The county is described on our Dorset area page.
What we look at on the visit
- Position and setting. The view, the walk to the shops, the beach or the station, and road noise.
- The building. Age, construction, roof or thatch, damp, windows and heating, and whether it is listed.
- Plot and parking. Garden, aspect, room to extend, drive and garage.
- Services. Mains gas or oil, mains drainage or a septic tank.
- Tenure and planning. Lease and service charge for flats; planning history and any restriction such as a principal residence condition.
Sales valuation against rental valuation
A sale price comes from recent sales of similar homes in a similar setting. A rent comes from recent lets and the likely tenant. In Dorset the two often diverge: a period cottage may sell well on character but need EPC work before it can be let, while a modern house near a station may let quickly. On the coast we can add a holiday let comparison through Sea Breeze. At the time of writing both BCP Council and Dorset Council charge a 100% council tax premium on furnished homes that are nobody's main residence, and we include that in the letting figures.
The instant rent estimate
The instant rent estimate gives a first rent range from the postcode, bedrooms and property type. It is a quick first look, and the visit sets the figure.
Valuing an inherited home
Many Dorset valuations are for a home that has been inherited or that a parent is leaving. Families often live elsewhere and want to know whether to sell, let or keep it. We can meet a family member at the property, give a sale price and a rent on one visit, and explain what the solicitor will need. A valuation for probate purposes may need a formal report, which your solicitor will advise on.
Town by town
Each town has its own page: Wimborne, Ferndown, Wareham, Swanage and Weymouth, and Bournemouth for the conurbation. To act on the figure, see selling your property in Dorset or letting agents in Dorset. Our guide on how property valuations work explains the method.
The Dorset property market
Dorset splits between BCP Council, for Bournemouth, Christchurch and Poole, and Dorset Council for everywhere else. The conurbation is a flat-heavy, year-round rental market; the market towns and the coast beyond it are mostly houses and bungalows, with more retirees, second homes and holiday lets and fewer long lets.
The same house can be worth very different sums in different parts of Dorset, and the factors that move a valuation change with the setting.
On the coast. A sea view, the walk to the beach and parking lead, from Christchurch and Bournemouth to Swanage and Weymouth. Flats depend on the lease.
In Purbeck. Access to the coast path, Studland and Corfe Castle adds appeal; some newer homes carry a principal residence condition that narrows the buyer pool.
On the Forest edge. Near Ringwood and the New Forest, walking access to the open Forest and the National Park boundary both count.
In the market towns. Period features, listed status, the walk to the high street and the schools decide the figure in Wimborne and Wareham.
In the suburbs. Plot size, parking and condition matter most in Ferndown, Verwood and the outer conurbation.
Everywhere. Flood risk near the Stour, Avon, Frome and Piddle, and the energy rating of older stone and thatched homes.
Who rents and buys in Dorset
- Retirees and downsizers. Dorset has one of the older populations in England, and bungalows, flats and level homes near shops and the sea sell steadily to retirees from across the south.
- Second homes and holiday lets. The coast from Purbeck to Weymouth and the BCP beaches draw second-home buyers and holiday let owners, which shapes prices and the supply of long lets.
- Workers in the conurbation. Jobs in Bournemouth and Poole bring tenants and buyers to the conurbation and to the market towns within commuting reach.
- Families moving out of cities. Families from London, Bristol and the Home Counties move for schools, space and the coast, often renting first while they find the right town.

Property valuation in Dorset: questions
Is a valuation in Dorset free?
Yes. Our sales and rental valuations are free and carry no obligation to instruct us. We visit, compare your home with recent sales or lets nearby, and give you a figure with the reasons.
Where in Dorset do you value homes?
Across Bournemouth, Christchurch and Poole, and in Wimborne, Ferndown, Verwood, Wareham, Swanage and Weymouth, plus Ringwood and New Milton in Hampshire. We confirm the visit for your address when you book.
How do you value a thatched or listed home?
Against recent sales of similar period homes, adjusted for condition, consents for past work, the state of the thatch or roof and insurance costs. These homes have a narrower but committed pool of buyers, so we look for the closest comparables we can find.
Can you compare selling, letting and a holiday let?
Yes. We set out the sale price, the long-let rent and, on the coast, what the home might earn as a holiday let through Sea Breeze, with the costs and the council tax or business rates position for each.
What is the instant rent estimate?
An online tool that gives a first rent range from the postcode, bedrooms and property type. It cannot see a sea view, a thatched roof or a large plot, so it is a starting point before a visit.

Outstanding from start to finish
The apartment exceeded our expectations with its modern design and thoughtful touches throughout. Walking distance to both the seafront and shopping areas made it incredibly convenient. Clear instructions, responsive host. Would absolutely stay here again on our next visit to Bournemouth.
Modern, clean and superbly located
Lovely apartment in very close proximity to Bournemouth town centre and beach. Modern, very clean and well equipped. Onsite parking was a big plus, making it easy to explore the area. The host was very responsive and helpful throughout our stay.
Second stay, and we'll be back
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and we'll definitely be returning. Clean, well-maintained, and had everything we needed for a comfortable stay.
