A property valuation in Friars Cliff tells you what your bungalow or house would sell for, what it would rent for, or both. Flexie Estate Agents visits, looks at the position, the plot and the condition, compares recent sales and lets, and gives a written figure with the reasons. It is free and there is no obligation.

What moves value here
- Distance to the beach. The roads closest to the promenade and Steamer Point come first. Buyers measure it in minutes on foot.
- Sea views. A view from the living room counts for more than one from a landing window.
- Plot and parking. Width, garden orientation, a double drive and a garage. A plot with scope to extend attracts builders and families.
- Single-storey living. Bungalows draw the largest pool of buyers, retirees and downsizers.
- Condition and paperwork. Salt-worn windows and an old boiler cost money; extensions without sign-off cost time.
Sales valuation against rental valuation
A sales figure comes from sold prices of comparable homes on the estate and in neighbouring Mudeford and Highcliffe, adjusted for the points above. A rental figure comes from who would rent it and how: a family on a tenancy, a contractor for a few months, or a winter guest. The two answer different questions, and owners deciding whether to sell or let need both. Our guide on how property valuations work explains the method.

How a visit works
We arrange a time, walk through the house and the garden, note the condition and the improvements, and look at the paperwork you have. Within a few days you receive the figure in writing, the comparable evidence, and our view on how best to sell or let it.
Expect questions you might not think of. How long is the walk to the promenade at a normal pace? Does the garden get the afternoon sun? Has the roof been replaced since the house was built? Is the loft boarded, and is there planning for a dormer on a neighbouring bungalow that suggests yours could take one too? Each answer feeds the figure, and each is something a Friars Cliff buyer will ask.
What to do next
With the figure in hand you can sell your property in Friars Cliff, find a tenant through letting agents in Friars Cliff with property management if you live away, or let it furnished through long term lets or winter lets. We value across the town as well: property valuation in Christchurch.
The Friars Cliff property market
Friars Cliff is a small residential estate behind its own beach, between Mudeford and Highcliffe, laid out in the first half of the 20th century. Almost everything here is a whole house or bungalow, so rentals are family and retirement homes rather than flats, and few come to market in any year.
Values in Friars Cliff turn on a short list of things, and the walk to the beach comes first. Homes on the roads nearest the promenade and the woodland at Steamer Point, and any with a view of the sea or the Isle of Wight, sit at the top of the estate's range. Inland streets of similar houses can sit well below.
After position come the plot and the house on it. A wide plot with room to extend, a double drive, a garage and a south-facing garden all move the figure. So does single-storey living, because the largest group of buyers here is downsizing. Condition matters more by the sea: weathered windows, a tired roof or an old boiler are priced in quickly.
A rental valuation asks different questions. It looks at who will rent the house, furnished or not, and whether a tenancy, a long stay or a winter let suits it best.
Who rents and buys in Friars Cliff
- Families who want a house near the sand. Three beaches within walking distance, quiet roads and gardens make Friars Cliff a family address. Tenants with children and buyers moving from London or the Home Counties look for a house here rather than a flat elsewhere.
- Downsizers and retirees. Single-storey bungalows with parking and a short level walk to the promenade suit people retiring to the coast. They buy, and they also rent furnished for a few months while a sale elsewhere completes.
- Second home owners. Homes within sight of the sea are bought as second homes and holiday lets. BCP Council's 100% council tax premium on furnished second homes has pushed some owners to let them for longer stays or to sell.
- People working at the airport and the hospital. Contractors at the Aviation Park and staff at the Royal Bournemouth Hospital want a furnished house with a drive for weeks or months, within a short drive of Hurn and Castle Lane East.

Property valuation in Friars Cliff: questions
Is a valuation in Friars Cliff free?
Yes. A sales or rental valuation is free and without obligation. We visit, look at the house, the plot and the paperwork, and send a written figure with the comparable evidence. For a first rental figure online, the instant rent estimate takes a postcode and the number of bedrooms.
How much does a sea view add in Friars Cliff?
It depends on the view and the house. A clear view of the sea or the Isle of Wight from the main rooms adds more than a glimpse from an upstairs window. We compare recent sales on the estate with and without a view rather than apply a fixed percentage.
Can you value my house for rent and for sale at the same time?
Yes, and many Friars Cliff owners ask for both. We give a sales figure, a rental range for a tenancy, and where the house suits it, a view on furnished long stays or winter lets, so you can compare selling with letting.
What should I have ready for the valuation visit?
Planning permissions and building regulations sign-off for any extension, the EPC, the age of the boiler and roof if you know them, and for a let, the gas and electrical certificates. Details of any private road or shared drive help too.
Does the second homes premium affect value?
It can affect demand. At the time of writing BCP Council charges a 100% council tax premium on furnished second homes, which raises the running cost for buyers who will not live here full time. Most Friars Cliff buyers are moving in, so the effect is limited, but we take it into account.
