Lymington is a Georgian market and harbour town on the Lymington River, with marinas, a Saturday charter market and the ferry to the Isle of Wight. Homes range from old town cottages and townhouses to riverside flats and family houses towards Pennington, and the town sits outside the National Park.

Lymington is a harbour and market town on the edge of the New Forest, with the Solent in front, the Forest behind and a ferry to the Isle of Wight from the pier. People move here for the High Street, the water and the hospital, and stay because the town works without a long drive. Flexie Estate Agents lets, sells and values homes across Lymington and Pennington from our Bournemouth office.

Renting in Lymington

Rented homes split three ways: cottages and townhouses in the old town, flats by the river and the marinas, and family houses towards Pennington and Buckland. Tenants include boatyard and marina staff, people working in the shops and restaurants, hospital staff and families who want a place at Priestlands School. Parking is tight in the old town, so a cottage with a space lets to a wider field.

For furnished stays of a month or more, the group's apartments are in central Bournemouth (property to rent in Bournemouth); holiday lets, a large part of the old town's stock, are managed through Sea Breeze (holiday let management).

Buying and selling in Lymington

Buyers are downsizers and retirees, sailors who want to be near a mooring, families, and second-home buyers from London. The old town is a conservation area with many listed buildings on Quay Hill and the streets around it, so alterations need consent. Most flats are leasehold, and the lease drives their value. Selling your property in Lymington and property valuation in Lymington explain how we price and market a home here, and the stamp duty guide covers what a buyer pays.

Letting a property in Lymington

Lymington is outside the National Park, so New Forest District Council handles planning, housing standards, licensing and council tax. Leaseholders need the freeholder's consent where the lease asks for it. Letting agents in Lymington sets out how we find and reference tenants.

Getting around

Trains from Lymington Pier and Lymington Town run to Brockenhurst, where the main line continues to Southampton, Bournemouth and London Waterloo. The A337 runs north to Lyndhurst and west to New Milton, and Wightlink crosses to Yarmouth in about 40 minutes.

Nearby areas

Milford on Sea is the beach village to the west, Sway and Brockenhurst are inland in the Forest, and New Milton is further along the coast. The New Forest area page covers every village, and Christchurch is the nearest town in the BCP area.

A long Georgian High Street of independent shops, cafes and restaurants, the Saturday market that has traded under a charter of 1257, and pubs and restaurants on Quay Hill and the waterfront.

Forest, coast and parks

The Sea Water Baths beside the harbour wall, the Lymington and Keyhaven Marshes along the coast, Pennington Common, and the open New Forest a few minutes north of the town.

The market

Who rents and buys in Lymington

Sailing and the marine trades

Two marinas, two sailing clubs and the boatyards along the river bring boat owners who buy near their moorings and marine workers who rent in the town.

Retirees and downsizers

A walkable High Street, a hospital, a station and the sea make Lymington one of the first places retiring buyers from London and the Home Counties look.

Island connections

The Wightlink ferry to Yarmouth suits households with family or work on the Isle of Wight who want to live on the mainland side.

Families and schools

Priestlands School and the town's primaries draw families who rent while they buy, and who want gardens within reach of the Forest.

Outstanding from start to finish

The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.

Second stay, and we'll be back

Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.

FAQs

Estate agents in Lymington: questions

Is Lymington in the New Forest National Park?

No. The town is outside the National Park boundary, although the Park comes close at Pennington Common and the marshes. New Forest District Council is therefore both the planning authority and the council tax authority for the town, which makes extensions simpler than in the Park, though the old town's conservation area and listed buildings bring their own consents.

Who rents in Lymington?

Marine and boatyard workers, staff at the hospital, shops and restaurants, families who want Priestlands School, commuters using the branch line to Brockenhurst, and downsizers renting while they sell elsewhere. Flats near the river and houses with parking let most readily.

Are Lymington flats leasehold?

Most are. Leases on riverside and town centre blocks can restrict subletting, holiday letting, pets and alterations, and set service charges for the marina-side buildings. Read the lease before you buy to let, and we check it before we market a flat to a tenant.

Do second homes in Lymington pay extra council tax?

At the time of writing, yes. New Forest District Council has charged a 100% premium on furnished homes that are nobody's main residence since 1 April 2025. A holiday let that passes the business rates test is assessed for business rates instead. This is general information, not tax advice.

How long is the ferry to the Isle of Wight?

Wightlink's Lymington to Yarmouth crossing takes about 40 minutes and carries cars and foot passengers. Lymington Pier station meets the ferry, so a foot passenger can travel from Yarmouth to Brockenhurst and on to London by train.
