Property management on the East Cliff means running a tenancy inside a large block: collecting the rent, answering the tenant, sorting repairs between you and the managing agent, keeping certificates current and planning for the block's own works. This is the East Cliff detail of our property management service.
What we do on a managed East Cliff let
- Collect the rent each month, chase the day it is late and pay it to you with a statement.
- Take repair calls from the tenant, decide whether the fault is yours or the block's, and send it to our contractor or to the managing agent.
- Inspect the flat regularly with notice, with photographs and a written report.
- Renew compliance: the gas safety check every year where there is gas, the electrical report at least every five years, alarms and the EPC.
- Look after the deposit in a government scheme and handle its return at the end.
Our guide to property management sets out what a managing agent should do and what stays with the landlord.
Working with the block
East Cliff blocks are run by managing agents or by residents' management companies. We keep a contact for each, report communal faults in writing and chase them. When the lease needs consent for a new tenant, we apply. When the block plans major works, we tell the tenant, arrange access and make sure you know the cost before the demand arrives. A good relationship with the block is the reason repairs here get done quickly.
Contractors on the cliff top
Sea-facing flats suffer from condensation, salt on the glass, tired window seals and balcony drains that block in autumn. We use local tradespeople who work in these buildings and know the access rules, the parking and the lift bookings. You approve anything above an agreed limit.
The Renters' Rights Act and East Cliff tenants
Since 1 May 2026 every assured tenancy is periodic and section 21 has gone. Tenants may leave on two months' notice; landlords need a legal ground and notice to end a tenancy. Rent may rise once a year by section 13 notice. East Cliff tenants are often long stayers, so these rules mostly reward good management: a well-run flat and a fair rent review keep a good tenant. The Renters' Rights Act guide explains the detail.
Licensing rarely applies to an East Cliff flat let to one household, but a large flat let to sharers may need an HMO licence from BCP Council, which we check before letting.

The East Cliff property market
The East Cliff is a residential flat market between the Lansdowne and the sea, east of the pier: mansion blocks, purpose-built blocks with lifts and converted villas on long avenues. Tenants are professionals working in the town centre, couples and older residents; buyers are downsizers, second-home owners and investors who want the station on foot.
Most East Cliff flats are in large blocks: mansion blocks, purpose-built blocks of the post-war decades and newer buildings with lifts. Managing a let here is as much about the building as the flat. Lifts, entry systems, roofs, communal heating in some blocks and the cliff-facing windows are usually the block's responsibility under the lease; the kitchen, the bathroom and the appliances are yours. Getting that split right on the first call saves the landlord paying for the block's repairs.
Tenants on the East Cliff tend to stay. They work in the town centre or the Lansdowne, travel by train and value a quiet, well-kept home, which suits the periodic tenancies the Renters' Rights Act brought in on 1 May 2026. A manager's job is to keep the flat in a state that makes a good tenant stay, set rent reviews properly and deal with arrears early.
Large blocks also bring major works. A roof, lift or window programme can mean scaffolding, noise and a service charge demand during a tenancy, which we plan for with you.
Who rents and buys in East Cliff
- The station and the Lansdowne. Tenants who commute by train or work in the Lansdowne offices choose the East Cliff because both are a walk. That keeps demand steady through the year rather than with the seasons.
- Downsizers and older residents. Mansion blocks with lifts, porters in some, and level walks to the shops suit people moving out of family houses. They buy, and they rent for long periods while they decide.
- University staff and relocations. Academics and staff at the Lansdowne buildings and people starting jobs in the town centre take furnished and unfurnished flats near work, often for a year at a time.
- Second homes and investors. Buyers from London and the Home Counties take sea-view flats for weekends and later retirement, which gives landlords a resale market for a well-kept flat with a long lease.
Let furnished, from 28 nights, all year round.
A furnished flat in East Cliff does not have to sit on a twelve-month tenancy or empty from November. Through the group's platform, Flexiestays, it can be let to contractors, relocations, hospital staff and visiting families for a month or more at a time.
- Stays of a month to several months
- Guests looking for somewhere to live, not a holiday
- Fills the gaps between tenancies and summers

Our fees in fullProperty management in East Cliff: questions
Who pays for repairs in an East Cliff block?
It depends on the lease. Usually the structure, the roof, the lift, the communal areas and often the windows are the block's, paid through the service charge; the inside of the flat and its fittings are yours. We read the lease, report communal faults to the managing agent and send the rest to our contractors.
How do you handle major works in a block during a tenancy?
We tell the tenant early about scaffolding, access and noise, arrange access for surveyors and contractors with proper notice, and keep you informed about the service charge demand. Planned works are also a point to raise before agreeing any rent review.
What happens when an East Cliff tenant falls into arrears?
We contact the tenant the day a payment is missed, agree a realistic plan where possible and keep a written record. If arrears build, possession needs a ground under the Renters' Rights Act with its notice period. We set out your options and refer court action to a solicitor.
How often do you inspect a managed East Cliff flat?
Regularly through the tenancy with notice, and after any report of leaks or damp. Sea-facing flats are checked for condensation, failing window seals and balcony drainage. You receive a written report with photographs after each visit.
Can rent be increased on a managed East Cliff tenancy?
Once a year, by a section 13 notice giving two months' notice, under the rules in force since 1 May 2026. The tenant can challenge it at the tribunal. We advise on a figure based on comparable East Cliff flats before serving the notice. This is general information, not legal advice.
Does an East Cliff flat need a licence to let?
A flat let to one household normally does not. A flat let to five or more people from two or more households needs a mandatory HMO licence from BCP Council, and smaller shares may need one under additional licensing in parts of Bournemouth. We check before marketing.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
