In Bournemouth a furnished flat suits much of the rental demand: students, hospital staff, people relocating and workers on contracts, most of whom arrive with a suitcase. An unfurnished home suits families and settled tenants who bring their own furniture and tend to stay longer. The right choice depends on who rents in your street, and a furnished flat also opens a third route: stays of 28 nights or more through Flexiestays.
Who rents each
The centre, the West Cliff, the East Cliff and the Lansdowne are flat country, and the people who rent there are often new to the town: academics on a contract, nurses on a rotation, staff relocating to an office job. Many of them need a furnished home. Inland suburbs such as Southbourne, Queens Park and Talbot Woods, and Broadstone and Highcliffe further out, have more houses and more families, who usually prefer to bring their own things.
Rent and length of stay
A furnished flat often commands a little more rent than the same flat empty, but the market decides, not the furniture:. Furnished tenants also tend to move on sooner, so allow for more changes of tenant. Our rent estimate gives a starting figure either way.
Wear, insurance and replacement
Furnishing is a cost that recurs. Beds, sofas, white goods and kitchen equipment wear out, and contents need insuring. An unfurnished let leaves the landlord with decoration, flooring and fixed appliances. If you furnish, buy plain, durable items that can be replaced one at a time, and keep the receipts with the inventory.
Inventories
A furnished inventory is longer: every item, its condition and a photograph. At the time of writing the Tenant Fees Act caps a deposit at five weeks' rent where the annual rent is under £50,000, whether furnished or not, so the inventory is the evidence that protects your furniture when a deposit is disputed.
Fire safety labels
Upholstered furniture supplied with a let must meet the Furniture and Furnishings (Fire) (Safety) Regulations 1988 and carry the permanent label. That covers sofas, armchairs, mattresses, headboards, cushions and similar items. Anything without a label should be replaced before the tenant moves in. Our landlord legal checklist lists it with the other certificates.
The furnished-stays route
A furnished flat with a full kitchen, linen and Wi-Fi can also be let through Flexiestays for stays of 28 nights or more, with bills included, to guests who keep a home elsewhere: contractors, relocations, hospital visitors and corporate teams. These are serviced stays, not tenancies, and suit an owner who wants flexibility through the winter. Flexiestays charges 8% on the bookings it brings to managed properties. Our comparison of a tenancy and furnished stays sets out the trade-offs.
Which to choose
Furnish a central flat if the street lets to people on the move. Leave a family house unfurnished if the street lets to households settling in. Our guide to furnishing a let has the buying list, and letting agents explains how we market either.
