Selling your home checklist
The paperwork, the preparation and the decisions in the order a sale runs: from the EPC and the leasehold pack to viewings, offers, conveyancing and the day you hand over the keys.
What it covers
- The documents to gather before a buyer asks: title, guarantees, certificates and planning papers
- The leasehold pack for a flat: lease, service charges, ground rent and the management company's details
- Preparation room by room, and what to fix before the photographs
- How to judge an offer and the buyer behind it
- Conveyancing stages from memorandum of sale to completion
- A moving-out list for the final week
Printable, and kept up to date: we re-check it against the official guidance and date every revision.

Frequently asked questions
What do I need before I put my home on the market?
A valid EPC, proof of identity for anti-money laundering checks, your title details, and for a flat the lease and recent service charge accounts. Gathering guarantees, certificates and planning papers early saves weeks once a buyer is found, because the solicitors will ask for them.
How long does a sale take in Bournemouth?
It depends on the buyer, the chain and, for a flat, how quickly the management company returns the leasehold pack. We do not quote an average. Having your paperwork ready before you list is the step most within your control.
Do I need to tell buyers about problems with the property?
Your agent must give buyers the material information about a property, and you answer the property information forms through your solicitor. Answer them accurately: a wrong answer can lead to a claim after completion. This is not legal advice; your solicitor can advise.
Does a short lease affect my sale?
Yes. A lease under about 80 years can make a mortgage harder for a buyer and an extension dearer. Check the remaining term early and ask a solicitor whether to start an extension before you sell. Our post on selling a flat with a short lease explains the options.
