial or drone images where the plot and frontage are the story. Our guide to preparing your home for sale has the checklist.
The buyer's costs. Second-home buyers pay the stamp duty surcharge at the time of writing; our stamp duty guide sets out the bands.
Viewings on the peninsula
Viewings are timed for the property. A harbour-side house is shown in the late afternoon, when the light is on the water; a beach apartment on a weekday, when parking on Banks Road is easy. Many buyers travel from London or abroad, so we offer a video walk-through first and group serious second viewings together. Every viewing is accompanied, and neighbours on a quiet road are not surprised by cars outside.
Our marketing
A description written for the waterfront buyer, the portals or private marketing as you prefer, our register of buyers and the reach of the Flexiestays group, which hears from people relocating to the area every week. Accompanied viewings, feedback after each, and a sale progressed with both solicitors to completion. No homes are listed for sale on this site yet; buyers register and we match them to new instructions.
Selling a let or a holiday home
If the house is let on a tenancy, vacant possession now depends on the Renters' Rights Act selling ground; property management in Sandbanks and letting agents in Sandbanks explain the tenancy side. If it is furnished and empty for the winter before a spring launch, winter lets in Sandbanks or long term lets in Sandbanks can cover the months. Start with property valuation in Sandbanks. The Sandbanks property market
Sandbanks is a narrow spit at the mouth of Poole Harbour, with a Blue Flag beach on Poole Bay and sheltered harbour water on the other side. Supply is fixed, so the few houses and flats that come up to rent or to buy are among the most expensive in the country, and most owners use their home for part of the year.
The Sandbanks buyer is buying position. A harbour frontage with a mooring, an open view across Poole Bay, or the beach at the end of the garden is what they shortlist on, and they compare a house with the few others on the peninsula, not with Poole. Many are cash or high-equity buyers from London, the Home Counties or abroad, buying a second home or planning to retire here, and many look at an older house as a plot to rebuild.
Three points shape a Sandbanks sale.
Plot and planning. Plot size, frontage and any planning history or consent for a new house are part of the value, and buyers ask for them early.
Leasehold flats. Most apartments behind the beach have a lease and a management company. Lease length, the service charge and any letting restrictions affect both the price and the buyer pool.
Second-home costs. At the time of writing a buyer adding a second home pays the stamp duty surcharge and weighs BCP's 100% council tax premium on furnished second homes.
Who rents and buys in Sandbanks
- Waterfront buyers. Buyers from London, the Home Counties and abroad want a harbour frontage, a private mooring or a sea view that cannot be built out. They are often cash or high-equity buyers and they shortlist on position before they look at the house.
- Second homes and owner use. Many owners keep a Sandbanks house for family summers and let it the rest of the year, which shapes what lets: a whole house for a season, or furnished stays of a month or more between the owner's own weeks.
- Families between homes. Rebuilding is common on the peninsula and in Canford Cliffs, so households whose own house is a building site rent a furnished home nearby for months at a time.
- Sailing and watersports. Yacht owners, crews and watersports families want to be near the harbour, the clubs and Whitley Lake, and rent or buy for access to the water.

Selling your property in Sandbanks: questions
Who buys on Sandbanks?
Second-home buyers from London and the Home Counties, buyers from abroad, downsizers who want a flat on the beach, sailors who want a harbour frontage and a mooring, and buyers who plan to rebuild an older house. Most compare only with other peninsula homes, so the marketing is written for that comparison.
Can you sell my Sandbanks home discreetly?
Yes. Some owners prefer not to appear on the portals at first. We can offer the home to registered buyers and contacts privately, with accompanied viewings by appointment, before or instead of a public launch. The approach is agreed with you at the valuation.
Does planning history matter when selling a Sandbanks house?
Often a great deal. Many buyers plan to extend or rebuild, so plot size, frontage and any existing consent or refused application affect what they will pay. We gather the planning record from BCP Council before the launch so buyers' questions are answered early.
What should I prepare to sell a Sandbanks apartment?
The lease, the management pack (service charge, reserve fund, planned works, rules on letting and pets), the EPC and any consents for alterations. A short lease or a large planned works bill can slow a sale, so we ask for the pack before the launch.
When is the best time to sell on the peninsula?
Spring to early autumn, when buyers visit the coast and the beach and harbour show at their best. A house with good winter light and a view can still sell in winter to a buyer already searching. We advise on timing at the valuation.
Do you have Sandbanks homes for sale?
There are no homes listed for sale on this site yet. Buyers register what they want, and sellers book a valuation; we match new instructions to registered buyers. We do not claim sales we have not made.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
